Love the flat and the development. The location is convenient for the centre of town. Too many issues take too long to be remedied by the managing agent. The front door entry system is unreliable and when it fails, we’re unable to enter through the front door. The positioning is also extremely poor for visitors/couriers to use. Signage is also poor. Private property signs erected by the managing agent have already fallen off and our apartment number is omitted from the direction signage on the ground floor. Communal interior paintwork is also shabby. Now that all flats are occupied, an internal redecoration is needed. Some of our apartment snagging issues are also still unresolved.

Please tell us about the good and bad aspects of living in your local area:

Good - great amenities, restaurants, shops, theatre and cinema in easy walking distance. OK - on street parking and road noise (we are at the rear of the property, away from the main road). Poor - our parking bay is situated directly under a silver birch. If we park in our bay, our car is covered in bird droppings on a daily basis. This is unpleasant, unhygienic and not good for the paintwork. Despite repeated requests to the managing agents to prune the tree, this is taking too long to resolve. Bin collections are erratic and often the communal bins are over flowing. For the number of residents, there are not enough recycling bins.

How has the building management responded to any problems or issues you have raised:

As above. The management company have been really poor. Slow, unresponsive, poor communication and failure to deal with issues raised.

Please share one thing (or more) which you wish you had known before you moved in:

Better advice on using the hot water heating system. The advice from the estate agents and Barnwood was to leave the heater on constant. Our first electricity bill was enormous! We now use a time switch and our bill has reduced substantially. Had we known that our parking bay was unusable (see above) we would have insisted on a remedy before we moved in.

Location and services are very good, proximate to high street and retail and hospitality. And good access to transport options. Property management in transition to full occupancy has been a mixed experience with some issues around bin storage, infrastructure and cleaning. See above

Promptly with regard to snagging period issues. FM has been slow to respond to some issues.

Great building in Balham

The development and its residents are great, everything from the heated mirrors in the bathroom to downstairs social area with TV and pool table. Property management company needs replacing as they're quite useless, which is hopefully something that will happen in the future.

Amazing location, just minutes from tube & train station, lots of amazing bars, restaurants,gyms, parks and shops in the area. Really safe area where you feel safe walking alone.

How has the building management responded to any problems or issues you have raised:

After chasing yes and all got solved, but I have not had any urgent issues

The people in the building are all super friendly and look out for eachother. Always helping with tips, trick and borrowing tools between flats!

The building has been designed well and flats with lots of purpose built storage. Unfortunately the management of the building has been quite poor with residents having to constantly chase the management company without much help or resolution, it has been disappointing the lack of communication from their part as well as lack of effort and support to agree with our committee on issues concerning the building and charges

Right next to Balham underground and overground so very convenient. Balham is opening up new bars and restaurants giving it the community feel of living in London without having the chaos of central London

How has the building management responded to any problems or issues you have raised:

They haven’t really been very helpful or provided much support. They haven’t even finalised our charges and have been using estimates for over a year with unnecessary charges that have been raised and their rationales for it have been very poor. The last meeting with our management person arrived late and only gave the committee 15 minutes to discuss a number of issues so there was no resolution

The development looks great although it is clear it has not been built to last. Looks fantastic and modern however it has required a lot of repair work already. However, the location is fantastic and the flat looks amazing. Love the view from our balcony

West Ealing is great, easy access to Central London with Elizabeth Line and lots of good areas around locally

Sorted very quickly and efficiently. The agency we go through have been excellent

Try the heating before winter! Lots of snagging but generally fantastic
