My home is owned by the council, but upon moving in we had alot of snags that needed to be sorted, but we never had anyone come and fix these. Eg alot of cracking on the walls. The French doors expand massively with the sun shining with them being dark plastic so do not close properly with out slamming. Other than that a lovely house, great size and layout.

Please tell us about the good and bad aspects of living in your local area:

Lovely estate, but the up keep of The footpath is somewhat lacking. Especially the lighting, as someone keeps smashing up the lights. Traffic from the a66 can be loud but it is something you get used too. The estate as a whole is lovely, perfect location. All services like bin collection work smoothly.

Please share one thing (or more) which you wish you had known before you moved in:

Just the noise of traffic if your closer to the a66, but it's something that you do get used so isn't too much of a issue.

Green neighbourhood

Development is very pleasant to the eye, with lots of greenery (woods on the outskirts, self seeding meadows in the development itself). Children playground is available. Houses are made of slightly different brick colours so not to be identical but it all comes together nicely.

Cockermouth is a lovely quiet town, green and walking friendly. Good community for young families and close to Lake District.

How has the building management responded to any problems or issues you have raised:

Response has been slow and still have outstanding issues, unfortunately.

Please share one thing (or more) which you wish you had known before you moved in:

Make sure you know building standards and regulations and check if all are fulfilled (e.g. drainage in the garden, amount of top soil, insulation in the internal walls and ceiling between floors)

Lots of snags when 1st moved in, took 18months for some to get sorted. Happy with house now, lots of space and good size bedrooms. House very overlooked by neighbours behind and garden on a slope so difficult to design. Poor soil. Convenient place to live.

Easy access into town. Good path. White traffic noise but a quiet estate in general.

How has the building management responded to any problems or issues you have raised:

Good customer service phone line but some matters took 18months to get sorted

Some very obvious design flaws - light switch to back of house on wrong wall; USB and TV points in master bedroom on wrong wall; window in bathroom hard to access; en suite has huge washbasin leaving cramped space for toilet; no TV facility in 3rd bedroom etc etc. Facilities - play park - no children so waste of time personally- rarely used. Building management patchy. Property management poor, everyone in this street asking what are we paying for as they cannot see any value.

Please tell us about the good and bad aspects of living in your local area:

Good facilities in the town for shopping, dining etc. poor transport links but not unusual for this county. Parking on cul de sac good but road leading up problematic with cars parking on pavements. Bin collection good. No antisocial behaviour. Traffic noise for me personally not a problem but proximity to A66 will be difficult for many houses.

How has the building management responded to any problems or issues you have raised:

Patchy response to snagging. Sometimes good but still outstanding issues 14 months on. Road and pavement still not completed and hazardous. Dead trees in garden still not attended to.

Please share one thing (or more) which you wish you had known before you moved in:

Wish I had realised how many snagging problems there would be. Bought one new build previously and snagging completed within 4 days. Feel as if first 6 months here was completely taken over by problems and still not finalised after 14 months.

Overall estate design is quite pleasing if somewhat derivative. A good mix of designs and sizes, though parking issues seem to blight almost the entire estate. The house designs are efficiently compact but of poor quality with little to no effort to resolve issues.

Situated on the edge of a lovely market town, though for some reason the locals seem quite opposed to it.

How has the building management responded to any problems or issues you have raised:

From my perspective after an initial flurry to make the property habitable it’s been a continuous stream of deflect, deny, lie

How genuinely poor the build quality would be.
