A modern spacious development in the heart of Walthamstow with well laid out, quality flats. Nice neighbours and good management create a pleasant environment to live in. The flat is energy efficient and feels like it has a high spec finish. Lifts to each floor are reliable.

The area is bustling and lively, very close to many amenities; shops and green spaces are available with minimal effort.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known more about the local green spaces, it took me a while to discover the wetlands, hollow ponds and Lloyd park

Please share one thing (or more) which you would change about your development:

Addition of a gated entrance to the car park and more lighting outside

Plain, build a balcony above someone else bedroom, thats just silly and toilet internally, you cant change the seats if broken because you have to crack the walls /tiles before you get to the problem which costs you a fortune if not. not much of a divide between being private and council and so many antisocial behaviour to abuse of using the bins and dumping their stuff to us even from private houses owners. We have lots of foxes making noise every night and worst off not much a garden to sit, lifts used to break down often and carpark abuse with ppl keeping breaking the ballards or parking from outside cars because parking is limited as the councils refusing to build gates for our safety thinking it is not necessary but we paying so much maintenance fees for just cleaning? nothing much to look forward to this building We cant even fine the ppl who illegal park as they know they wont get caught in time by the external company.

Please tell us about the good and bad aspects of living in your local area:

Lots of local shops and some high street brands with cinemas and easy convenience of the malls - great location and 7 mins walk to the tube or less than that if you are a fast walker. Lots of banks with most brands around and a library which is convenient. The bird sanctuary wild life is just a walk away which is also convenient and many great alleys with unique places like Gods junkyard and all Dislike; Anti social behaviour, lots of the council flats in front of us dont intergrate well. Abuse of carpark, not a variety of nationalities enough, lots of eastern europeans clusters

How has the building management responded to any problems or issues you have raised:

Quick and better, prompt update than previously. Used to shuffle from one problem to another

wish i knew all the anti social behaviour that this area had before i moved in

Noise proof, well built. Working lift. Standard new build. Good location good neighbours. Building 12 years old, however the building feels new. No complaints as I'm a new tenant. I enjoy the local area

How connected to centre plenty shops buzzyy local vibe and independent shops. Run down parts. Area could do with an upgrade, pleasant neighbours

Good insights. Have been here for 2 days however pleasant experience so far and enjoy local area

Standard interior. Fixtures fitted tightly in bathroom. Not viable fixtures. Standard Italian style, pets allowed.UK plug and international. Overcharging on service charge.

Overcrowded lack of respect , diversity and inclusion gentrification good and bad thing. Locals dumping rubish on property within private bins. No separation between private and council property . Broken bollards that were blocking parking space. Nightmare parking, rented parking spaces. Aggressive neighbours. Not enough spaces, cats and foxes lots of noise at night. Excessive noise

All OK. Bike storage. Lift in worKing order. Two lifts. not too much noise good insulation. Happy with developer. States that all was communicated well from start of process. Happy with condition of property.
