It is a perfect place to live, everything on your doorstep, very helpful and knowledgeable staff who ensure the operation runs smoothly. I would recommend it to anyone. There is a bar ready to use by the pool which has only had one pop up, please get them to do more!

The pool, gym, endless places to social and work. There is also a great cafe, 404, which is perfect for meeting old and new friends and working at! No bad parts at all!

How has the building management responded to any problems or issues you have raised:

Yes, we had problems with our washing machine and they resolved the issue within the hour.

The gym class timetable, which now offers a wide variety of classes at good times of day.

Love the design, nice interior and great facilities (although was sold that they would be much more exclusive than they are I.e. only available to 3 buildings not the whole development of 10+). Staff in the building very friendly and helpful all of the time

Good: Transport links, pubs, nice walk down the Thames Bad: None to mention, Wandsworth is a great place

Always prompt to respond to maintenance requests when raised

Mentioned previously but we were missold on how many people will use the facilities - would have been nice to have known before but probably wouldn’t have put us off really as facilities are excellent quality

Design and facilities are great but it is way over capacity in residents for one gym and one pool

The design and facilities are great and very modern however I was disappointed to find out that there was only one gym and pool facilitiy to be built for +10 towers and on top of that the FOUNDRY members are given access to the same facilities as the residents which is extremely unfair especially when it is already at capacity. I believe they have marketed this development deceivingly and should there fore lower the prices. I also think the facilities management team need to be a bit more organised and respectful of the residents home. I have encountered numerous of times the team enter apartments without warning as if it were hotel rooms which is highly invasive and unprofessional, especially for females who may take this the wrong way.

Please tell us about the good and bad aspects of living in your local area:

The development is close to Wandsworth town station and also super markets. We are right next to the river which offers lovely views. Bad aspects would be that there are from time to time anti social behaviour around the area and even break ins to the private communal areas.

How has the building management responded to any problems or issues you have raised:

They are very slow to respond and enter your apartment without warning !!

That we would be sharing facilities with other buildings and the FOUNDRY

Apologies if the information provided to you regarding the facilities access wasn't clear and appreciate the feedback. In regards to facilities access, FOUNDRY is part of the New Acres Community and as per the comms to residents they have off-peak and limited access rights which will be monitored to manage capacity and ensure no impact to residents. As much as we can't fully deter anti-social behavior, we do now have security on site as well to assist further with this. Good development and it’s managed really well. Great customer service, everyone is professional and polite. The only downside is there is no parking unless you have a blue badge, we have to over £200 per month for private parking nearby, not ideally.

Great development, very modern. No parking which is a huge issue. There is also heavy traffic on smugglers way.

How has the building management responded to any problems or issues you have raised:

They have been pretty quick every time we had an issues.

Heavy traffic on smugglers way, it’s non stop during the day.

Could have been the dream, but becoming a nightmare

The houses are nice and contemporary but the building is already in tatters! Disabled parking bays are illegally filled up by strangers or workers of kings arches staff, taking allocated residents spaces as it is not monitored by clampers. Bearing in mind they pay service charge for these bays to be monitored. Rubbish bin area is full of items, that people moving in have left there, Graffiti has started popping up and security doors regularly dont work and are left open with is a safety issue for vulnerable adults and kids in the block. Dogs running off the lead in the communal garden has become a Daily health and safety issue, and dog poo,. URINE and canine projectile faecal mess is becoming an issue, especially in the areas toddlers play. It seems management doesn't care, although the housing Co ordinator 'Ashley' is a hidden gem and should be promoted for his considerable effort put into rectifying issues brought to him! The building quality is showing it's decline with poor designed showers and lose flooring beginning to show wear already due to the cheap materials used. Will it improve? for the sake of the resident we endure.

There is nothing in the local Local area, except a mcdonald's and a virgin fitness that. But with all respect that's what it was like before the development, as it was place for rubbish dumping and warehouses. No parking at all anywhere which is nuts, considering the amount of blocks of flats built. Do they really except people that can afford these flats, especially with families to have all have oysters cards and bus passes! And no cars? Really! Bin collections are regular, however that is only the regular trash and recycle rubbish, unfortunately people are dumping items that don't qualify for such a collection which means fly tipping is rampant in the bin areas. Sound quality is good as windows block out traffic noise.

No they have not responded to problems. Fly tipping rubbish is piling up. The parking recognition sensors for the disabled residents doesn't work and random people are parking in allocated residential parking bays.

Please share one thing (or more) which you wish you had known before you moved in:

That disabled parking bay Allocated slot would not be filled up by illegal parkers. As this is a necessity for residents with blue badge!
