Intriguing and aesthetically pleasing

The design of 345 Park Place is intriguing and aesthetically pleasing. I live in a one bed flat at the building and it is spacious and the windows allow lights to come in to the property. There is a spacious foyer area and I like the design of the staircase . The temperature of the communal area is really hot but that would be good in the winter.

Please tell us about the good and bad aspects of living in your local area:

Living in the area is ok. There are a range of local shops and a tesco 20 minutes walk away. There are transport links 15 minutes away and there is hardly any traffic noise.

Please share one thing (or more) which you wish you had known before you moved in:

Wish there was a window in the bathroom. And the lack of free parking is a pain

Balcony is spacious and a great view of the surrounding landscape

Beautiful building in ideal location as commuting is easy. Stunning views of London from each angle. Building is well designed with ample space bicycles. Building is kept clean and presentable. Apartments have well thought out designs and are very spacious and comfortable. Building also has good security with access controls at from of building, stairs, lifts and floors.

Please tell us about the good and bad aspects of living in your local area:

Great proximity to park, local shops and great transport links. Street is quiet although parking is not available which is difficult for visitors or if a car is required. There are some nice local places for food and a range of cafes, coffee shops etc. Very easy commute to central London for a larger range. Great sense of community in the area and very clean.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that parking in the area and around the area is not possible so this means owning a car is not possible and it becomes difficult for when visitors are coming. Zip car membership was included which is great but the nearest location is quite far from home.

What is the best feature of your home:

The design of the apartment. It is very well thought out so it feels spacious and modern.

Great location, very poor aftercare from Lovell

Whilst the overall design of the building is good and aesthetically pleasing, all residents have experienced snags and poor finishings. Lovell are extremely slow to respond or act on any issues, including a significant security one pertaining to the locking mechanism of the main door into the building. Faith and trust in Lovell is dwindling very quickly - we are still waiting for snags to be rectified 10 months later. There is a total lack of communication or willingness to help from their customer team.

Please tell us about the good and bad aspects of living in your local area:

Great location, close walking distance to Tube & Overground stations, as well as good bus links. The high street could do with some regeneration and currently lacks good restaurants/bars & cafes. Whilst opposite a very busy train line, the insulation provided by the building’s windows and doors means you get the experience of living on a fairly quiet road. We have had experiences of some anti social behaviour.

How much time you would spend chasing a developer to act on snags

What is the best feature of your home:

The insulation means we never have to use our underfloor heating - Saving a lot on energy bills.
