It’s a great development, our concierge people and building managers are lovely, always helpful, and resolve issues quickly. Information is always shared clearly. It’s a beautiful building, well built, good sound insulation, and holds heat incredibly well so we barely need to put the heating on even during winter.

Please tell us about the good and bad aspects of living in your local area:

I’ve lived in this area for nearly 7 years. It has developed a lot over those years and is a great place to live. Plenty of shops around and more coming, good transport connections, great location for most London airports also, it’s in a well lit area so I’ve always felt safe even when getting home late, sports options around, good walks. I really like it here.

How has the building management responded to any problems or issues you have raised:

They are always quick to resolve any issues and inform quickly when there are problems with hot water etc.

Please share one thing (or more) which you wish you had known before you moved in:

For buyers I’d recommend to check on the ground rent situation. There has been a lot of discussion about it but I’m not fully sure about the details.

A great development in a fast developing area.

I love our development. In the perfect location for a wide range of transport options (tube and Elizabeth Line) we have found it quicker getting almost everywhere in London from when we used to live more centrally in West London. The aesthetic of the development is a kind of functional chic, but all very well kept, clean and we’re very fond of it. All fittings in the flat are ageing well and we haven’t had any maintenance problems. There is an active residents community that keeps an eye on things and an excellent team of concierges that run the buildings.

Please tell us about the good and bad aspects of living in your local area:

In recent years the area has exploded with a huge range of different shops from Asian supermarkets to great coffee, wine bars and restaurants. There is also a great indoor climbing place in the building which has a growing community.

How has the building management responded to any problems or issues you have raised:

The building management always reply quickly and are very helpful.

Please share one thing (or more) which you wish you had known before you moved in:

There is a communal hot water system, which means if something breaks the whole building is without hot water.. however, right now it is a blessing as energy bills are much lower and it is much simpler from a maintenance perspective.

it is newbuild, and the modern building doesn't have any additional facilities such as a gym or pool and is really close to the train station, good balcony with nice views. there is no parking space and a very limited parking space, deliveries are always complaining about where to park

Please tell us about the good and bad aspects of living in your local area:

Safe area with many restaurant options

How has the building management responded to any problems or issues you have raised:

always willing to help and do what is necessary to fix problems

Please share one thing (or more) which you wish you had known before you moved in:

the only thing i would like to know is regarding the constant delays on Elisabeth line

Great development in an up and coming area

We have lived in the devlopment for over 3 years now and really like the clean and functional design of the devlopment. The concierge are exceptional and the property is managed very well and kept very clean. The space and layout of our flat for the price was what sold us, and was very good for London. The big plus of the area are the excellent transport links with Canning Town Tube a short walk away and Crossrail stations coming to the area soon. We have never felt threatened or unsafe in the area at any time of day. The surrounding area is evolving rapidly and every month more and more shops and services open, I can wholeheartedly recommend it!

Please tell us about the good and bad aspects of living in your local area:

Canning Town is a fast evolving area and has some of the best transport links in London. Since moving in there is a fast evolving sense of community and more facilities and shops opening month by month.

Please share one thing (or more) which you wish you had known before you moved in:

As the develpment has a main (but not hugely busy) road on one side, living on a high floor makes a huge difference for privacy and noise pollution!

What is the best feature of your home:

The amoung of space and smart layout. All rooms are of a comfortable and very useful size which makes every space possible to make multi-purpose and enough room to have guests to stay.

Unsafe

Emma (Tenant)

Mar 2020

The area is very unsafe. It is scary walking at night time from the tube station to the development: risky to walk using your mobile phone or with headphones on. Check Crime Map in the Police website. Also many episodes of strangers accessing the building and stealing parcels. Caxton Street is incredibly noisy as there is always lots of traffic in that main road so you can't have your windows open and don't use much the balcony for this reason. Also due to the traffic the area is very polluted.

Please tell us about the good and bad aspects of living in your local area:

Like: the design of the apartments and roof terrace Dislike: the location of the building, safety and pollution

How has the building management responded to any problems or issues you have raised:

no issues really raised regarding the landlord. it is more personal relationships as the landlord lives in the apartment as well

Please share one thing (or more) which you wish you had known before you moved in:

the noisy street
