Poor design overlook each other no privacy balconies overlook each others gardens so very overlooked feel squashed Houses are thin no soundproofing can hear when someone in the toilet and showering etc. no soul and have a stepford wives feel ?? Overpriced for both rental and purchasing houses have no substance

Asda in walking distance local newsagent for bits on the social housing estate within walking distance parking good have bays but people still park on pavements why? Bin collection good more social behaviour weekend nights

Wish I hadn’t moved in tbh hindsight is a wonderful thing just not for me no community feel as I have no neighbours they all rentals or used for holidays ???

What is the best feature of your home:

The best feature i suppose is that the property is a blank canvas

It's not physically possible to get in contact with LQ Homes in ANY way, they never ever pick up the phone and ignore all emails. Utterly useless in every respect. Avoid like the plague!

It's okay, same as anywhere in London. Yes it has shops.

How has the building management responded to any problems or issues you have raised:

They completely ignore all attempts at contact completely.

I would never have anything to do with LQ Homes because they are useless.

When we bought our apartment in London Square Staines, we were told that we could buy a parking space later on after moving in. When we reached out to London Square months later, they changed their story and told us that we could potentially buy a parking space when all units were sold. Even further down the line it turned out that remaining parking spaces are being rented out to other apartments. Completely dishonest company. Buyer beware.

Please tell us about the good and bad aspects of living in your local area:

It's good living near Staines station and the river thames. Staines is an up and coming area, there are schools and facilities in the area. Windsor great park and Ascot around the corner are also pluses.

How has the building management responded to any problems or issues you have raised:

The management repeatedly used delay tactics and pushed back on us. Four years later it looks very bleak that we'll be able to purchase a parking space.

Of course we wish that we didn't trust the sales team. Don't let these people pressure you and get everything in writing.

The buildings are designed really well so that you never feel like anyone is looking in or too close, and there is a nice green space on the mezzanine. Building management is excellent, with a 24 hour concierge (who are all very friendly and helpful) and very regular collection of bins. Any maintenance issue is dealt with quickly. Property management is excellent too, very efficient and professional. I feel very safe here.

Please tell us about the good and bad aspects of living in your local area:

The location of this flat is perfect - so close to many local transport links (extremely close to Caledonian Road underground, as well as bus links and the overground) and within walking distance of fantastic London locations including Kings Cross, Camden and Angel. There are local grocery stores very close by, and Holloway Road has some great wine bars and restaurants. There is also a small local park 5 minutes away, which is lovely on sunny days. I find the flat really quiet, even on the balcony - it really is an oasis of calm, in a vibrant and well-connected area.

How has the building management responded to any problems or issues you have raised:

Very quickly, efficiently, and professionally - management are always friendly and quick to respond.

I am amazed at how private it feels, as well as safe and quiet, despite the amazing location.

Internal design is amazing. units have good lighting in the Jewel house building. However the court yard access has sounds that gets transmitted to my floor above, even on the middle floors. Property management is average. The purchase agreement initially offered free usage of the gym which was assumed to be run internally. But it has not been the case.

Quite accessible and residential at the same time. No major restaurants within 5mins walking though.

How has the building management responded to any problems or issues you have raised:

It depends on what kind of issues. The concierge staff are well trained. However management sometimes are hard to reach in regards to higher level maintenance problems. Such as lift malfunctions and smells. General hygiene.

Please share one thing (or more) which you wish you had known before you moved in:

The noise transmission in between the buildings within the development. And also the between units above and below.
