Beautiful apartments with poor property management

Beautiful new apartments with great design and nice new building but very poor building and property management. If the communal areas of the building would be managed better by building management team would be a perfect place to live in the middle of Croydon old town.

Please tell us about the good and bad aspects of living in your local area:

Amazing location with good transport links to basically anywhere. Close to the supermarkets and bars and restaurants.Big minus - no parking.

How has the building management responded to any problems or issues you have raised:

Building management most times is not responsible and lacking communication.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew how poor building management will be. It’s a shame because apartments are beautiful but communal areas are very poorly managed.

Design fine, annoying to let people in as separate locks on entry doors once you are out of the lifted Optivo are abysmal and ruin what could be a great place to live. Lifts constantly broken, parcels stolen regularly due to a broken entry door, rough sleepers and vagrants, bins over flowing, roof terrace closed as it has been condemned. No responses to complaints, issues lasting ages with no fixes. Incredibly poor, even at the low standards we have for property managers.

Please tell us about the good and bad aspects of living in your local area:

The local area is fine, there’s a tram stop right outside the door which is handy when it rains to get to train stations. East and west croydon are 5-10 mins walk away. Lots of shops and so on. Bin collections often missed, lots of traffic noise from major road outside, lots of parcels stolen from lobby, optivo do very little about broken door which lets people in.

How has the building management responded to any problems or issues you have raised:

Very rarely respond, need to be chased multiple times before following up. Never communicate when repairs happen or will happen, don’t care that parcels are stolen. Never fix the door which is the MAIN PROBLEM. They are a nightmare and the worst building management I have ever experienced. I feel sorry for those that pay service charge as they are being completely and utterly ripped off.

Please share one thing (or more) which you wish you had known before you moved in:

That the road gets very busy at peak times and is quite loud the higher you go. I might have gone for a lower flat if I’d known.

A great place to live (especially on discount market rent!)

The property is well designed and insulated. I love the high ceilings which is a rarity in a new build. I cannot hear any of my neighbours (though they may not have moved in yet!!) and the apartments seem to be well spaced out with my own not seeming to share many party walls. I really love the large bathroom which includes a bath and loads of storage behind the mirrors, impressive to have in a studio. The kitchen is great with WM, DW and large FF. However there are only four useable cupboards as one houses the boiler which can make fitting everything in a bit of a squeeze if you have a lot of stuff (like I do!) The prices of the rental properties are unbeatable - you won’t find anything cheaper at this quality of finish! For a studio flat I have loads of room, visitors have been so impressed with the large space I have here. There is a large bike store which is handy, but no concierge or parcel holding facilities. There have been a few snagging issues, with window seals being a bit wonky but property management have arranged to fix these quickly. The lifts also appear to have broken down but again has been fixed relatively quickly.

Please tell us about the good and bad aspects of living in your local area:

All of the shops of central Croydon are minutes away with a fairly large Lidl only 3 minutes walk from the property. Lots of bars nearby, including the fantastic Mr Fox bar (their cocktails are great!) There is Wandle Park nearby, and IKEA and various other ‘big box’ stores are about a 25 min walk/5 mins by tram away. There is a tram stop heading into Croydon and beyond outside the flat which is handy. However if you are on the side of the flat facing it, the rails can be quite squeaky! Parking is available opposite the flat, it costs about £17 for overnight. Traffic noise is again quite loud if you face the road, which is a 6 lane freeway. But, you get used to it.

The road noise at weekends is quite loud all night (however with window seals fixed this should ease) I wish I’d known the boiler cupboard was in the kitchen, so I could have planned my kitchen storage better!

What is the best feature of your home:

High ceilings, large living space, lots of storage, large modern bathroom, all white goods provided, brand new.

Very pleased with flat!

The development it’s self is very well designed and thought out, The flats are very spacious and has great storage built in. The developer have also thought about how the spaces will be used and have utilised the spaces with that in mind. The added security of needing a key to get past every door and onto each floor is reassuring that it’s safe and secure. The children’s playground and roof terrace is well placed and seems to have been thoughtful of families and young professionals. The building management company are very responsive and although I haven’t needed to have much contact with them, the contact I have had was professional and responses where timely.

Please tell us about the good and bad aspects of living in your local area:

This development is in a great area, really close to tram, bus and train links into Central London and further a field. It’s very close to local shops and Croydon Shopping centres Central and Whitgift. There is a good number and mix of bars and local pubs. There are a number of local parks which are in walking distance or a bus ride away including Wandle park and Lloyd’s park. Living on the street is great, minimal noise from the street and I have never heard a neighbour since I have been here (4 months now) The bins are collected regularly and there are plenty so there is always somewhere to put your rubbish, the only downside is there is limited parking on the development but there is a paid car park very close which is reasonably priced for any visitors you may have.

I wish I had known who all my utilities suppliers were as it has taken a while to find out or an account be set up for me.

Please share one thing (or more) which you would change about your development:

The door access for deliveries- to be able to delivered to the door without having to go down and let the delivery man in, in person. Also being able to have access to all of the floor I live on from both entrances.

Design is quite nice. Back garden is very nice. It’s quite annoying that there is no parking facility. Cosy home. A window inside the bathroom would have been good too. Carpet is ok. East to clean the walls. Very easy to clean around. So far it’s been good

Shops are very close. Great that the tram is just in front - east access.
