Beautiful area, quiet, clean, and new built houses which are well insulated. Two primary schools, Frith Manor and Millbrook park, are walking distance. Not a lot of shops, besides a co op and a Waitrose. So far good property management. Easy transport links to the city. Really nice local park too.

Please tell us about the good and bad aspects of living in your local area:

Northern line tube station is very handy, located between a co op convenience store and a large Waitrose. There is also easy access to the 382 and 221 bus lines from Frith line/Lullington Garth.

How has the building management responded to any problems or issues you have raised:

Mostly good service, not extremely quick but everything that had an issue was looked into and sorted out.

New builds are likely to have things that need repairing immediately, so keep an eye out.

Lovely estate, shame about the lacklustre managing agent and absent developer

Building is well designed with huge floor to ceiling windows and spacious floor plans. standard fittings are a little on the cheap side but great if you’re wanting to customise and make your own. Elements of the build seem to be rushed, we’ve had lots of issues with leaks, communal doors breaking, thefts from the bike store, council struggling to collect waste. We have a long, growing list of issues, many of which have been sat with Remus (managing company) and Taylor Wimpey (developer) for over a year now. Taylor Wimpey rarely take ownership of issues which are firmly in their remit as an under warranty building which is only 2 years old. Remus are an absolute shambles, our first two property managers were AWOL for the first year of our time here. The team we have now are nice people but so incredibly stretched and under resourced that they rarely actually manage to solve any issues unless we press and harass to get and keep their attention. E.ON provide hot water services through a purpose built energy centre. It’s dependant on gas and biofuel. Rates are not well regulated so costs can increase overtime without really being checked.

Please tell us about the good and bad aspects of living in your local area:

The area is brilliant, really well located between Olympic and Victoria parks and at the end of the greenway. Multiple supermarkets nearby on Fish island and Roman Road. Lots of pubs and restaurants. Great transport links.

How has the building management responded to any problems or issues you have raised:

Very badly. Remus are an absolute shambles, our first two property managers were AWOL for the first year of our time here. The team we have now are nice people but so incredibly stretched and under resourced that they rarely actually manage to solve any issues unless we press and harass to get and keep their attention.

How poor the build quality and workmanship is. Lots of corners have been cut.

Poor development and badly maintained

As mentioned above the development doesn't help us with the thefts and vandalism. We have also raised a lot of police complaints. The plumbing in the building has caused a lot of heating problems across the building. The children's 'park' is just a few stumps and don't look like they are safe. The greenery around is not done well and the plants were badly planted or died shortly. The cleanliness outside is never considered and usually littered. The quality of the materials used for the shower as well as the lights is also poor. The response time is very slow. My heating stopped working in November and wasn't fixed until mid Jan. They also tied us in with a terrible building management company who don't help us or respond. They don't fix things such as the lift which has broken for the third time, the door which keeps breaking, the cycle store locks, etc. They charge a lot of money and don't do much. When we complain about not paying they threaten with fines and penalties. The development has also tied us in with a very expensive heating agency which we are not allowed to change. They increased more than double this time and when we complained they said we can't do anything about it as it's in the contract. This was something the developer never informed. Similarly for the internet. There is no BT or virgin option like you would usually have.

The area is good for bars, restaurants but it still needs some more development to become better. As the development design is not secure and the overall materials used such as door locks, fob security, etc is poor we have had a lot of thefts and vandalism events. The development and the building management rarely do anything about it. Bin collection is also poor and as there is no fencing we get a lot of people coming into our development and engaging in anti social behaviour. Transport links are generally at 15min walking distance

How has the building management responded to any problems or issues you have raised:

The building management is extremely careless and doesn't respond to our complaints. They scratched everyone's windows by using a poor quality method to clean and haven't fixed it. I have sent almost 30 emails as it's been 8 months since they damaged my property but if I don't pay them they charge penalities. They also take a lot of time fixing our main door which keeps breaking. They don't engage in proper cleanliness or maintainence. They stop replying to our emails and pretty much ghost us. The development also doesn't do anything about it when we complained. We are basically trapped with no one to help and unsure of our rights here

The heating contract and the fact that it can't be changed to something more green and sustainable

Lovely area, warm housing

House is warm all winter thanks to good insulation and a thermostat system installed. Issues that arose were looked after fairly quick. Smoke alarm is very disturbing, but cannot install an extractor in the kitchen or make any changes to the property until one year after moving in. Very happy so far with this property.

Please tell us about the good and bad aspects of living in your local area:

Our street is a dead end, so annoying for drivers but also very quiet and safe for kids to play outdoors. Nice parks and playgrounds nearby, and primary schools close. 221 bus line and Northern line Mill Hill East tube are the nearest transport links.

New build houses all have some defects, which need to be looked out for and fixed promptly by the owners or housing association.

Great design, atrocious facilities management and atrocious system for warranty repairs

Apartment is a good design, big windows , south facing and specious. Appliances are good. Flooring is nice and doors are nice. Bathroom is flimsy and has quickly gone shabby in places. Facilities are atrocious, bike store lock keeps breaking with bikes stolen on occasion. Bin store lock constantly broken. Entrance door keeps breaking and lift keeps breaking. Bad designs. Facilities management is terrible - it taken weeks to get fixed. Last time the lift broke - it took 3 weeks for it to be repaired. The entrance door has been broken for weeks. Taylor Wimpey never reply to my emails about repairing my bathroom so process for repairs that are under warranty is atrocious

Love the area. Up and coming, lively fun place to live with lots of green space nearby - Victoria park and Olympic park and canals. Westfield nearby which is very handy. Great bars and restaurants

How has the building management responded to any problems or issues you have raised:

Rarely - windows have been fixed and radiators repaired. I’ve emailed numerous times about my bathroom and my bathroom and my emails are always ignored. Facilities management of common areas is appalling - Remus are useless

That after the builders leave, it is very hard to get things fixed
