The development has got many great aspects. It has a green area to incorporate nature and greenery, and has a good flow around the road. I would say however that there is definitely a lack of parking on the site. When guests come round it is a struggle to find somewhere not in the way

Please tell us about the good and bad aspects of living in your local area:

At Wensum grange we are located quite close to the bypass, but having said that it is still quiet and maintains a peaceful aspect while being close to amenities.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we had knew about the lack of parking on the site

What is the best feature of your home:

We love our home, we feel that the size of the plot is the best feature.

Dissapointing purchase.

Site not as promised in design. Pay a fee for grass cutting which residents think is well over valued. Lovell customer service has been very disappointing for over 26 months now with snags still unfinished but I think I'm an exception with this. Grounds require improvements as left unfinished due to bad weather and then just not bothered to put the effort or money into it. Residents are looking to review this so hopefully will be a pretty sight in the near future. A fruit orchard is planned at the front of the site so that would be a nice addition providing our ground fees will not be used to maintain a council owned addition to fakenham....(was meant to be allotments)

Please tell us about the good and bad aspects of living in your local area:

Wensum Grange itself has lovely neighbours and is a quiet place to live. No loud cars, vandalism etc. Parking is fair and bin collections are on time and generous with collections. Bus routes are about 10-15 min walk. Fakenham itself always has lots on and is a friendly and diverse community. Childcare and schools are great.

Please share one thing (or more) which you wish you had known before you moved in:

Snagging Appointments are an utter pain and best to get as much done after purchase prior to moving in to reduce stress/cleaning and finding availability that works for you. Photograph everything and you will have to constantly chase them.

What is the best feature of your home:

Brick and flint house is beautiful and fits with tradional norfolk style

The building design is brilliant. The traffic flow is of a nice route, and everybody maintains their properties to a good standard. Inside of our property is a lovely space, which provides a warm, homely feeling due to the way it has been cleverly laid out.

Please tell us about the good and bad aspects of living in your local area:

Wensum Grange is a fantastic place to live, while being close to amenities and a popular town it is also set back so you can still have the quiet and rural way of living. Everybody on the site is happy, and it has a real sense of community. The only thing that could be improved is the maintenance of the grounds from the shrubs when you enter, to the outskirts of the grass areas.

Please share one thing (or more) which you wish you had known before you moved in:

I wish that we would’ve known the direction of our garden. As we believe one of the main downfalls to our property is that the house itself blocks the sunlight. As well as not being able to access our garage from our property or garden - we have to go out of our gate onto our drive and so on.

What is the best feature of your home:

The best feature of our home is that it is on a corner plot, and is detached. We feel we have a good size plot altogether and do not have the risk of disturbing our neighbours.

Spacious and elegant

The layout of the development is great. The way the houses are laid out means no one looks directly into each others houses or gardens, It feels very spacious. When the communal green spaces are complete, they will be a lovely space to sit out and let the children run around.

Please tell us about the good and bad aspects of living in your local area:

We are very close to the main Fakenham bypass making it easier to get about by car. We are also close enough to the town centre meaning we can leave the car at home and take a lovely stroll into town.

How has the building management responded to any problems or issues you have raised:

Very good. All issues dealt with promptly and efficiently.

Please share one thing (or more) which you wish you had known before you moved in:

The house didn't come with bins and they took over 3 weeks to be delivered therefore we had rubbish piling up in the garage. We didn't get to look around the house as much as we wanted due to covid so didn't get a totally feel of sizing etc. This was not to be helped.

Very nice looking estate. Still awaiting the public spaces to be completed and this is taking too long. Parking is terrible on the estate and nowhere for anyone who is having guests over to park without blocking either the road or the pavement.

Parking was factored in when designing the estate, people have to block the pavements when visiting
