Could be great but management a total disaster

Lived in part of Rathbone market, at Maud Street for 4 years from 2018-2022. The property started well with good management from Savills. The in site manager was responsive. But when they were ousted a year or so before I left, the new lot were truly, truly terrible. No on site in person manager, impossible to get a response from, didn't understand what a deposit was or what inventory meant or how to take a meter reading. Truly a joke and felt glad to leave before the whole development went to pot. It could've been nice but clear that things like the gardening and management of communal area as the original development clearly intended will fall by the wayside.

Please tell us about the good and bad aspects of living in your local area:

Excellent public transport with jubilee and DLR. Improving quality of local shops with it good to have a big supermarket nearby in Morrisons. The area can be a bit problematic - had my car stolen from the street parking. Had bikes stolen from the internal locked bike store so store here at your own peril.

Please share one thing (or more) which you wish you had known before you moved in:

There will never be a concierge in the concierge office

What is the best feature of your home:

Never need the heating on in winter which is obviously good with cost of living

Rathbone East is a really modern development in Canning Town. The area is undergoing a lot of regeneration, with hundreds of new flats being built, so in the next few years it’s likely to have a brilliant community feel.

Please tell us about the good and bad aspects of living in your local area:

Transport links are good. High street is ok - over time more shops and restaurants are coming. Meydan is particularly good.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing in particular is bad, although limited choice of shops and nowhere for breakfast/coffee. Management company also a problem

The building is great - everything is very modern. But we have been renting for 2 years and have noticed cracks forming along the walls, and signs of mould coming out on the walls. Customer service has been really good and responsive, there is a building team that we liaise with, and with any issues they always sort it out and keep us updated. The maintenance team are also very good in fixing things, doesn’t take them long at all. The only complaint I have is that the lift seems to break quite frequently, but again, is fixed very fast.

Area is absolutely amazing. It has everything you need, all of the fast food stores like KFC and mcd on one street, coop and Iceland, post office, GO 5 mins walk, an ecological park, able to walk to Canary Wharf in 30mins and has amazing transport links. Also has a bus stop right outside my flat

The walls are quite thin... so you can hear a lot

Too many teething problems

The development is sleek and modern and I like that there is an on site property manager. I also admire the attempt at social events organised. However the quality of work done and products used within the property are not of high enough standard and the constant ongoing maintainence is a real hinderance to residency.

I like that it is quick and convenient to travel into central London. I really dislike the surrounding area, the neighbourhood has no modern shops, supermarkets, pubs or cafes and is very scruffy.

It is incredibly noisy, due to the busy dual carriageway

Excellent location with a huge but

The site is generally good, good location that has convenient transport links. The building finishing is well done to a decent standard.. The shortfall is the property agent, R&R, has been disappointing on many fronts. The annual service charge for maintenance is 60% more than the sales materials, which translates to >1.5k expenditure. All complaints have been ignored, and the developer EcoWorld, completely aware has let it happen. So the negatives have far outweigh the positives.

I like the area, it is has many convenient transport links to central London.
