Design and vibe of the building is amazing! Always clean and nice. Staff is amazing always helpful and trying their best to help! Everyone is great, but Eleni she is awesome! She is lovely, friendly, helpful and most importantly positive and always smiling

Wide range of local shops, local cafes, restaurants. Quiet and nice area! Private and driveway parking available. Tram and train stops just right next to the building!

How has the building management responded to any problems or issues you have raised:

They are trying to sort out problems quickly and fix it asap!

Please share one thing (or more) which you wish you had known before you moved in:

I wish the train station side of the building was open from the beginning, but other than that everything is great!

Aim to achieve high in style and design but frustrating customer service

Design: tasteful in neutral tones with a touch of style, love the amenities space but can enjoy it only after 2 months into tenancy because it was under development Facilities: falling risks from roof thus requires repair so occupants barred from walking through the courtyard and need to take the detour through the carpark for around 2 months Property management: struggling with fob management when it first started, staff tried to be helpful but again being new occupants, need to suffer the kick-start period FOH Staff: the best part, they are friendly and helpful, always willing to lend a hand and make up for what the back office fails to deliver unfortunately Near end of tenancy: no response when asked for check-out guide which was meant to be attached, and deducted end of tenancy cleaning charge from deposit, while trying to communicate, always received no response for days and weeks, while no care into taking out occupants from mailing list in accordance with personal data obligations

Shop and restaurants: those advertised as within Goodsyard is not available yet because it's still under development but nice restaurants and independent shops nearby Bars: some noise at night by nearby bars as reported by some occupants Bin collection: no recycling bins despite repeated requests, prepared to go your own extra mile if want to be environmentally friendly, otherwise everything goes to the rubbish.

How has the building management responded to any problems or issues you have raised:

Malfunctioned smoke detector Leakage in washer / dryer Change of light bulb

How long it actually takes for the amenity spaces (gym, fob system, working space) to be ready The noise at night caused by nearby bars The frequency of repair needed in common spaces / at the apartment The non responsive customer service The end of tenancy cleaning charge deducted from the deposit

Great location, helpful staff

The development is well designed and built. The staff are really friendly and happy to help with anything. Parcels are never missed with the 24hr concierge and the communal facilities are perfect for socialising, studying, working or using the gym. Agents are on property a lot and are very friendly and helpful with anything. The development has tried to make all appliances smart appliances which has led us to some difficulty in that we’ve had a problem with our oven and the thermostat on our Fri edge is broken. Not great for a new development but it’s bound to happen as not every property has been properly tested. The staff and maintenance have been quick and helpful when responding to these issues but the repair time is a little long, a week for oven to be fixed and 2 weeks for the fridge. They gave us another flat to use next door whilst waiting for repairs but would’ve liked to have seen the repairs done quicker to avoid unnecessary faffing with multiple flats. Once repairs are fixed and if problems don’t reoccur I would rate the Goodsyard very highly due to their location, designs and willingness to help tenants.

Please tell us about the good and bad aspects of living in your local area:

The location is great, walking distance to local shops restaurants cafes and bars. As close as 3minute walk. Near to a big tesco extra 10min walk. On the back of the jewellery quarter train station and a 20min walk into central town. Free parking available outside the accommodation.

How has the building management responded to any problems or issues you have raised:

Management have responded quickly and given alternative solutions to our issues. Repair time could be faster especially with the property being new and not many tenants in.

There is plenty of free parking on the road outside

The Good Life at the Goodsyard

The design of The Goodsyard is well-thought out and beautiful. Everything is decorated in a modern way and it’s kept extremely clean. The facilities are excellent - the gym is a decent size with good equipment (I would like a treadmill though) and the amenities area is gorgeous! The pub quiz is the only communal activity I’ve taken part in but it’s definitely encouraged me to attend future ones. The building management and property management is great - they’re quick to respond and also inform you of any updates.

Please tell us about the good and bad aspects of living in your local area:

The Jewellery Quarter has lots of independent restaurants, bars and cafes. It’s great for young people to be able to go out and not be too far away from home. The tram network is basically next door to which also offers local train services and it’s easily walkable into town along the canals. Parking availability isn’t so good, and there have been issues with car theft. I don’t really notice bin collections, anti-social behaviour or traffic noise myself which is great!

How has the building management responded to any problems or issues you have raised:

They have always been really quick to respond and offer us options if things are not going to be resolved quickly.

I wish I’d known how easy it is to commute everywhere!

Whoever wants to live comfortably, in luxury and with the most friendliest and helpful staff then Goodsyard would be the best place to rent! I’ve had such an amazing time, so did my family. With facilities such as, the gym, lounge areas for you and your guest to enjoy aswell as a private dining area which looks out of a movie! Love the GoodsYard and you will too :) Property management 10/10 Design 10/10 Facilities 10/10

Shops nearby, parking inside the Goodsyard is excellent, bus stop trains and trams a few mins walk from the Goodsyard, living on the street is nice and quiet.

How has the building management responded to any problems or issues you have raised:

They dealt with it, understand that it’s a new building it’s inevitable for issues to arise but I love that there is a team on site to deal with your issues at hand and fix it!

Please share one thing (or more) which you wish you had known before you moved in:

Honestly I wish I had spend more time downstairs in the lounges, but I just had a baby so it was a little difficult! So make the most of them!
