The lobby area and outside areas are great... The apartments are warm in Winter but unbearable, borderline illegally, hot in Summer... And though the design looks chic and new, everything is actually poor build quality and poorly thought out for the space/shape of the apartments, especially the furniture... Basically it's not good value for money despite the amazingly central locations, especially since other developments at a similar price have balconies, gyms, pools, etc.

Please tell us about the good and bad aspects of living in your local area:

On one side is Bermondsey Street, 10/10, no traffic but bustling vibe with great shops and bars. On the other side is Tower Bridge Road, 1/10, non stop loud polluting traffic.

How has the building management responded to any problems or issues you have raised:

The concierge team has always been very helpful and prompt. I've never had any communication with the actual landlord.

Please share one thing (or more) which you wish you had known before you moved in:

That it would be unbearable, borderline illegally, hot in the Summer. The apartments have NO VENTILATION.

The apartment is very nice looking and spacious. The concierge, Alex, is very friendly and helpful It is extremely warm, even when it reaches 18 degrees outside the interior of the apartment reaches 28. Windows don't open enough and are single aspect. The bins are located in the lobby (supposedly temporarily) and do not have enough capacity for the number of tenants. This means that they're often over flowing and the lobby smells. We were told that there would be a gym in the building, but it's not actually built yet (the estate agent's fault)

Restaurants and offices are near. The area is great but the road itself is too loud and busy, would like to live nearby on a quieter road.

That the gym isn't actually built yet, the estate agent was very vague about this

Better ventilation or air conditioning, it is too hot

The flat LOOKS great. But on closer inspection, after living here for a few months, the place is full of design flaws. The storage furniture is bulky but has little internal space. The floor and surfaces are very easily marked and scratched. The lighting breaks easily and uses LED bulbs which are basically impossible to replace. WORST OF ALL, the windows don't open fully and there's no outdoor space and the ventilation system is inadequate, so the property is stiflingly hot, such that we are reporting it for breaking the law.

Please tell us about the good and bad aspects of living in your local area:

On one side, Bermondsey Street is simply one of the best roads in London; quiet traffic, great bars/cafes/restaurants/shops, perfect parks, good vibe. On the other side, Tower Bridge Road is really noisy and busy with polluting heavy traffic. Supermarkets nearby are adequate. London Bridge station is a short walk away. DON'T CHOOSE A PROPERTY IN THE DEVELOPMENT THAT'S ON THE TOWER BRIDGE ROAD SIDE.

How has the building management responded to any problems or issues you have raised:

The building management are friendly and try to be helpful but a lot of the problems seem to be out of their hands as they are built in.

We moved in during a cold Spring, the property was great and needed no heating, now that it's a hot Summer, the flat is unbearably warm.

Design and facilities are all very modern and stylish. No problems with functionality. Property management has been good so far. Primary complaint would be the felling of trees directly outside the building without any warning to residents who look onto the trees, to be told by TFL the trees were damaged by Galliard's building of the development. Would have strongly expected Galliard to share their knowledge of this situation rather than residents find out during/after the event. Makes a significant difference to the aesthetics and outlook of the flats facing Tower Bridge Road.

Please tell us about the good and bad aspects of living in your local area:

One of the best locations in London - Bermondsey Street, Butlers Wharf, Tower Bridge and London Bridge on your doorstep. Noisy Tower Bridge Road but fine when windows/triple glazing doors shut. No issues with anti-social behaviour.

Try to find out the plans for tree felling if the flat you are moving into faces trees

Install good air ventilation for the warmer summer months
