Design of the buildings are good. Very modern and would suit most people’s tastes as it is very neutral inside. Facilities wise I wouldn’t say there is anything for children on the development so maybe something to think about for future developements. Overall, can’t complain.

Please tell us about the good and bad aspects of living in your local area:

First time renter and it’s a great place to rent. Local to shops and transport links to Manchester City Centre and Bolton. Fairly quiet area just parking can be abit of issue if you only have 1 space.

Please share one thing (or more) which you wish you had known before you moved in:

The measurements of rooms so we knew what size sofa etc would fit.

What is the best feature of your home:

Having a back garden and a parking space right outside the front door.

Family estate and quiet at night

The development is very friendly and a lovely atmosphere. Each home as its own parking. Its a very quite development , other than alarms going off quite a bit. They seem to be very temperamental at a few of the property. The design of the house is lovely and done to a very high spec. The gardens are on a slope and do need quite a but of improvement and work. The property management company are very helpful and give excellent customer service . Overall very happy with the service offered by simple life.

Please tell us about the good and bad aspects of living in your local area:

The development is no good for people who don't drive. The nearest shop is a 15 minute walk. If you can drive , everything is very near. Walkden is only a 5 minute drive . The transport links of the guided bus way and 36 is excellent for people who need to commute. The bins get empty on a Tuesday, but on a 3 week cycle. The main bin would be better if every 2 weeks , but that's salford council and not simple life fault. Quite a few family's live here and the children do play out. They are no bother though and cause no trouble, just a bit noisy sometimes but can be expected from a family estate . Its a very peaceful estate of a night time and you have no noice from traffic as its hidden away at top of a crescent.

How has the building management responded to any problems or issues you have raised:

Yes . We needed a few repairs and they sent somebody out within a week. our down stairs loo was blocked . They send somebody the same day

Please share one thing (or more) which you wish you had known before you moved in:

The condition of the back garden. We would still of picked the same development but a different house and not one on a slope. The drainage system is poor in the garden at winter time and a pool of water did gather at the back door. With simple life authorisation we have added decking and addee more of a flagging area to stop the swamp of water

Apart the copy and paste design used to build all the newer developments in UK, I like the modern insulation/materials used to build the house. Thermal efficiency is a good point to consider. Not same quality materials were used to finish, like paints and carpets. Kitchen appliances works well, and the maintenance works as required by the administration when required. About the management, an improvement was noted after changing the company few months ago. Much faster response on issues reported.

Please tell us about the good and bad aspects of living in your local area:

I like the quietness inside the development, not near major roads. Good access to the bus line, close to the properties. Not many local shops, especially on a walking distance. Need to drive even for groceries. Garbage bins collection and waste segregation works well, bins are weekly emptied. plenty of parking space, even on driveways or in front of residence.

Please share one thing (or more) which you wish you had known before you moved in:

I wish they told me about the real condition of the house before moving. Due the coronavirus outbreak, only videos had been shared and was completely different when we moved in. Back garden took a month to be cleaned.

Please share one thing (or more) which you would change about your development:

The hob. Absolutely bad ideia to use this fancy electric glass cooktops. maybe its energy efficient, but not practical. I would prefer an old and good gas hob instead.

Design of the house is very good. All rooms are a decent size. Kitchen and bathroom and both modern. The design of all the gardens look very beautiful and are kept maintained. Management are good, we had an issue when we moved in but was sorted very quickly.

A very quiet area, very close to local transport. A 10 minute walk away from shops etc. Plenty of places to park on the road and every house comes with a driveway.

Please share one thing (or more) which you wish you had known before you moved in:

Don't need to worry about the front garden being cut as the company does it for you.

Please share one thing (or more) which you would change about your development:

I would change the back garden, I would have preferred if there was more flagging to put furniture on.

The design of the building is fantastic, I love how the kitchen is on one side and the living room is on the other. Two seperate storage cupboards which are quite big spaces, very useful and haven't needed other storage. All 3 rooms are great sizes and I use the small one for my office, still such great room! The kitchen is one of the best rooms in the house, so spacious and comes with modern applicances. The bathroom is also spacious and has a seperate shower to the bath which is a bonus. Love all the white walls and clean space. I find it odd that there is the coat hanger in the downstairs bathroom, weird design choice and obviously no-one wants hangers in a bathroom, right? Overall amazing building (a.k.a our home!). Some communication has been slow with the previous area manager but still managed to solve issues with them.

Please tell us about the good and bad aspects of living in your local area:

There are close convient shops nearby, a supermarket is about about 4 minute driver, just down the road. It does not have many restauraunts in the area, apart from your standard takeaways. I haven't used public transport, but there is a bus stop at the bottom of the road, literally a couple of minutes walk and I see them quite frequently, whenever I'm driving past. The train station is nearby, but might take you a while if you walk. Living on this street is actually very peaceful, apart from a neighbour, but we all have them one awkward neighbours. I had an issue were I got back home to find the lid was ripped off my bin and left hanging, which a little upsetting. Parking is great, however the bins can only go in front of mine and my next door neighbours car, so it's really inconvenient when I have to take them out, because I have to pull my car out every time, which is always annoying and due to poor planning.

Please share one thing (or more) which you wish you had known before you moved in:

You are provided with every bit of detail you would want to know about your new home. Full video tours are provided that leave you satisfied enough to make a decision as we couldn't view this in person due to covid. I wish their were some kind of blinds provided for the kitchen doors as I haven't been successful to find any that fit and will look nice, so unfortuntely the heat in summer is terrible in the kitchen and cannot spend more than 2 minutes in there.

What is the best feature of your home:

The best feature is the kitchen, with it having 3 different lighting options, including the spotlights, which are my favourite lights. It is spacious and has all the modern appliances you need.
