Historically a poor estate, they are trying to make it better

Poor heating and hot water management (pipes and facilities built to poor standard) Previous issues with site management. The new manager is very good and the best so far. She is amazing and so helpful. She is the light in a tough estate. Very bad anti-social behaviour issues. People fly-tipping / people kicking resident doors / serious assault on residents by people outside estate.

Very good range in local shops and restaurants. Would like more bars but it is still very good. Poor security in the estate that allows anyone to come through and can create anti social behaviour issues

How has the building management responded to any problems or issues you have raised:

Previously the building management has been very very poor. This new manager has been a shining light in an otherwise poorly managed estate. Previously, the management never responded or listened to resident feedback. Now they are improving this with weekly in person meetings. They are quicker to respond on email and they are more empathetic to resident issues. The new manager has been a big help in changing the mindset.

Please share one thing (or more) which you wish you had known before you moved in:

Notting Hill Genesis do not care about resident safety and do not make efforts to acknowledge that or address the issues. Especially for ASBO type issues. I would never have moved in if I had known the poor safety management aspect of this.

Great place to live with easy access to London

NHG are the managing agent for Zenith house. While every management company has their own nuances, NHG do a good job addressing issues as they arise and keep residents well informed. There is also a concierge and security available every day of the week who can be contacted to deal with any issues.

Please tell us about the good and bad aspects of living in your local area:

Zenith house is 8 mins walk from the tube station so very easy to access underground. Lots of super markets and new restaurants as well as a Oriental Food Hall within less than a 5 min walk. Off street parking is available for those who don't own a car park. Bins are stored in a dedicated store room and cleared once per week.

How has the building management responded to any problems or issues you have raised:

Snaggings were tracked and cleared within a few months of moving in.

That the area is under redevelopment and therefore likely to have significant growth (positive) in the next decade.

Superb living at Zenith Close!

The property have huge living space. The view of central London from our window is superb! All apartment have floor to ceiling windows, modern spotlights on every room and high spec under floor heating. Has security/concierge on site that helps maintain the security. Great location and has gym on site. Perfect if you are gym fanatic like me. Has a community feel and kids friendly courtyard. NHG who are responsible for managing the development started out poorly, but this has greatly improved in the past year. Only 8 minutes to Colindale underground station on the Northern line.

Only 8 minutes walk to Colindale Station on the Northern line. 25 minutes tube right to central London. Close to Bang Bang food hall.

We enjoy living here.

What is the best feature of your home:

High gloss finish kitchen cupboard and ceramic work top. En-suite bathroom. Underfloor heating in every room and modern spot light lighting.

Overall, the building's design and facilities are acceptable; however, they are not maintaining the blocks properly, and when you are raising a repair, the management can not handle it smoothly. Finding parking is challenging and become difficult day by day.

local shops are amazing, the transport link is good. difficult to find parking and traffic.

It is poorly designed Pipes for heating and hot water always break and leak. Car park gate always broken Anyone can come through and carry out anti-social behaviours The management are slow to react. People have been murdered at the development. The numbering of the properties are so bad that Amazon / Royal Mail and food delivery places cannot find the right homes so post / delivery and food deliver does not get delivered to the right homes.

Location is good. The rest of the place is a disappointment. Car park gate always broken. No heating or hot water Defective homes Leaks in water pipes for both homes and communal areas

Moth problems Issues with heating and hot water Anti-social behaviour The defects in the homes. Leaks in pipes in the homes and in communal areas. They do not upgrade the communal satellite facilities. Seagull pest problem.

What is the best feature of your home:

It has a nice location. The location has good travel links and there is a 24 hour gym.
