Battersea Exchange is a large, mixed-use development built by Taylor Wimpey and managed by Cushman & Wakefield. Its 290 apartments have been launched across multiple phases, with the final phase set to complete in late 2019. The site is home to a primary school and a selection of commercial units (which are still growing), and it's an easy walk from Battersea Park and Queenstown Road stations.

our only concern is with the management of the building

Can't complain much about the development, our only concern is with the management of the building. Hard to contact and even harder to get a response. Issues take way too long to be sorted. Apart from that we love to live here and would not consider moving out.

Fantastic area to live at, Battersea is improving day by day, where you find everything you need within a walking distance.

How has the building management responded to any problems or issues you have raised:

Issues take way too long to be fixed, night concierge needs to take more responsibilities. Also it is too hard to get a response from the management company.

Please share one thing (or more) which you wish you had known before you moved in:

Wish I had moved earlier to this area, it is really great neighbourhood to live at.

Good development- shame about the Poor management

Nice development which would benefit from a more upmarket outside surfacing and landscaping Very poor management and the building also has a number of defects (eg front door) Concierges are just manning a desk but don’t actually supervise the development and don’t help with serious matters such as bike theft. Lovely cleaning team are understaffed . They do a great job but female cleaners have to move heavy containers because the managing agent won’t pay for more staff

Very central location but dirty streets with lits of litter and some derelict housing

Not at all responsive . We have been requesting service charge details for months

The building facilities are very good, bicycle park, lifts, gym, concierge, garden and so on.

The building facilities are very good, bicycle park, lifts, gym, concierge, garden and so on. Also the space is well planned. Due to so many high buildings in the surrounding area it gets very windy at times, perhaps more trees planted could help reduce it, apart from that it is a very good place to live at. Communication between management and residents is not the best but seems to be improving.

Great location. So many facilities around the corner yet not far from the city center, actually you will never need to go to centre London anymore. Excellent neighbourhood with constant improvements.

How has the building management responded to any problems or issues you have raised:

It is not easy to get a response from the management company when we have problems, also, there are a lot of same problems continuing to happen. As mentioned before, a better communication system needs to be implemented.

Please share one thing (or more) which you wish you had known before you moved in:

I was not aware of the amount of new development being done in the area, which is certainly a plus.

Internally the flats are well finished and had very few snags, apart from soundproofing between units (external soundproofing is good, and has to be given the location). This is a cheaper development and so didn’t come with aircon or parking, which is reflected in the price. Property management company Savills were initially incompetent and had a cosy relationship with the developer. Only after much anger from leaseholders did they improve. The development remains complex to manage due to having a variety of blocks with different parameters. The development lacks green space on site. The gym is too small to be of much use (no barbell).

Please tell us about the good and bad aspects of living in your local area:

Very goodlocation in terms of access to a park, private school and train station, but bad in terms of micro location near busy main road which is noisy and polluted, and also very close to train lines. The development is not gated so that results in difficulty controlling antisocial behaviour. Bike stores have been robbed completely once. A mentally ill man recently roamed around ringing intercoms at 5am and the night security had to move him on three times.

How has the building management responded to any problems or issues you have raised:

After much aggression they improved and put more of a focus on this development from their staff. Not all issues have been resolved in a timely manner.

Savills are a poor management company and Taylor Wimpey seem too keen to use them.

The design is highly modern and great access to local amenities with the new tube station open allows greater access to the rest of London. Building and property management is ver poor who are a drain on the service charge. They overcharge for no services and increase service charges even when not provided

Great neighbourhood, very safe and secure, good local community events for the family, good local engagement by councillors, great schools nearby, no parking availability

How has the building management responded to any problems or issues you have raised:

All issues raised are not engaged nor are they considered. Management company think they are doing wonderful with residents complaints at bad management across the estate

Savilles we’re the management company who take no ownership and only line thier pockets for profitability without actual service being provided
