I moved to Metropolitan House (London square, Ruislip) after getting a job situated in Uxbridge. From a location perspective, it is absolutely perfect. The Ruislip tube station is literally just around the corner and can be reached in a few minutes. The flat is modern, well built and good value. It is well managed and we'll maintained. It ticks all the boxes to be the perfect place for my needs.

The good: the location, the modern design and build quality. The bad: no significant downsides to this development

How has the building management responded to any problems or issues you have raised:

I've never had significant problems but building management has always been responsive in all communication

Please share one thing (or more) which you wish you had known before you moved in:

I thought about this one for quite some time and honestly cannot think of anything that wasn't transparently clear before I moved in.

Good location, some drawbacks

The flats could have more windows as there is a lack of natural light. bin store should have been installed away from flats, as the sound is very loud, and it attracts flies in summer. Good cleanliness is maintained throughout the communal areas

Transport links and amenities are easy to get to. The traffic noise is somewhat loud with doors and windows open, but you hear nothing at night. The bins are inside a locked store and collected weekly. parking can be hard to come by during the evenings and weekends.

How has the building management responded to any problems or issues you have raised:

Had to flag broken pedestrian gate 3 times before it was fixed properly. Other than that all issues have been dealt with and fixed

Not much natural light in kitchen of flat and loud bin stores

The buildings seem well built and well maintained. It's kept clean and feels safe and secure. You get occasional mail from the property management addressing any issue that may have been reported, which tells you that they do pay attention. Overall, it's a pleasant place to live.

Pros: Close proximity to different tube lines, bus stops, high street with lots of cafes. Shared common areas are kept clean with regular cleaning and upkeep being done. Safe, door and gates are secured. Cons: Parking is limited and you get ticketed for parking in your own spot if you forget to display your badge.

How has the building management responded to any problems or issues you have raised:

We haven't personally raised any issues but we know other residents have and they usually send mail stating they have addressed it or how they will address it in the future.

Please share one thing (or more) which you wish you had known before you moved in:

You can get a parking ticket if parked without displaying our badge, even if you're in your own spot.

Appalling attitude by London Square relating to an incorrectly installed heating system at the outset.

Pleasant design, well thought out facilities. The apartments are spacious, light and well-finished. Our present issue is that after five years, we have encountered problems with underfloor heating valves sticking, preventing part of the heating system from working. This is understandable; what is not, is that the hot water cylinder, when the apartment was built, was fitted in such a position that non of the valves can be reached for maintenance. The work necessary to remedy this is c.£2,500. London Square is refusing to make any contribution to this cost, even though they were clearly responsible for the incorrect installation at the outset. This is an appalling attitude, and we are advised to take legal action against the developer.

Good area, good investment, low crime stats, only 30 minutes from Central London.

Please share one thing (or more) which you wish you had known before you moved in:

I would recommend that prospective purchasers check very carefully regarding installations to make sure that any issues are remedied early. This may be difficult in instances where problems only come to light after London Square's liability time frame.

Please share one thing (or more) which you would change about your development:

The apartment is excellent in every way. It is the present shocking and callous attitude of the developer which is our issue. The fact that our issue is "Outside their time-frame" is surely non-applicable, as there was no way of knowing about the badly fitted system before it required maintenance, which is now proving impossible without extremely expensive re-routing of pipework and valves.
