Good solid build

M Smith (Tenant)

Jun 2021

Property is pretty good. Nice solid walls, which is new builds is a rarity. Few bits that need to be re-plasted but the builders are happy to come and do this. The property's heating controls were a little difficult to understand at first but once you've got used to it it's all good

Please tell us about the good and bad aspects of living in your local area:

Hardly any street noise. Plenty of property parking, Streets can be a little busy at time but nothing of concern.

Please share one thing (or more) which you wish you had known before you moved in:

Living at the back end of the estate, Sainsbury's is a little far to walk to

What is the best feature of your home:

Best feature has to be the ability to park 3 cars next to our property. Lots of room

Grosvenor park - Crofton Review

Stephen (Owner)

May 2021

Design of the Crofton, kitchen is small for the house size and compromised by downstairs toilet being between living room and kitchen. If toilet was on side where the stairs are, it would open up the kitchen space for kitchen/dining area. Lack of a garage on a crofton means there is little room for storage due to the master bedroom using up the loft. Issue with Batemans groundworks to sort out drain blockage and flooding in carpark. Bricks were lifted and not put back to mark the parking spaces. Area still floods. Other than the design elements, the quality of the build is excellent, the builders were very professional and accomodating for snags etc.

Please tell us about the good and bad aspects of living in your local area:

Good access to Sainsburys which contains all of your basic needs. Also have access to Lidl. Good restaurants, including an italian indian and Chinese. Excellent options for bistro style food from Breckland lodge, white lodge and the mulberry tree. Attleborough train station is relatively close with transport link to Norwich. The estate has a Facebook group and a friendly community. There is a little noise from the A11 but it is not overbearing. Bin collection is good, once a week, alternative weeks of each bin.

How has the building management responded to any problems or issues you have raised:

Batemans groundworks - very poor customer service. Came to fix flooding in carpark. They lifted the bricks, put them back in the wrong order so now the car parking isn't played out the same to mark the spaces. Area still floods.

Please share one thing (or more) which you wish you had known before you moved in:

There are good country walking routes over the A11 footbridge. The advertised lake on the estate is not a lake.

Very good

We are very happy with the design and facilities. From the building and property management side of things we can't fault anything. Any problems we had the issues were dealt with by the team in good time but if they couldn't fix it themselves they got someone else in.

Please tell us about the good and bad aspects of living in your local area:

Plenty of good restaurants/bars near by. Shops are ok but could do with a bigger supermarket. Train station 5 minutes drive away. Parking can sometimes be a problem for people visiting as there is a lack of visitor parking.

Please share one thing (or more) which you wish you had known before you moved in:

Maybe the oven could have been higher rather than low

What is the best feature of your home:

The fact that it's new and ready to move into without having to do anything

Grosvenor Park review 2021

We finally have fibre after 4 years which is great! The site is well thought out and there is plenty of parking. The small parks are usually well looked after, although the landscaping quality could be better in terms of lots of weeds/grass quality. Taylor Wimpey are difficult to contact and get an answer from if needed but the facilities management company seem good.

Please tell us about the good and bad aspects of living in your local area:

Attleborough is a small town, slowly growing to accommodate the new additional housing and residents. The development here is quite quiet and the neighbours have all been great and friendly. Easy access to A11 for Norwich/Thetford and further

Please share one thing (or more) which you wish you had known before you moved in:

The development is generally good, the the neighbourhood plans are either behind or have been abandoned? So come and view for yourself and don’t assume everything in the site booklet is actually here

Please share one thing (or more) which you would change about your development:

The landscaping in the garden was poor quality, uneven, huge amounts of sand used to try to level out. Full of weeds, was a lot of work to resolve

A lovely designed estate with plenty of green spaces. Parking is adequate as we have a long 3 car drive. House is beautiful and well finished. A few small issue where quickly and easily resolved. The road was finished quickly also. Local shops are within walking distance as are both high school and primary schools.
