Canning Town’s new neighbourhoods

Also development in the area hasn’t just been restricted to new homes, but also entire new neighbourhoods containing parks, restaurants and shops.

Case in point is London City Island, which is rated as one of the best places to live in Canning Town. One of the most impressive newcomers to Canning Town,  it’s a joint venture from heavyweights EcoWorld and Ballymore. This purpose-built technicolour neighbourhood has drawn parallels to The Wizard of Oz’s Emerald City and has been dubbed a miniature Manhattan. Green spaces, eateries and a community square share space with the modern apartments here. The project has attracted big names like the English National Ballet, which now has a home here. The exclusive island is surrounded by the River Thames and the River Lea. Additionally, residents can access the local area via footbridge.

“The outside of the property is amazing because there is a lot of nature such and the swans and birds. The rivers on both sides feels a lot more out of the city for how central it is I wish there was a special price for the ballet for the residents. The colours and design give the property a lot of character.” – Carmina, verified resident of London City Island

Likewise, another noteworthy development is Royal Wharf. The project from Oxley Holdings and Ballymore offers 3,385 homes, as well as a high street, market square and waterfront park and walkway.

It’s a 5 star development, with all the facilities you want and need. Gym, bars, supermarket and surrounded by nice parks. I definitely would recommend living here. Looking forward for new facilities to arrive.” – Dami, private tenant at Royal Wharf

Canning Town travel

One of Canning Town’s biggest draws is its reliable London connections. This is a huge reason as to why it has been identified as an opportunity area. Its namesake Zone 3 tube station is on the Jubilee line, providing fast and direct links to the West End and Canary Wharf. Whilst its DLR station whisks commuters into the City. Custom House will also welcome Crossrail imminently, providing further appeal for professionals.

For example, HUB Residential’s Hoola development is praised for its proximity to Canning Town’s transport hubs. This duo of ultra-modern towers also offers contemporary new homes with floor-to-ceiling windows.

The development is well-designed and modern. The building management did a good job. There is no noise coming from other apartments. The London city airport is near by and it is still quiet in my apartment.” – Jincheng, verified resident of Hoola

Similarly, residents of Mount Anvil’s Royal Docks West will be just a three-minute walk from the Crossrail stop when it’s complete. These design-led apartments are paired with hotel-like facilities and superb river views.

“Mount Anvil’s Royal Docks West enjoys a prime setting in the Royal Victoria Dock, once a maritime hub, and now a thriving neighbourhood of waterside cafés, restaurants and leisure facilities. Part of a multi-phase project, the development’s debut tower pierces the skyline at 19 storeys – its aesthetic a pleasing nod to the area’s industrial heritage.” – HomeViews Property Pro

Things to do in Canning Town

In addition to the new shops and restaurants brought in with the regeneration (it’s especially buzzy around the Royal Victoria Dock), Canning Town has a variety of old-timers to speak of. Authentic Turkish restaurants line up on Barking Road, and the iconic ExCel Centre hosts exhibitions, performances and sports events.

Shoppers can reach mega-mall Westfield Stratford in just a few stops on the Jubilee line, and historic Greenwich can be accessed via the Emirates Air Line cable cars.

Good shops/ facilities nearby
Couldn’t be much closer to the tube
Bin collections don’t happen often enough
Parking in local area for free not great

Please review your development:

Development has pros and cons
Small gym downstairs but equipment broken for longer periods
Some coworking space and a bookable ‘even room/kitchen’
Ping pong table and games also
Roof terrace which can be bookable .
Lots of issues with building management

Please share one thing (or more) which you wish you had known before you moved in:

The difficulty of negotiating with such a powerful landlord

How has the building management responded to any problems or issues you have raised:

A mix – not very productively and very hard to have accountability from such a massive landlord

Wonderful area to live in, with great amount of shops and restaurants. Perfect for commuting anywhere.

Please review your development:

Fizzy East 16 is an absolutely amazing property to live in, with great facilities and a wonderful team to look after you. Mark (who is the facilities manager) and his team are such lovely, kind and incredibly helpful people. They provide amazing support for tenants, organise entertainment and take great care of the property! I really enjoy living here, and it wouldn’t be possible without such a great team. There are other perks of living here, of course – having a nice gym, communal space to work and relax, lovely outdoor garden, car parking, gorgeous views.
Great location and easy commute for perfect city life. You name it, and this place has it!
And of course, the flats are beautiful, furnished to a great standard, with a great layout and lots of space. I definitely recommend getting a flat higher up for the stunning view.

Please share one thing (or more) which you wish you had known before you moved in:

Try and get a flat as high up as possible, you won’t regret the views! Also, you don’t need office space in your flat when they have workspaces and conference rooms available downstairs. Pet friendly, which is always nice!

How has the building management responded to any problems or issues you have raised:

Great management team and great maintenance team, resolve all issues with speed and quality.

Flat has great space, furniture isn’t on par with what I’d expect for the price of this flat.

Review Date May 2024

The traffic noise is consistent, however the windows are excellent to block out sound. Close proximity to the tube (construction is annoying!), good grocery stores nearby, haven’t tried any restaurants but the tap house looks intriguing! Bins have been fine!

Please review your development:

I can’t say enough good things about Joshua! He was so supportive of our rental application and assisted us in securing our flat whilst we were abroad in Japan! Kind, supportive, and dedicated. Really can’t sing his praises enough.

When I got to the flat, it wasn’t as clean as I’d have expected and some of the fixtures were in poor repair. Kenson came fixed everything up for us and Zeynep also arranged a new clean. Much appreciated!

The furniture that came as part of the furnished flat is not in good repair. The dining chairs are scuffed and scratched, the chair has been chewed up by a dog, and the sofa has seen a lot of use and cracks and creaks when sat upon. I hope to have this furniture removed.

Please share one thing (or more) which you wish you had known before you moved in:

The flat gets very warm and the windows don’t open very wide/don’t stay open.

How has the building management responded to any problems or issues you have raised:

Promptly! My interactions with management have thus far been very good. I was told during the signing process that we could shift out some of the furniture that we don’t need and I hope this is honoured. A lot of the furniture is in a poor state. Joshua is a legend! Kenson and Zeynep are fantastic!

The location is very well connected and the reason we remain here – very close transport links, supermarkets etc.
The bin situation is terrible – bins are often full, not collected regularly enough, rubbish overflowing causing foxes and pests.
Crime has had a spike in the area with multiple gangs of youths running amok with machetes which is quite horrific, and phone thefts are very regular

Please review your development:

The flats are relatively new which is good.
However the building management is incompetent, always moving staff around so they have plausible deniability, ignorance of major maintenance concerns – issues with fire plans etc not being communicated properly. There are many aspects of the building which are poorly maintained.

Please share one thing (or more) which you wish you had known before you moved in:

The crime, the difficultly of dealing with corporate landlords, the complete lack of accountability

How has the building management responded to any problems or issues you have raised:

not well enough – maintenance issues from long ago are unresolved!!
