Property management are sometimes slow to answer emails or requests but are generally helpful. The design of the development is really nice and the new flats that are being built are all very nice. The concierge is a nice touch, they are always friendly and ready to take parcels when we need.

Please tell us about the good and bad aspects of living in your local area:

There are an increasing number of small local businesses around the development. I particularly like the local wildlife, there are ducks and swans in the dock. The streets are quiet and feel safe.

How has the building management responded to any problems or issues you have raised:

They take a while to respond and sometimes need prompting but do eventually reply.

Please share one thing (or more) which you wish you had known before you moved in:

I didn't know just how much I would love living here.

What is the best feature of your home:

The flat is very spacious, especially for London and open plan which is nice

The design of the buildings are good. The size of the apartments are the strongest features. You get an equal proportion size for every room including the storage. The amenities could be better. The paint on the walls are low quality and so peel off easily, quality of the bathroom faucets need to be upgraded. Property Management isn’t too great! The customer service could be better in terms of helping home owners by being prompt in their responses and ensuring buildings are cleaned to the highest standard given the service charges. Though I would say, regular newsletters and the recent events organised within the community have been quite good.

Overall, Royal Albert Wharf is a very nice development. There is a decent amount of cafe, restaurants and shopping centres available to stay within the community. The river view is probably the most attractive feature but also easy accessibility to the DLR with the help of the Elizabeth Line, this has made life easy. The downside is the smell from the Beckton Sewage, if this could be resolved then this could improve life here. You find anti-social on the odd occasion though I feel management can do more in terms of employing the right security so residents feel safe.

How has the building management responded to any problems or issues you have raised:

Sometimes they are prompt. Sometimes issues take time to resolve for example a faulty lift should be fixed on the same day.

Please share one thing (or more) which you wish you had known before you moved in:

Parking is a nightmare around here. If you don’t own a bay then the chances of you getting a parking space is low. Particularly if you have guests.

Nice area but poorly maintained

Overall living here is great, facilities are decent, gym is packed most times but well equipped, people are nice. However, royal wharf buildings and outdoor areas are constantly dirty for some reasons. You can see obvious stains on doors, walls and the streets on a constant basis. More cleaning and maintenance needs to be done by the management.

The development could definitely have a larger grocery store and more restaurants! Currently quite limited in options.

How has the building management responded to any problems or issues you have raised:

I have had my parcels stolen from the lobby for 5 times now over the course of 1.5 years, management has CCTV footage but refuse to provide me any information. I’m only limited to reporting to the police but that puts myself in danger as the thief has my address details.

Please share one thing (or more) which you wish you had known before you moved in:

I wish the maintenance of the property would have been better.

New security have made a slight difference positively, very attentive to incidents and asbo cases, loiterer’s etc. Nice buildings and a recent improvement in estate management. Would be good to have more local shops in the vicinity including a gym. Station is close by.

A good area to live in, aesthetically pleasing look to development and buildings. Parking is limited or very expensive to rent, good connection to central London, superstores are close by.

Love the nook of London

Very easy on the eye, love the flow of all the buildings and how it feels like a little village with the shop, cafe and restaurant and parks. Love all the expansion and how a small village has been built around the docks. Love how there’s constant security and support all around.

Everything is great, love the quiet nook of London
