Poorly Managed with Low-Quality Living Conditions – Avoid at All Costs

Living in this development has been a huge disappointment. To start, there is absolutely no parking available, which is unacceptable for a place like Tolworth that’s already far from the city. If you own a car or rely on driving, this is not the place for you. The rooms are shockingly tiny, far smaller than what was advertised. It feels cramped, and there's barely enough space to move around comfortably. On top of that, the windows are incredibly fragile. I can feel drafts coming in, and it doesn't help that they seem like they could break with the slightest pressure. I also had issues trying to install simple blinds—the walls are so flimsy that even a nail wouldn’t stick. It's as if the place was built as cheaply as possible, cutting corners everywhere. If you're thinking about moving here, I would strongly advise you to look elsewhere. This place is not worth the money, and the quality of living is far below standard. I’ve chosen to remain anonymous because I don't want to deal with any potential backlash from the management, who, based on past experiences, are unresponsive and could make matters even worse.

I wish I was told to stay away from this place before it was too late

Please tell us about the good and bad aspects of living in your local area:

Social live is okay here. There are loads of shops and cafes around. Also a lot of transport and station not too far Parking lately is awful people can’t park anywhere as they get fined however not enough space for everyone so the street is overcrowded with cars can barely drive. Bins are awful it smells disgusting bin area has rubbish up to the ceiling and pile of rubbish outside but nobody cares looks absolutely disgusting

I wish I knew about parking situation. Visitors have no where to park so people avoid coming to visit us as always used to get fine

Nothing arojnd, no woods, pubs, shops... not even a project to build anything and they sold it as if there was anything soon

Please share one thing (or more) which you wish you had known before you moved in:

Status of the house before singing as they made you sign otherwise they threaten you may have to pay fees. We signed and then we saw hoyse was still unfinished so we couldnt move.

What is the best feature of your home:

Customer services is the only good thing. Design is poor, and home was not ready they only want to comply with dates so they are not getting a fee but they threaten if you don't sign we have to pay fees

Please tell us about the good and bad aspects of living in your local area:

Pros: - great views of Southern park, the ecology park and Canary wharf - nice walks around the riverside - very family-friendly, lots of green spaces, a few playgrounds for the children, a nearby nursery, pharmacies, a GP practice and dental practice. There are also primary schools nearby. - within walking distance of North Greenwich tube station and Cutty Sark - in close proximity to the O2 arena which has a range of shops - availability of grocery stores near us, IKEA within walking distance - 30 min walk from Greenwich park / Cutty sark - the streets around the development are very quiet and clean and feel safe in the evening Cons: - parking in the development is very restricted unless you own your own parking space. - very few bins have been installed around the development (particularly Rennie street) - while our building is finished, there is ongoing construction next to us and the street in front of the building is still being built. This has made deliveries difficult at times as drivers can't find the location of the building easily. - Blackwall tunnel closures on some weekends make car travel difficult.

We wish to have known how long the building works next to us would go on for.

What is the best feature of your home:

The best features of the home are many - open plan, nice views, warmth, modern-looking spaces.

Location fantastic, near a canal and overground. Population is a mix of young gentrifiers and former social housing ppl.

Please share one thing (or more) which you wish you had known before you moved in:

I would have liked to know about thin walls, leaks obviously and the two years scaffolding for cladding and then balconies for which we got a meagre compensaiton (less than 2pct of the rent for the time spent with no light)
