Nice building, but unsafe area.

The development is a nice building and designed nicely. But the management and local council have neglected the safety of the location, resulting in car robberies that are happening on an almost nightly basis. This alone has put us off living in the development for any longer than required.

Please tell us about the good and bad aspects of living in your local area:

The building itself is quite nice. But the area it is in has become quite dangerous. Car robberies are a nightly thing, and the local council and management refuse to do anything.

How has the building management responded to any problems or issues you have raised:

We once reported mold in the property, and the only thing the landlord did was paint over it. A few months late this was back worse than before.

Please share one thing (or more) which you wish you had known before you moved in:

That the location would become unsafe. It was not when we orignally moved in.

Not as nice as I first thought...

The flats are nice and light, with big windows. They are well insulated with good bathroom/waterheaters etc. Ovens that come with the flats aren't full size and without having to buy extra kitchen furniture I'm not sure how you could comfortablely use them- there's a single double cupboard at the bottom and a 3 half depth cupboard above and a single shelf. The block was nicer a year ago when we moved in- but damaged ceiling panels in communal areas have not been fixed yet and generally when something needs work on it - you're waiting on it for quite a while. The building manager is hard to get a hold of and the concierge can't do too much without their approval, and they are prone to changing policies without telling residents. I think sometimes they forget that you're paying for a service with your service charge. There aren't enough bins for the number of flats in the stores for recycling which leads to unhelpful passive aggressive letters from the property management which I think is poor service. If there is a problem with something in your apartment you get caught between the property management company and the company that built the block as neither generally wants to take responsibility.

Please tell us about the good and bad aspects of living in your local area:

Jewellery Quarter is great if you work in town. The block is on the far edge of the quarter and all the new blocks have empty retail units in but I think the area will be better as these are filled. At this end of the Jewellery it's good for jewellery shops (shocking) and pubs/bars- the other amenities are at the other side, closer to St Paul's square.

How has the building management responded to any problems or issues you have raised:

Slow to respond. Didn't tell us when they had put the flat on the market. Ended up locked out when property management company broke our lock- very little response or action. We were out the house for 8 hours.

Please share one thing (or more) which you wish you had known before you moved in:

It's quite a bit further to new street station than you might first think! The service you get isn't comparable with the price you pay to live here.

The Kettleworks is nice; with concierge, gym, nearby parking and bike parking. What I personally don't like is the low friendship about neighbours. Also, we are currently having a lot of problems with the washing machine, leaking ceiling, leaking boiler. Since the beginning march 2018 we tried to know who was our energy supplier and NO one helped us to sort the problem. I personally solved last month (march 2020). Wrong meter communicated to the national database, etc.... I will personally not buy a property here because are basic houses, and now the prices are overrated. But, nice flat to rent.

Please tell us about the good and bad aspects of living in your local area:

The area is centrally located, just few minutes walking to the central library, or Birmingham arena. Tesco maxi is located 1 minute walking, and Lidl is 1,5km. There is a Tesco metro nearby. Many pubs and local breweries. What I personally don't like is the rubbish! in pope street or Camden street are both dirty. No public cleaning is offered.

in order to get a parking you have to spend a lot of money and there is already a long queue.

What is the best feature of your home:

The location, the kitchen, bathroom and bedroom. Gym.

Value of the money is poor but overall it’s average

There is few things that the building has positive and negative about. One of the aspects is the design of the buildings, especially the kitchen, there are modern. However, the rental value of the property is very high and we think it’s not a great value for money. There is lack of storage space in the kitchen. The bathroom is nice but bedroom is okay.

How has the building management responded to any problems or issues you have raised:

The management of the building has been poor. As we experienced it ourselves. We had a electrical emergency problem and we spent over 10 hours to deal with a problem.

All emergency contact. Landrord number. This would be useful

The development is good as well as its management. The Concierge’s service keep changing, so there is no continuity or familiarity. There is no communication between the concierge people and the tenants. The development is safe. With the other building using the concierge ag the Kettleworks, the reception is always busy.

The property is good but the neighborhood has become noisy.

The small storage areas and lack of enough cupboards.

What is the best feature of your home:

Its a new home and I’m the first One to live there.
