Galliard Homes reviews “It is a very good development with sufficient facilities such as reception and cleaning services. It is in a good location, in the vicinity of Canary Wharf but also have convenient nearby local stores such as Tesco and Subway. The security also seems good, with entrance hobs and CCTV in the lifts. Overall a good development to live in.” – verified resident of 35 Indescon Square You can read HomeViews’ reviews of Galliard Homes properties by clicking on the developments in the list below. Below average in general but only in a good location

Building design is just on average, the corridor is unexpectedly hot and no ventilation. No facility in the development, the only concierge is far away from the building and they don't allow delivery to put in front of the apartment door. The lift is horrible, already twice having both 2 lifts out of service within half year, even they fixed both, but 1 of the lift always dropped for maybe a metre suddenly, reported many times but still have same issue, saw some people already avoiding taking that lift.

Please tell us about the good and bad aspects of living in your local area:

Quiet area and safe enough, supermarket is available in the area and not far from big supermarket. Almost no parking at all

Please share one thing (or more) which you wish you had known before you moved in:

Nothing, simply check everything during your viewing and see the landlord is responsive or not

What is the best feature of your home:

No feature at all, basic simple apartment and nothing special

Most of the apartments has no opening windows, AC bill is hefty.

Oct 2023

Most of the apartments, if not the balcony ones, are airtight, and the windows cannot be opened! It would be okay if the bills for AC weren't incredibly high, but believe me, they are baffling hefty! On top of that, the ventilation system is unreliable and has not been working for a few weeks now in my apartment. I rented through Life Residential, and they have not clarified how expensive this AC would be. On top of that, they knew I had a pet but NEVER explained I had to apply for a licence. Of course, because my pet was mentioned in the contract, I assumed that the cost was accounted for together with the move-in fees. One day when dealing with other subjects, I was surprised that there was a fee (more expensive than mentioned when negotiating the place) to be paid for having the pet. No induction was made either, so 3 months in I am still finding my way around things.

Please tell us about the good and bad aspects of living in your local area:

There is a bit of a walk in a pathway to get to the station. Additionally, there are not many options for local shops around. The development is close to a massive roundabout, and crossing is only possible through subways. Parking is pretty expensive and street parking is very limited.

Please share one thing (or more) which you wish you had known before you moved in:

The AC bills would be stupidly expensive with crazy fees and kWh price. You have to provide your tenancy agreement to the concierge so they can add you to the building system. That the windows don't open and the ventilation system fails quite often. You have to apply yourself for your pet licence.

What is the best feature of your home:

Facilities and having a concierge desk. The apartment is comfortable.

Great for location only.

HC (Tenant)

Trident House, UB3

Jun 2023

The interior design is great. I lived in a studio but there is a bedroom area seperated. However because of the design of the building, it can be very cold in the winter. Noise insulation is very poor as well. I can hear the kid jumping and talking next door. The propety management is basically non-existent. There is no optic fibre in this building so broadband is extremely slow.

Please tell us about the good and bad aspects of living in your local area:

- minutes away from Hayes & Harlington Station and it only takes 25 min to paddington station. - very close to ASDA and other local shops - Anti-social behaviour is very common. I smell in the corridor all the time and i got my packages stolen for four times.

How has the building management responded to any problems or issues you have raised:

my hob was broken for over a month before they booked a fire service for me.

Please share one thing (or more) which you wish you had known before you moved in:

1 bed flat in Icon building

Aron (Tenant)

The Icon Building, IG1

May 2023

lifts are very fast but I stayed on 3rd floor so even stairs worked well for me limited parking facilities. Landlord did offer a parking bay but then I don't have a car. There is a place to rest bicycles but I never used it as one can't be to secure i only know of the 1 bed ft i stayed in. It's ideal for a couple . Many IT people from abroad stay in the building so there is a communal feeling

Please tell us about the good and bad aspects of living in your local area:

Fantastic location: stones throw from station, sainsbury's, restaurants, take aways very good for bus connections. by train to city only 10/15 minutes by bus to holborn about 40 minutes by cycle about 20 minutes

How has the building management responded to any problems or issues you have raised:

depends on the concierge working on the day. My landlord dealt with issues promptly

Please share one thing (or more) which you wish you had known before you moved in:

only one fob is provided.I would need to leave deposit for extra fobs

It’s a great development, our concierge people and building managers are lovely, always helpful, and resolve issues quickly. Information is always shared clearly. It’s a beautiful building, well built, good sound insulation, and holds heat incredibly well so we barely need to put the heating on even during winter.

Please tell us about the good and bad aspects of living in your local area:

I’ve lived in this area for nearly 7 years. It has developed a lot over those years and is a great place to live. Plenty of shops around and more coming, good transport connections, great location for most London airports also, it’s in a well lit area so I’ve always felt safe even when getting home late, sports options around, good walks. I really like it here.

How has the building management responded to any problems or issues you have raised:

They are always quick to resolve any issues and inform quickly when there are problems with hot water etc.

Please share one thing (or more) which you wish you had known before you moved in:

For buyers I’d recommend to check on the ground rent situation. There has been a lot of discussion about it but I’m not fully sure about the details.
