Millbrook Park is a development by Taylor Wimpey and is located in the North London area of Mill Hill. The residence is very convenient as it is at close proximities with the Mill Hill East London Underground station with easy services to central London. The development consists of a charming selection of two to five bedroom homes with terraces and balconies, they also have duplex apartments as well. Millbrook Park is 5.8 miles from Alexandra Palace and a bus away from Brent Cross shopping centre.

Beautiful area, quiet, clean, and new built houses which are well insulated. Two primary schools, Frith Manor and Millbrook park, are walking distance. Not a lot of shops, besides a co op and a Waitrose. So far good property management. Easy transport links to the city. Really nice local park too.

Please tell us about the good and bad aspects of living in your local area:

Northern line tube station is very handy, located between a co op convenience store and a large Waitrose. There is also easy access to the 382 and 221 bus lines from Frith line/Lullington Garth.

How has the building management responded to any problems or issues you have raised:

Mostly good service, not extremely quick but everything that had an issue was looked into and sorted out.

Please share one thing (or more) which you wish you had known before you moved in:

New builds are likely to have things that need repairing immediately, so keep an eye out.

Lovely area, warm housing

House is warm all winter thanks to good insulation and a thermostat system installed. Issues that arose were looked after fairly quick. Smoke alarm is very disturbing, but cannot install an extractor in the kitchen or make any changes to the property until one year after moving in. Very happy so far with this property.

Please tell us about the good and bad aspects of living in your local area:

Our street is a dead end, so annoying for drivers but also very quiet and safe for kids to play outdoors. Nice parks and playgrounds nearby, and primary schools close. 221 bus line and Northern line Mill Hill East tube are the nearest transport links.

Please share one thing (or more) which you wish you had known before you moved in:

New build houses all have some defects, which need to be looked out for and fixed promptly by the owners or housing association.

The development itself is great and the number of parks and open space for kids to play is wonderful. It would be lovely to have a local cafe / coffee shop nearby. Bin collections are regular and we have had no issues.only thing we have noticed is people parking on the roads outside, often in awkward places for cars to get past so unsure how this will be managed by the estate management team

We love the area and all the nearby green space. It would be great to have more coffee shops etc closer by. The tube is close and well lit for when walking back late at night. It is also handy having the coop and waitrose around the corner

How has the building management responded to any problems or issues you have raised:

No issues raised so far. We moved into the property end of last year

Since moving in the neighbours on our road created a whatsapp group to find out things people have had fitted/ work done in their homes which are similar which is really good. This is a real benefit and is nice to be part of to create a community where everyone can help each other

Good location, Modern properties, Pushy developers

Aesthetically, the design of the houses and flats are second to none. Very contemporary, and has a wow factor when we have visitors. The wow factor is slightly reduced when you see the size of the houses or flats - they seemed to have crammed the most they could onto the development. My house is a townhouse, and the downstairs is quite small but could have been a little larger if it was better thought out. Why put such a large bathroom downstairs at the expense of a smaller kitchen? Why make the stairs so wide? All the space adds up, and the reduced space is felt when guests are staying over. Regarding property management, Taylor Wimpey were ok to deal with. Friendly and helpful, but of course they are after their sale so can get a little pushy towards the end to close the deal. They were also very attentive at the start and dealt with all our minor issues promptly, but as soon as their customer service survey was completed the level of service sadly dropped. We were shifted to a dedicated customer service rep, but that level of service also dropped and now we're struggling to get help with an automated inbox.

Please tell us about the good and bad aspects of living in your local area:

Good: great location on the border of the green belt but within Zone 4 of the London underground. Very quiet and quaint neighborhood with surrounding countryside walks and nice views of London, no traffic pollution. Neighbors are all nice, mostly affluent professionals with families. Couple of local supermarkets 10-15min walk away, with more local amenities opening up as the development expands (currently no coffee shops or restaurants nearby) Bad: nearest train station, Mill Hill East, is very unreliable. Runs every 12-15mins, but if you leave work late or go for dinner in London, expect a longer wait for the right train. Development seem to have crammed the most houses and flats as possible so space is somewhat limited. Lack of street parking is an issue (unless you're lucky enough to have a larger driveway) and PCM (parking Controllers) are a joke. No local coffee shops or restaurants but they should be opening up soon.

How has the building management responded to any problems or issues you have raised:

They initially responded well with a dedicated CS Rep, however that service has now been reduced to an automated case system, which is not good enough.

Please share one thing (or more) which you wish you had known before you moved in:

Ensure they check the parking situation for their property. As soon as you're handed the key, get a snagger into the property and send the list of issues to the developer ASAP - we were caught by hidden exclusions such as window scratches being void after 2 weeks.

The after sale team is very responsive. Lisa replies emails and phone calls promptly. Handyman and plumbers are arranged in time. Due to covid there are some delay in fixing some of the issues, which is understandable. In general we are very happy about the service.

Good tube connection. Easy access to coop. There is a large Waitrose nearby. The neighbourhood is very quiet.

How has the building management responded to any problems or issues you have raised:

There are some small issues with the house when we first move in. The management team responded quickly.

The tube connection is better than we thought. You don’t have to wait too long for a train.
