Facilities and management are generally good. Good design within each apartment. Especially grateful for the good pacel hub service which I observed are very well used by the occupiers. With the completion of some of the ongoing developments, the general views from the apartments will be much better.

Please tell us about the good and bad aspects of living in your local area:

Location is tops! It's easy commute and close to literally anything you'll need - both amenities and space. Would be good if we could have a few visitor lots for our guests within the vicinity.

How has the building management responded to any problems or issues you have raised:

Not much help rendered when asked for help on the pin code access for guests.

Please share one thing (or more) which you wish you had known before you moved in:

There should be clearer communication on the BT fibre layout for the buildings. Would have saved us a lot of trouble of identifying a service provider.

If you are a couple, or sharing with friends, young professional, then it is great option, but for more family reasons, it doesn't worth it

Building 5 is the newest one, so we didn't have much of an issue, however, other buildings were having water loss. The building was newly done, and thankfully is the furthest from O2, so we really were kind of isolated from all the crazy things going on.

Please tell us about the good and bad aspects of living in your local area:

We rented in Building 5 for half of the year, and I must say that there are indeed pros and cons, depending on what floor you live on and what building. We were living on the 21st floor with an amazing view, indeed, an amazing design, which however wasn't really of the highest quality... Be ready that all walls will be in matt coating making it so easy to get dirty and scratched, so your deposit will be affected... The furniture was of the lowest quality possible, an uncomfortable mattress, which led to constant back pain, the water flow is hilarious if you have the dishwasher working, it is impossible to take a shower! 21 floor was saving a lot from all the noise coming from O2, but if you are lower, you will hear everything, like all drunk people after concerts, traffic, etc. We didn't really use any of the amenities, as it was almost impossible to book smth... Promised security was never a thing, for 6 months I have seen only 3 times the security guy, random people could get access to the building, parking, lots of stolen parcels and in general anti-social behaviour around the area. Cray bills, as you are stuck to one provider, Loka. In 6 months we never had a chance to properly enjoy the view, as windows were never cleaned, and during windy times it was quite scary, as the whole building was cracking... On the positive side, it is indeed a great option if have a pet, and you will get a great community around you. Living close to the station, lots of parks, restaurants, cafes, and amazing views. Property management was great, and whatever concern I had, was resolved. The concierge guys are amazing and always helpful.

Please share one thing (or more) which you wish you had known before you moved in:

We moved in with the most important aspect for us, which is security, which we were promised but never get, and that was one of the reasons we moved out.

What is the best feature of your home:

Security, nicely built home, quiet environment. We did get some, but still, it was bringing more uncertainty every month...

How to make UR better

Joyce (Owner)

Nov 2022

Apart from the things mentioned above, I have to say that I don’t like the gigantic headless Demon right next to B5. It may be a piece of art but not good for families. When seeing it I feel terrible. It also made me feel worse because residents were not notified before it moved here.

Please tell us about the good and bad aspects of living in your local area:

It’s a good community with lots of facilities. However, a problem is that we don’t have a proper supermarket to buy groceries nearby. The only Tesco is small and designed more for people who visit O2 rather than residents. We have to take tube to go to Canary Wharf for groceries. That’s really sad and inconvenient! Another need is to have our windows cleaned. It’s been three years and the windows never got cleaned.

How has the building management responded to any problems or issues you have raised:

The only issue I had was the toilet that couldn’t flush. I had to pay for the fix by myself because the building management said it was out of warranty.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I could know that a gigantic demon would be standing here.

Convenient Place to Live

Buildings have very futuristic design and infrastructure wise very well established. Gyms are a bit small but have all the necessary equipments. Building is managed properly, every problem(i.e. door stuck, lift not working etc.) usually solved within hours.

Please tell us about the good and bad aspects of living in your local area:

Amenities are very limited, there is no proper food serving restaurant around and tesco and co-op close by can run out of groceries quickly. Tube station is very close but if tube is down it’s impossible to find any other means of transportation.

How has the building management responded to any problems or issues you have raised:

They are fairly quick and helpful, most important them all is that they are kind.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d know about the roof terrace in 5th building which has a good afternoon view.

Great Community & River Views

The apartment design is better than most in the area, really nice kitchen and bathrooms. The facilities are good but sometimes the pool/steam room aren't working. The cinema rooms are great. Building management are okay, but some issues still persist like lobby security. Property management has been good, timely responses and things being fixed in a reasonable time frame. Best thing about the development is the community and the concierge staff, who are always friendly and helpful.

Please tell us about the good and bad aspects of living in your local area:

The Good: - Amazing views of the river, great walking path, really nice friendly community with a WhatsApp group for all residents, great staff/property management, brilliant concierge team who always try to help as best as they can, lots of events. The Not So Good: - Really small local Tesco which is always packed with tourists and people visiting the O2 - it's not big enough to provide for residents, restaurants not the best and always busy, one train line which can see thousands of people stream in on concert nights, security and safety need to be increased for the area, noise can sometimes be loud from construction in multiple areas.

How has the building management responded to any problems or issues you have raised:

Building management have responded to any issues I've raised in a timely manner.

Please share one thing (or more) which you wish you had known before you moved in:

No AC which was a massive problem this past summer. A lot more construction than I imagined which is very loud and happens at night too. The Cable Cars make a lot of noise with tannoy announcements every day, sometimes 100s of times a day.
