Lovely new development in a great area of Cambridge

The apartments are well-designed, spacious and have attractive, modern fixtures and fittings. The 'winter garden' style balconies at some of the properties are really lovely and give the apartment much more space, with great views of Cambridge on our side. The green areas are still being finished up currently, but seem very nice and it's lovely to see children and people with their dogs around. We haven't interacted with building management yet.

Please tell us about the good and bad aspects of living in your local area:

There is a great range of independent shops, cafes and restaurants in the Mill Road area, which is a 15-minute walk away. There are buses to central Cambridge and the train station is a 25-minute walk away. The development is very quiet in terms of noise from people, but there is some noise from the nearby train line. However, the sound insulation is very good so this is quiet with the windows closed. Bin collections and parking are handled through the development.

How has the building management responded to any problems or issues you have raised:

We haven't had any issues or problems with the building yet.

Please share one thing (or more) which you wish you had known before you moved in:

It's worth making sure you hear the train noise with windows open as well as closed - it doesn't bother us much but the windows being open does make a big difference to the sound level.

Overall we are very pleased - the interior and exterior of the apartment are lovely and we have had very few snagging issues, all of which were resolved quickly. Our only issues have been with the management company, who have sometimes been slow to resolve issues e.g. water entering the underground car park.

Really lovely local area with independent shops, cafes and restaurants. Nearby to a big open green space, as well as the smaller green space as part of the development.

Please share one thing (or more) which you wish you had known before you moved in:

Would definitely recommend ensuring you go while the trains are running and listen with the windows open - doesn’t bother us but it might if you’re sensitive to sound

What is the best feature of your home:

We love the winter garden (enclosed balcony) area - really useful for storage and extra space

Fantastic development close to Mill Road

Timberworks is an open space, with a playground for kids, a nursery, and close to Mill Road. The house is well isolated, it is very warm during winter, allowing to save money on heating. The winter garden is a fantastic idea; you can use it mainly in the summer, but in winter you can connect a heater because there is a plug

Cambridge is a vibrant city, with beautiful colleges and large green areas. It is very easy to move around with the bike

How has the building management responded to any problems or issues you have raised:

The building management has responded to most of the problems or issues I have raised. However, there are two pending issues that are taking longer to be resolved and this needs an intense follow-up with them to ensure they get resolved

Modern, comfortable new-build in Cambridge by a builder that delivers as promised

- The development is simple and unobtrusive to the eye - The interior of the flats is simple, comfortable and straightforward. Everything was ready to move and live in without any fuss - The winter gardens are amazing - such a rarity and much appreciated - There's a park/recreation area/children's playground being built in the middle of the development which will be lovely - The finished flat is basically identical design-finish-fixture wise to the Demo flat we'd visited in the beginning, no surprises - Underfloor heating is such an understated luxury and we love it - Underground secure parking - No concierge but the Sales Office and the Developer's representatives on site are very helpful - It seems that the Developer and the Council have respected the local flora and fauna during the construction. Most of the trees left intact, green roofs, more plants being planted in the park. There are squirrels, birds and foxes abound and it makes us happy - Much appreciation for the quality of the patio windows and doors. The train lines are less than 10 metres away from the property and when the doors and windows are closed we can hear nothing. - Every white appliance was installed perfectly and all I had to do in order to use any of them was simply to turn them on - Air filtering cleaning system - Fibre optic broadband boxes pre-installed in the flat

Please tell us about the good and bad aspects of living in your local area:

Good: - 10 mins walk away from Mill Road with all its cafes and small shops on the one side, and to the Beehive and Cambridge retail park with all its big stores on the other side. 90% of what I need in our day-to-day is in comfortable walking distance. Many options to choose from - cafes, brunch places, restaurants, supermarkets. - About 20 min walk from Cambridge train station (will be even quicker when the footpath opens). - 5 min walk to the gym. - No traffic noise (except for the trains) - No anti-social behaviour so far. Neighbourhood feels safe - I've walked home from central Cambridge a couple of times after midnight, no weird feelings - Under 10 mins walk to Coldham's Common park which is great for exercising and cycling - Lots of trees, shrubbery, open spaces, no tall buildings Small issues - The bin collection is a bit of an issue as the bin store gets so full from recycling materials that access to the very room is difficult. Hopefully will be resolved once most owners have moved in and there are fewer boxes. - Need for slightly better signage for the Cherry Blossom Building flats specifically, but Developer has committed to resolve. - Visitors parking is ok for now, likely to become an issue once all the flats are occupied since there are few spaces overall. - We have sometimes observed electric mopeds driving around at night with no helmets or lights on.

How has the building management responded to any problems or issues you have raised:

- The customer service has been excellent so far - any issue raised has been addressed quickly and helpfully - So far we have been notified in advance about any work being undertaken in any of the common areas and have been able to plan accordingly

New-builds have teething problems with postcodes and are sometimes hard to find - issue mostly resolved after the first few months though.

Fantastic development close to Mill Road

The development is very well constructed, robust and beautiful. Windows are strong, the apartment is warm. Some homes have winter garden, which are great for the UK weather. The surrounded landscape is very well designed, we have a children park and a nursery. Parking has electricity charges

Timberworks is very close to Mill Road, which is full of restaurants and bars, but far enough to live in a quiet neighbourhood. There is a bike lane and more that is planned by the city council. We are also very close to ASDA, M&S, Aldi, BM, TKMaxx, we are in front of them but we do not have a bridge or underpass in front of us so we have to go to Mill Road or Coldham bridge to get there because of the train lines. Not far there is Nutfield gym with a pool, and we have a large park on the north of the development

How has the building management responded to any problems or issues you have raised:

Yes, indeed very fast and usually very efficacious

I think I new everything more or less, there were no surprises
