Great location & lovely development, bad management company with an exploitative hot water management firm.

The building management/concierge staff are all absolutely amazing, they're super professional and help with any issue that you might have. Gym is really good and grounds are great for kids. Folio as the property managers are really poor, absolutely impossible to get in touch with (or maybe I just have a bad individual manager) to change direct debits etc. When a dishwasher or oven needs repairing they're not too bad, but I've resorted to taking the phone number of the repairman directly rather than try and arrange through Folio! Additionally we are unable to choose alternative hot water providers, so we have to pay through the extremely dodgy provider that manages the system for the development. All the residents have considered class action lawsuits, protests etc but nothing has came of it yet. The prices bear no resemblance to reality and increase for completely spurious reasons constantly, even as general energy prices reduce globally, it's astonishing it's legal to do this but there we are!

Please tell us about the good and bad aspects of living in your local area:

The location is great, transport wise absolutely perfect. Bit of noise from the traffic at rush hour on the Leyton Road side of New Garden Quarter but overall a great spot. Quick walk to Lidl or Waitrose or the Westfield, or Olympic Park and Hackney and the canal/Victoria Park, 10/10.

How has the building management responded to any problems or issues you have raised:

The management company has not gotten back to us on the matter, and keep delaying the issue.

Please share one thing (or more) which you wish you had known before you moved in:

That we are locked in to the hot water provider who are exploitative and we're unable to change as a development.

The design of the apartments are very good and quite modern. Lots of light coming through at all times and the furnishings are comfortable and up-to-date. The building management are very cooperative and helpful if there are any questions or concerns.

Please tell us about the good and bad aspects of living in your local area:

The location is extremely convenient with Westfield, Stratford Mall and East Village all within a 5 minutes walk. There’s lots of parking underground although I’m not sure about the cost. Every week there’s maybe one or two food vendors within the garden space which is good for that community vibe.

How has the building management responded to any problems or issues you have raised:

Building management are very cooperative and friendly

It’s good to know that there’s a gym in the complex

The apartment is nice, modern finish, reasonable insulation, clean and secure. It’s great to have a tidy gym in the complex and the garden/pond is nice. Although not a fan of a screaming kids playground outside my window. The management team have been poor, very slow replies if at all. Concerns over rodent infestation in the building structure has not been met with replies.

Location is excellent, East village is lovely and has a nice park, Stratford not so much. Travel links are great.

How has the building management responded to any problems or issues you have raised:

I had repairs carried out. I flagged the issue of a rodent infestation that has been mentioned by numerous tenants but never received a reply.

Please share one thing (or more) which you wish you had known before you moved in:

I was pleasantly surprised by East Village and all the amenities in the area. Although it’s not as pleasant on the Stratford side and can be quite dangerous.

Good location, nice neighbours, Overprice heating

We live in a 2 bedroom, 1 en-suite flat. The design and the size of the house is very usable, we have an extra storage room also a spacious boiler space. We have a gym, it’s a bit too small for a big site like this but it’s fine. Our private parking is too expensive and also our heating is too expensive.

Please tell us about the good and bad aspects of living in your local area:

NGQ is very centred on Stratford, there are many transportation options, Westfield is 5 mins walk away, many grocery stores options available, also we have very nice neighbours in the building but parking is not convenient, Leyton Road side of the building is not very safe also too loud. But overall I enjoy living here.

How has the building management responded to any problems or issues you have raised:

Yes, they respond on time most of the time. But unfortunately, we have an overpriced heating charge, they couldn’t solve this issue for more than a year now, this is our biggest issue in this house.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew the heating would be overpriced. We paid an unfair amount of money just to use hot water and heating.

Well-designed development with plenty of green space. Grounds are very well maintained. Concierge are superb and know many of the residents by name. Good neighbourly feel. Car parking. Clean and accessible. Onsite gym. Problems resolved quickly by management.

It’s located in Stratford. Quad is a magnet for anti-social behaviour. Access road into the development is very poor with lots of servicing vehicles.

How has the building management responded to any problems or issues you have raised:

They respond to queries almost immediately. Great at sorting out problems whether it be litter, neighbour concerns, anti-social behaviour, noise problems etc.

Please share one thing (or more) which you wish you had known before you moved in:

District heat network hot water system seems to be a monopoly.
