The property itself has a great layout, a nice well sized open plan lounge/kitchen with a very nice breakfast bar to breakfast the two up. The bedrooms (2 bed) are well sized but the only down side is because of the layout you are quite limited in terms of how you can layout the bedrooms. So far no complaints when it comes to getting problems resolved, which there have been very little of.

Please tell us about the good and bad aspects of living in your local area:

The location is very convenient, only a few minutes each way to a supermarket, store or the town centre itself. While being close to these it remains quite and peaceful at all hours. Very nice place to stay

How has the building management responded to any problems or issues you have raised:

They have been very quick to get contractors arranged and attending. Only suffering minor issues like a faulty smoke alarm and light fixture.

Please share one thing (or more) which you wish you had known before you moved in:

My only complaint if any, was that the walk around video wasn't as accurate as the actual property. Though the bits missing are very minor, it would have been nice to know about them before hand, so it could be arranged and resolved quickly

Our videos are taken of the property types which we have across our portfolio, so whilst it won't be the specific plot and on some occassions the spec may vary slightly, the layout of the house should be the same.

A very quiet development

Sadly there is zero facilities, not even a post box. To get anywhere you have to drive or catch the local flyer. Would be lovely to have a small shop to buy things like milk or water and a cafe where people can meet up, a small space that can be used for events even

It’s has a lot of green and playgrounds for kids. Street is quiet although we don’t really know our neighbours

How has the building management responded to any problems or issues you have raised:

They have but are very slow to sort them out. We have a recurrent leak with our boiler which was raised in December and forgotten about

Please share one thing (or more) which you wish you had known before you moved in:

The lack of services and lack of facilities in general. Unlike other developments Marham park does not even have a post box !!

We really love the open plan layout of the house. It’s given us multiple layout options, which is great if you like to move things about. The whole estate is beautiful and a lot of though has gone into make it feel rural, whist still having the perks of a new build

Good bus service, and proximity to major roads for travel and commuting Unfortunately no facilities on the estate (shops/takeaway etc)

How has the building management responded to any problems or issues you have raised:

All issues have been dealt with quickly and effectively

The Marham Park flyer bus service is a great way to get around town!

“Wild flower” green areas are just an excuse to be unkept. No amenities. No dog waste bins provided. Antisocial and scruffy areas. No community feel. Property managed from a different county with no local representatives so no reports are taken seriously

Everything cheap quality for extortionate price. Lots of thefts. No shops and open spaces debatably unsafe for pets off lead due to “wildflower” spaces

How has the building management responded to any problems or issues you have raised:

10 weeks late on washing machine repair/ replacement.

Please share one thing (or more) which you wish you had known before you moved in:

Pets allowed but sacrifice on other things. Car parking not regulation

Hi Greg, Thank you for your review and honest feedback. We’re sorry that you have experienced delays and issues getting your washing machine repaired. We’re unable to specifically identify residents via Home Views as this information is not made available to us, but we would like to offer our apologies for the inconvenience this must have caused. For washing machine repairs we are reliant on the manufacturer due to items being within warranty and unfortunately late last year, we were having problems with the service provided by one of our white goods providers. Having worked tirelessly to get this resolved with them, we’re pleased to say things are back on track. We also note your comments regarding wildflower gardens and dog waste bins. As this is a completed site, the roads are adopted by the council and therefore they are responsible for these items.

Building spec is very poor. Smelly drains, poor water pressure. Broken pipes under sinks, cheap fittings and poorly sealed. Fans in bathrooms focused on being quiet but not effective. Kitchen cupboards haven’t had plastic wrap removed before installing. Some light switches turn outside light onto a flicker.

Out of town so difficult to get amenities. Very quiet though.

How has the building management responded to any problems or issues you have raised:

Fixed and chased up with us. Contractor only offered us quick fixes as the problems are so major.

Being able to view home before agreeing the contract.
