- Building looks great to look at - Cinema could be open until midnight - It does feel a little like a hotel here - Building management are 10/10 - LOVE THEM ALL - Property Management I unfortunately do not rate. Increased rent, but constant problems.

Please tell us about the good and bad aspects of living in your local area:

I will start with the good, unfortunately it's the only good. The concierge team are incredible, extremely helpful and have taken care of me perfectly since living here. Unfortunately, that can't quite be said about the team looking after the entire building. Water tends to go off monthly and the gym has had leaking issues twice, the first issue took weeks to repair and now I have been told the gym is closed, yet again. If I could justify the price per month of these properties based on the concierges attitude, then it would be worth all the money in the world. However, living here really isn't worth the cost based on the habitual issues. Rent was also increased recently, which is extremely disappointing given the circumstances.

How has the building management responded to any problems or issues you have raised:

They help every single time, never put a foot wrong

Please share one thing (or more) which you wish you had known before you moved in:

The natural light in my apartment is poor, but that's only a fault of my own. Double check when viewing these properties.

It's well looked after development with friendly and helpful people, superb access to restaurants, shops and bars, as well as high-quality, homely apartments. I love that living here means I have a warm, secure and stylish place to call home. I can't wait to see how the area develops further.

Please tell us about the good and bad aspects of living in your local area:

There are lots of supermarkets and shops just a stones-throw away, and the heart of Shoreditch is only a short walk down the road. The soundproofing isn't as good as expected - we do hear other people's music and them coming in and out.

Please share one thing (or more) which you wish you had known before you moved in:

There is a company different to your regular energy company that you have to pay for heating and hot water.

What is the best feature of your home:

The wine fridge - it's that extra touch that makes all the difference.

Very disappointing for the rent level

This place is just made to look pretty but the finishes are of very poor quality. Since before moving in, there were scratches and marks on the walls and the windows. There are weekly issues with warm water which just randomly stops working. Windows cannot be opened to be cleaned by tenants, so we sit and wait with dirt on them for six months until the next professional cleaning is done. Bedrooms are incredibly small - in the main bed my feet reach beyond the edge, while in the second bedroom they couldn't fit 2 nightstands on each side because the room was so small. Due to the pandemic, all facilities like gym and cinema needed to be closed so cannot report anything on that. On a positive note, the Concierge team is always lovely and helping us as best they can. Amazing people, kind and always joyful.

Supermarkets are disappointing in the area - only Tesco, Co-op and Sainsbury. Closest M&S is at Old Street station - 15 min walking. Few good restaurants, most bars into Shoreditch area. Traffic can get pretty loud on Hackney Road. Trash bins are overflowing sometimes because collection is not organized often enough for an entire building working from home every day of the week. The only decent thing about it is location - pretty close to Columbia street market and the City, and connections are good with bus and overground very close.

The place is just made to look pretty but the finishes are of very poor quality.

What is the best feature of your home:

Concierge team is awesome! Location is decent and access to transport links - bus and overground are very close. No underground though, that is 15 min walking to Old Street station.

Thank you for your responses to this survey and I am sorry to hear that your home had marks on the walls and windows when you moved in. The Regal London customer care team work closely with agents to ensure that any snagging issues are addressed if they are made aware of any issues. I also apologise for the interruption to the hot water supply at Shoreditch Exchange. On all three occasions the water was restored within 2 hours, but I understand that this is none-the-less frustrating. Unfortunately, with all mechanical and electrical systems, faults do occur and our aim is to respond as quickly as possible. I know that the concierge team work extremely hard to help everyone and they will really appreciate your positive feedback. I would also like to reassure you that the Building Management team are pressing Hackney Council to increase the number of bin collections and hopefully once their services are fully restored, the bin situation will improve dramatically.

The management of the building are very friendly and responsive, and helpful. They are proactive in anticipating problems and great at communicating. There is a nice gym in the building and the roof terrace is great.

Please tell us about the good and bad aspects of living in your local area:

Location is optimal to enjoy the restaurants, shops and bars that Shoreditch has to offer. The location is relatively close to parks as well. Hackney road can be a bit noisy but that's city living for you. Also the proximity to the overground is great.

Please share one thing (or more) which you wish you had known before you moved in:

the construction noise that would be caused by the commercial properties being built on the ground floor.

What is the best feature of your home:

The home is new, and the kitchen is high spec. It also get's good natural light.

100% recommend but not perfect

My overall score for the development was excellent, because the place is modern, well kept, with lots available in the area. I love everything inside of the apartment, and it’s really starting to feel like home. Outside of the apartment does feel like a hotel, and there’s no freedom to change that and give personal touches as it’s deemed a fire hazard (for example, doormats). I do feel the cost is rather high, and it is unfortunate that the facilities (gym, cinema and lobby usage) are closed with no plans on being remediated for it. Other facilities (ie rooftop garden) can be a bit more difficult to access depending on apartment location in the building. There have also been several issues with water (temperature issues or no water running across the whole complex). These have been addressed efficiently, with good communication from the team, but also not issues reflective of the price. Perhaps communicating if it was a building error or a wider issue out of their control would address this feeling. Overall, I would definitely recommend living here, but to keep in mind the price does not make it perfect.

Please tell us about the good and bad aspects of living in your local area:

Everything is practically on your doorstep! Local shops (Tesco, 2 Sainsbury’s and a Coop) within a few minutes walk, Hoxton overground a stone throw away, and some really lovely parks within a 20min walk. Also so close to Dalston and Shoreditch, where numerous amazing bars and restaurants are. Overall, everything you could practically need from an area is right here. However, the parking options are lacking, the bins often full (although I think this is partially a covid issue), and some anti-social behaviour on the street that can get a little uncomfortable. No traffic noise if the windows are closed though!

How has the building management responded to any problems or issues you have raised:

Aside from one delay, very efficiently! It has been really lovely knowing and feeling like the team care and are able to address problems quickly.

Please share one thing (or more) which you wish you had known before you moved in:

I was told on the viewing that bbqs on balconies and drinking on the rooftop were allowed, and only upon getting the contract saw this was not true. In the grand scheme of things it did not matter to me, but tainted my opinion ahead of moving in, so please try to make sure the truth is being told at viewings.

Thank you for your feedback which is really useful. I am sorry about the recent issues with the hot water. Unfortunately mechanical and electrical issues do happen and we will always respond as quickly as possible and endeavour to keep you better updated. Unfortunately no BBQ's are allowed due to the potential fire risk for all guests. I also want to reassure you that the Building Management Co is working hard with Hackney Council to increase the number of bin collections and hopefully once their staffing levels are up to normal, following lockdown issues, this will improve.
