Property Management Services hardly reply to emails or explanation of invoices for service charges Concierge do not have any power to control anti-social behaviour elevating you to contact Rendal & Rittner, residents are running too & fro between them!! Facilities are being paid for the use of free loading general public to enjoy green-clean spaces to bring children to use water jets free swimming leisure activities. Gatherings of public enjoying picnics, music leaving litter rubbish etc… Owners are expected to pay service charges increase to serve these recreational areas which were sold to homeowners as guarded secluded security areas. Berkeley group are making excessive profits!!

I’ve been living and working 12years Royal Arsenal Woolwich SE18 No.1 St now Imperial Building. EL, dlr, trains, buses, transportation absolutely great. My main concerns and Complaints are with Rendal & Rittner who Berkeley Homes group employ to manage all facilities relating lease holders/ services Whenever residents contact RR, passed to Concierge, who vice-vesa. Marketing suite staff have been given instructions to sell these over priced properties they have their own agenda profits. None of these employees live or reside RAR areas. We have brought concrete jungle properties which are recreational areas for general public to enjoy at the cost of home owners , they use and enjoy green areas to picnic/barbecue. Children to use water-jet fountains paddling pools, gatherings with swimming costumes parties, parents meeting place. Local yoga-classes are completely stopped due to screaming screeching kids constantly playing. We have found information from Greenwich Council who have allowed extra building permission to Berkeley group who have negotiated to keep green garden areas with water jets! This is total conned and contradictory information staff provide to new home owners who are buying off-plan at a cost without having time to review genuine plans of this development what a travesty to buy and live. Anti-social behaviour noise pollution and living next to kindergarten 24/7. Early morning to late evening, these areas are now like rave parties, festivals in the park “ Glastonbury “

How has the building management responded to any problems or issues you have raised:

No joy - No email replies ever from Rendall & Rittner All of these new developments are designed for public use at the cost to homeowners services charges! True of the matter once brought Berkeley staff do not care about customers who are duped Sorry we can’t do anything to assist these areas are for public use! Why would we buy new apartments if we wanted to live near “ busy Central Park “

Not to trust marketing suite sales agents! They will say, promise, liars to get you to sign contract for new property at any costs! Obviously they also receive commission on new sales, however no matter how many times you ask for information regarding ambience area - please be aware about development, please don’t trust Berkeley Homes group for sales staff. They’re just like second hand car sales person selling dodge cars!! Do not trust anything they say about these Berkeley properties Unless you’re desperate please rent for 1-month , stay around the area before you choose RAR.

Once very exclusive modern with historical design features to Royal Artillery naval base Army. However Berkeley have No connection with military or any obligation to keep with this themes! Instead building a concrete jungle to make landscapes to resemble Hongkong skyscrapers for lucrative income investment to line Berkely & Rendal Rittner pockets for their shareholders profits!!

Transportation excellent New EL, DLR, trains, buses However this also brings within pubic nuisance Non residents entering area free to roam with families free to set-up public gatherings to meet-up for hours on-end litter noise pollution bad children behaviour consequences undesirable for residents

How has the building management responded to any problems or issues you have raised:

Brilliantly helped Mark excellent advice given and absolutely been following up with our building issues. Sorted carpark issues several occasions. All thankfully resolved. However sales team never listen once keys given to customers. I wanted to go to Trustpilot to say not to buy new properties near river bank from Woolwich development

Area outside the new building Hennessy ( Compass) Public kindergarten area with water jets! We’re were provided wrong miss-sold information Private gated area! Instead no peace noise outside 24/7 noisy with outside families having picnics & barbecues. Fountain for display ambiance children using for paddling pool area unsupervised by adults who are drinking liquor litter etc…

I simply love the design of the area as older buildings have been utilised and revamped and made into apartments. I love the Royal Arsenal area as its very clean and neat and tidy. You will not find any litter on the road what so ever and the best parts its a blocked of area so only residents cars can enter. This means its nice and secluded

Please tell us about the good and bad aspects of living in your local area:

With the new cross rail on the door step and now opened the journey time is reduced into London. The Elizabeth line is a dream. The only bad aspect is that they need to get rid of the older buildings adjacent to the station as they look run down. This will happen over time with more redevelopments ongoing.

How has the building management responded to any problems or issues you have raised:

I have never had any issues living here hence so far so good.

I never knew how convenient this location was until I moved in. You have the Boat, DLR, National Rail, Elizabeth line and a 24 hour Bus service to Woolwich.

I love the development and the layout. One thing I think could be improved is the telecom system to let guests in, I think it could be improved by having a phone in the flat rather than to your mobile.

The community is great, the neighbours are super friendly and helped us a lot in our move.

Which broadband is available in our property and the inventory prior to moving.

The flat us bright and airy. The flat came professionally clean. The neighbours are super friendly.

I feel the development management is improving day-by-day. Even with the stress of Corona, the front desk and security team have been very quick to respond and adapt accordingly. They're not perfect and still room for improvement with regard to process and relationship management between the Property Manager, the Shared Ownership manager L&Q and the front desk staff BUT it is very positive to see such an improvement in such a short space of time.

I love how the area is changing and there is such an array of shops on your doorstep, incl supermarkets, charity shops and little retailers.

How has the building management responded to any problems or issues you have raised:

Appalling. It has taken 2 years to still get a fix for a leak above my window in my bedroom. The problem is still not fixed.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known more about L&Q. There are some gems of employees who try their best to help residents, but unfortunately the rest of the team and management are awful.
