Notting Hill Genesis

Notting Hill Genesis was founded in 2018 – a merger between Notting Hill Housing and Genesis Housing Association. It exists to provide new communities characterised by quality, affordable housing, and operates across London and England's South East regions. Notting Hill Genesis developments Notting Hill Genesis developments on HomeViews include Zenith Close – a peaceful, purpose-built neighbourhood in emerging Colindale, and Brackenbury Square, a centrally located community in London's W12. "Overall it’s a good building and a nice community to be part of. It’s in a good location and there’s a nice courtyard area. Very close to station and amenities." – B.G, verified resident at Zenith Close Notting Hill Genesis reviews "Camberwell fields is a great community which you don’t often feel you get in the London area! Lots of green spaces within and around the development. We haven’t had any issues yet with the flat. The amenities in the area are pretty good, you’re within a 10 min walk to the restaurants and coffee shops of Camberwell and a Morrisons. The only down side is that it’s not that close to a tube or overground station so can’t give it 5* for that reason but loads of buses to choose from." – Maria Volkova, verified resident at Camberwell Fields Find out more about Notting Hill Genesis developments by clicking on the properties below. Need commercial spaces filled!

TJMP (Shared Owner)

Oaklands Rise, NW10

Jul 2024

The building has one concierge for all of the development and we have a very high service charge (that pays for all residents on the development to use). We need an on site gym and the commercial spaces to be filled as they have nor been since the development opened.

Please tell us about the good and bad aspects of living in your local area:

No commercial spaces have been used yet, so no gyms, doctors or shops close by. 1 bus route close by, 10 min walk to Willesden Junction and 15 min walk to North Acton.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we knew that the rental and service charge would increase dramatically in a short amount of time

What is the best feature of your home:

We have a large sun terrace that is south facing and have a large open space living/dining area

The building is well managed with timely collection of bins

The building is well managed with timely collection of bins. The lifts go bad sometimes but it gets fixed with priority. The concierges are very helpful and receive packages on your behalf. There is currently a pest problem that I wish management would look into and do something

Please tell us about the good and bad aspects of living in your local area:

The building is well located with lots of supermarkets nearby. There are a lot of bus stations and tube stations nearby as well

Please share one thing (or more) which you wish you had known before you moved in:

The building is well placed with easy access to supermarkets

What is the best feature of your home:

The best feature of my home is that it is quite spacious

The building management has some issues with pests and lifts repair but they eventually get to it. Otherwise the building is well equipped with gym and concierge services. The space is maintained and gets cleaned regularly. The building is equipped with decent facilities.

Please tell us about the good and bad aspects of living in your local area:

Lots of supermarkets nearby and the westfield is 10 minutes walk away. There is well connectivity with buses and tubes stations nearby.

Please share one thing (or more) which you wish you had known before you moved in:

The view from the building is amazing and the flat is spacious.

What is the best feature of your home:

The best feature of the home is all the celling high windows with a view of the London.

The building is designed well but has been a building site for over 3 years

Pete M (Tenant)

Stratford Halo, E15

Jul 2024

The building is designed well but has been a building site for over 3 years due to slow cladding workers that are not managed or challenged for their slow work performance (2 workmen doing one panel, while 4 supervise is really not good use of time). The property team are not very efficient and stuff never gets done but if you are fine with that then the building has a gym and is flats are a good size.

Please tell us about the good and bad aspects of living in your local area:

Halo is right by a Tesco Express and have a great selection of restaurants and bars near by at Westfield and East Village. Transport is great and there are many options to get into Central London, Heathrow, London City and Stanstead Airports. There is quite a lot of traffic noice including loud exhaust most hours of the day

Please share one thing (or more) which you wish you had known before you moved in:

Cladding works taking over 3 years, building work noice, poor building security and lack of management experience to manage a 42 story building

What is the best feature of your home:

Having a gym on site and the transport links. That’s it!

Another high rise that is ageing badly…

PGF (Tenant)

Stratford Halo, E15

Jul 2024

Development has got gym and a play room and reception. Building itself aged over the past few years. The issue of the cladding and glass panels made the building like a constant construction site for over 6 years now. No A/C so it gets extremely hot during summer months. Property management needs a good training.

Please tell us about the good and bad aspects of living in your local area:

Good location, on the new part of the high street. Small Tesco by the building, bus stops. It gets noisy from the street from the traffic, even when living on the higher floors

Please share one thing (or more) which you wish you had known before you moved in:

It gets extremely hot during summer months. Constant problem with lifts. There are newer buildings with better amenities.

What is the best feature of your home:

The views are pretty good. It is good to have the concierge. Security is also pretty good.
