The house itself is very nice and the design is well thought out. Property management wise the support for defects can be a little slow and sometimes you don't hear back. General quality of build is very good and you feel safe in the area. I would recommend this property.

Please tell us about the good and bad aspects of living in your local area:

Kings Hill is a lovely place to live. You feel very safe. Having a supermarket nearby is good as is the local spitfire pub. Could do with a newsagent and a few more shops.

How has the building management responded to any problems or issues you have raised:

They can be slow to fix issues and sometimes you don't hear back from an issue raised.

Please share one thing (or more) which you wish you had known before you moved in:

Provision for electric charging points in the parking bays would of been nice.

Great location, nightmare developer

With the exception of the numerous snagging issues and abysmal customer service from the developer, the development itself is nice. Its well designed and the inside uses quality materials and appliances. Some aspects of the home are incredibly ill thought, particularly the kitchen which came with very little cupboard space or usable work surfaces. There are no extra facilities. The building and property management is shocking and I am, after being in the property for nearly a year, still waiting for information on the service charges and management charges for the flat block.

Please tell us about the good and bad aspects of living in your local area:

Kings hill is a great place to live with many amenities within walking distance. Restaurants, a gastro pub, 2 supermarkets and a train station a short distance away. There is on prem security and the grounds are well maintained. It does however have a large number of commercial office plots so traffic can sometimes be an issue.

How has the building management responded to any problems or issues you have raised:

I had to complain through multiple channels to get the developers to fix issues in my property. They didn't even respond to my complaint until I reported them to the housing ombudsmen and threatened legal action. It took them almost a year to put right the issues with my property, and they even attempted to end my defects period early because of it.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had better researched the developers and how awful they treat customers.

We have been living in the development for a little over 6 months, so far so good. Although so of the finishing touches of the house could have been better, eg. Not sanded down over filler and painted over it. Carpet not cut great. Some of the design is hard to plan around, hard to fit a couple of sofas in due to where the aerial is placed for the tv.

Please tell us about the good and bad aspects of living in your local area:

There are a good selection of restaurants and bars, and the area can be buzzing of an evening. Recently there have been new flats moved into, and their communal bins are over flowing with rubbish, tried to contact clarion but they didnt want to know about neither the bins nor the rats because of them. Parking is minimal and sometimes have to walk 100 meters to the car.

How has the building management responded to any problems or issues you have raised:

Ive raised a couple of problems, and it does not seem they care to be honest. Complete waste of time and i was left feeling more frustrated than before i spoke to them.

Please share one thing (or more) which you wish you had known before you moved in:

I didnt know there was going to council housing so close. Something i would have thought twice about moving in as there are so many, due to teenagers everywhere causing mischief.
