Great location and amenities

Spa and rooftop terrace are both great features. Looking forward to direct access to the gym next door. The apartments are furnished to a high standard. An attractive development - will be even better when the building works around the power station are completed.

Fantastic location with easy access to the power station development and Battersea park. Access to central is easier now it’s on the northern line.

They’ve always responded promptly to any queries I have raised

My flat is a spacious one bedroom that has modern furniture and facilities. It has a small balcony for the summer and some fresh air. Despite the large windows, the flat itself is dark and lights are needed all the time. This is because my flat faces into the courtyard and there is another block right opposite. The development has a swimming pool and spa downstairs (pool, hot tub/jacuzzi, steam room and sauna) that is free for residents.

Please tell us about the good and bad aspects of living in your local area:

Great location for access to Battersea Park for a green space, and lots of shops and restaurants towards the power station and arches. Now the Battersea Power Station tube extension has opened, transport to and from the area is much better. There is lots of building work in the area so the development is very noisy during the day.

How has the building management responded to any problems or issues you have raised:

Haven’t had or raised any issues so rated this in the middle.

Please share one thing (or more) which you wish you had known before you moved in:

The flat has very limited natural light - potential residents should turn the lights off when viewing the flat to see what it is really like. There is lots of development in the area so it is very noisy during the day (starting from around 7:30am).

Fabulous location, beautiful flats under great management,

The interior of the flats are beautiful - dark wood floors, high spec bathroom and kitchen appliances that are sturdy. When something is broken, it’s fixed or sorted very quickly (within the building and the individual flats themselves). The only downside I would say is that there isn’t much storage room- one small closet which holds the washing machine in it already, so everything has to fit into the flat (e.g. added furniture). The concierge / property management guys are so great and really friendly. They said email updates for your mail and let you know what’s happening in the local area; this included updates throughout the lockdowns and when sever weather conditions hit. Sometimes I think they send too many emails if anything!

Please tell us about the good and bad aspects of living in your local area:

The location is incredible, right by the park, some cafes, supermarkets and a small petrol station. There’s a new tube station nearby too which helps with transport links, but the bus links across the river and to Vauxhall are really frequent. There is a lot of work being done in the area - high rise buildings being built - in this complex but also along the river from Battersea to Vauxhall. I’d say that’s the only real downside of living in this area, however things are going up quickly so I can’t imagine it’ll be in as much construction for much long.

How has the building management responded to any problems or issues you have raised:

Quite quickly - we had an issue with our heater and they came to fix it within a weak. Same with the lighting inside one of the wardrobes.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d properly considered the building work, especially as the location of my flat means I’m right next to and I front of it. It’s not a huge deal as I can’t hear anything with the windows closed, however the view isn’t as nice. I also wish I’d considered how little storage space there is in the flat, if you have a lot of belongings it can quickly feel cluttered.

Great complex in a lovely area

The Prince of Wales Drive development is a modern complex with all the facilities you would reasonably expect. There is a fully manned post room, spa facilities abs roof top terrace which is accessible for tenants and owners alike. Within the complex there’s a small local shop and a private gym with a discount for residents. The staff are very friendly and helpful. Since the opening of the new local Tesco express there has been a rise in anti social behaviour, particularly drinking at the benches located at the front of the complex which has become quite a nuisance.

Please tell us about the good and bad aspects of living in your local area:

Battersea is a lovely area which is underpinned by the best park in London. Proximity to the river is also a huge bonus as the Thames Path is a lovely walk. Now we also have a tube station along with the train station and a range of bus routes. Even though there are plenty of bars and restaurants to choose from Battersea does lack a solid high street like most other large areas in London.

How has the building management responded to any problems or issues you have raised:

We have had several Issues in the 13 months we have lived here and all have been dealt with swiftly.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had explored the area more as there isn’t really a local high street. Kings Road or Northcote road are the closest. Proximity to the park does help with this.

Fantastic location, stylish development, but pick your property carefully

The design of the site is excellent and it's very welcome to have a small supermarket and gym on site too. The concierge team are excellent, on the whole. It's a real shame that many of the development's facilities are not accessible to Shared Ownership/rental properties (pool, spa, rooftop garden etc) and that the apartment spec for Clarion/Latimer homes is so much lower than that of the rest of the building. There is a definite feeling of being somewhat of a 'second class citizen' for these reasons. The building and site is generally managed well by the estate team - clean, tidy, issues appear to be dealt with relatively promptly. The only exception to this is that the windows in Radley House have not been cleaned for over 6 months. Given that is one of the few benefits we actually see as part of our service charge, it's hugely disappointing and very frustrating that the service charge has even gone up for this period.

Please tell us about the good and bad aspects of living in your local area:

Battersea Park is beautiful, one of the best open spaces in London and a stone's throw away. Plenty of local amenities nearby (food shops, dry cleaners, post office etc) with very good shopping and restaurants over the bridge in Chelsea. Bin collection is handled by the estate team. Bus links and train stations here are very good and the addition of the Northern Line extension is fantastic. Driving is tricky as the roads are very congested in this area - also affecting the buses of course - and parking is extremely expensive on site. The proximity of the development to the railway into Victoria is a definite drawback for a second floor flat as it is level with the tracks - very noisy (when on balcony or with windows open) and lacking in privacy. Road noise is audible at times.

How has the building management responded to any problems or issues you have raised:

As mentioned before, the windows in our building (Radley) have not been cleaned for over 6 months when they should be completed quarterly. We receive very few tangible benefits from the service charge and this one of the key aspects. No communication from the estate team until after I emailed, only to be told there is an ongoing issue and I'll be updated soon. Nothing heard over a month later. Not resolved - absolutely filthy windows.

Please share one thing (or more) which you wish you had known before you moved in:

Determine if there are any other interested parties early on if you have a particular flat in mind. Ensure the sales team tell you EXACTLY what steps are required to secure the property as there are many hoops to jump through for Shared Ownership. Do not accept vague responses when asking about service charge / estimated bills / additional monthly/annual costs. They really add up and need to be factored in to your calculations if living in this property will be affordable.
