Disappointing use of a great location

Attention to detail is really poor. As a 'premium' developer, you quickly realise that it is the plot of land that is premium and not the design or construction. Quality of fittings and fixtures is poor, and general shoddy building work with no QC.

Please tell us about the good and bad aspects of living in your local area:

Bermondsey is a great area with lots of independent shops and restaurants, good food markets and green areas.

How has the building management responded to any problems or issues you have raised:

Very slow, and not particularly effective. And definitely not representing the owners best interests.

Please share one thing (or more) which you wish you had known before you moved in:

Poor design quality - shower taps that are hooked up wrong and cannot be switched due to the space left behind the tiles AND shower taps that mean you have to turn on the overhead and then the hand held to get to the bath tap!! Lack of care and intelligence when fitting secure doors to the development (that can be opened by reaching your arm through the fence!) and bin stores that are in the wrong location etc.

The development is beautiful and the design is good but could be better (small things like built in USB charger plugs as Standard would be nice!). It's not particularly sound proof. I can VERY clearly hear my neighbours. The biggest frustration is the aftercare. I'm over 9 months waiting for a fix on stuff and they are so blasé about it! Little or no speed. The concierge(s) are really nice (Temi is lovely).

The development feels safe and will be good to see when finally complete. Goodish transport links. Very quiet!

How has the building management responded to any problems or issues you have raised:

Not good. Little or no follow up or speed to fix issues. They are always very pleasant but very ineffective and inefficient which is very frustrating.

Distance to subways. Local services Future development plans.

The development has great facilities such as branded appliances, floor heating and a gym. However, the design can be improved as the window in the en-suite in too high for no reason, also there is no electricity socket in the main bathroom which can be quite inconvenient.

Please tell us about the good and bad aspects of living in your local area:

It’s a pretty good neighborhood in general, loads of shops, restaurants, pubs and grocery stores. The only thing is not too close to parks, only few small green area but I wish to have more open space.

How has the building management responded to any problems or issues you have raised:

No - not really. No - not really. No - not really.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that there’s an ongoing construction site outside of the property that will be high enough to block my view and sunshine.

The development is perfectly situated

The development is perfectly situated and the small part that is finished (The Crosse) is personally very well designed. It is sleek and stylish and fits in well with the new contemporary architecture of London. The development is well maintained, however the slight disappointment is that the after care team seems slightly disjointed and inefficient - it can be quite a tedious process getting issues sorted but they will get sorted eventually. The facilities are the disappointment, a cooperative shop was due to open on the bottom floor in September, this has not yet opened. I understand that this is not the building developers fault however. On the same timescale, there was also due to be a residents gym, this has been delayed without a timescale and is rather frustrating.

Please tell us about the good and bad aspects of living in your local area:

Pros: - Great transport links, however these may be slightly affected by the northern line tube closure in early 2022. Meanwhile, you can walk just about anywhere you need to get to. - Bermondsey street which is a hive of energy, buzz and entertainment is a stones throw away. - Set back from the main road so no traffic noise/no anti-social behaviour noise yet. Cons: - This is still a building site so the noise can be slightly unbearable at times

How has the building management responded to any problems or issues you have raised:

Yes, they have responded to all of them, although some have been timely or different people have been sent out at different stages and did not know which stage had been done and which had been. The process seems like it has a lack of communication.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I would have known about the building noise.

The development has lots of potential, but is still being finished and there have been delays in getting the gym opened, 24h concierge etc. The concierge are great, professional and responsive. Property management is relatively prompt at dealing with teething issues arising (intercom faults etc.).

Please tell us about the good and bad aspects of living in your local area:

The area is amazing, a quick walk to Bermondsey Street, lots of restaurants and cafes and convenient with London Bridge Station nearby. The street itself is not as nice, but that might change once all the construction is done.

How has the building management responded to any problems or issues you have raised:

Relatively prompt. Could be faster at times but that seems to be down to the group of contractors required to deal with the issue, some of them being very prompt and others not as much.

Please share one thing (or more) which you wish you had known before you moved in:

Construction delays, I had expected the amenities to be available earlier.
