There are five buildings in the Upper Riverside development, with a unique design approach in each building. The development is only a 17-minute journey to Bond Street on the Jubilee Line. Upper Riverside buildings No.1, No.2, No.3, No.4 and No.5 are all buildings in the Upper Riverside development in Greenwich. No.4 Upper Riverside is a Build to Rent building. Residents across all five buildings can enjoy access to the resident's club for a range of facilities and amenities. If you are a couple, or sharing with friends, young professional, then it is great option, but for more family reasons, it doesn't worth it

Building 5 is the newest one, so we didn't have much of an issue, however, other buildings were having water loss. The building was newly done, and thankfully is the furthest from O2, so we really were kind of isolated from all the crazy things going on.

Please tell us about the good and bad aspects of living in your local area:

We rented in Building 5 for half of the year, and I must say that there are indeed pros and cons, depending on what floor you live on and what building. We were living on the 21st floor with an amazing view, indeed, an amazing design, which however wasn't really of the highest quality... Be ready that all walls will be in matt coating making it so easy to get dirty and scratched, so your deposit will be affected... The furniture was of the lowest quality possible, an uncomfortable mattress, which led to constant back pain, the water flow is hilarious if you have the dishwasher working, it is impossible to take a shower! 21 floor was saving a lot from all the noise coming from O2, but if you are lower, you will hear everything, like all drunk people after concerts, traffic, etc. We didn't really use any of the amenities, as it was almost impossible to book smth... Promised security was never a thing, for 6 months I have seen only 3 times the security guy, random people could get access to the building, parking, lots of stolen parcels and in general anti-social behaviour around the area. Cray bills, as you are stuck to one provider, Loka. In 6 months we never had a chance to properly enjoy the view, as windows were never cleaned, and during windy times it was quite scary, as the whole building was cracking... On the positive side, it is indeed a great option if have a pet, and you will get a great community around you. Living close to the station, lots of parks, restaurants, cafes, and amazing views. Property management was great, and whatever concern I had, was resolved. The concierge guys are amazing and always helpful.

We moved in with the most important aspect for us, which is security, which we were promised but never get, and that was one of the reasons we moved out.

What is the best feature of your home:

Security, nicely built home, quiet environment. We did get some, but still, it was bringing more uncertainty every month...

The design of the development deserves recognition, with its modern architecture and well-planned layouts creating an aesthetically pleasing environment. However, several aspects, particularly property management, have left much to be desired. For instance, unresponsiveness, failure to return deposits, and an overall lack of professionalism. These issues demonstrate a disregard for tenant rights and a lack of accountability. One of the most significant drawbacks of North Greenwich is its distance from the heart of London. This makes it inconvenient for those seeking the lively and dynamic city experience. While the Jubilee Line provides access to central London, the constant need to rely on public transportation becomes tiresome and time-consuming. Additionally, I've encountered safety concerns in North Greenwich. At times, the area can feel dangerous, especially during late hours. The lack of a visible police presence and adequate security measures has left me feeling uneasy and vulnerable. The commercial focus of the area is another disappointing aspect. It seems that profit-driven businesses take precedence over creating a thriving community environment. The lack of local independent shops, cafes, and cultural spaces further contributes to the area's overall lackluster atmosphere. Overall, my experience in North Greenwich has been underwhelming. The distance from London, the absence of a vibrant community, the excessive commercialization, and safety concerns have all played a part in my disappointment. I would advise those seeking an authentic London experience to consider other neighborhoods that offer a stronger sense of community and a safer environment. If you work in Canary Wharf , there are better properties in the area, otherwise stay in Bermondsey, it’s a vibrant and wonderful neighbourhood.

How has the building management responded to any problems or issues you have raised:

Unresponsive. it's essential for them to promptly and effectively address any problems or issues raised by residents. Responsive building management should prioritize open communication, actively listen to residents' concerns, and work towards finding satisfactory solutions. Timely response, proactive problem-solving, and clear communication are key qualities of effective building management. Unfortunately, it wasn’t my experience.

Please share one thing (or more) which you wish you had known before you moved in:

I have had a concerning experience with the building management in regards to their contractors' unauthorized use of body cameras. When I asked for details about what they had filmed while I was in the house, they outright refused to provide any information. Additionally, despite my complaints, the property management completely ignored my concerns and failed to address the issue appropriately. This lack of transparency and dismissive attitude towards residents' complaints is highly disappointing and raises serious privacy and trust issues.

The property is good and satisfying just the little problem with the fob system can be shady… instance I paid for a fob less than 6month the fob got broken and I was told by my property manager I need to pay another £25 for another fob and I need to return the broken one befor they give me a new one I strongly advice the Greenwhich Peninsula Property managers should strongly work on that is not done anywhere paying for low quality fob and still insisting I most return the old one I should return the old one and get free new one..

When they having event at the 02 it can be a bit to much when you are driving due to the unexpected traffic but overall it’s actually a good location with a beautiful development and many amenities

How has the building management responded to any problems or issues you have raised:

They building management are efficient and good but they need to keep the development more tidy the car park is always dirty

I expected less than I get in this area I didn’t see all this facility befor moving here

The building design is very modern and well made. Everything has been considered and executed accordingly. The gym is a fantastic facility, having a gym in our building is also really handy if you’re in a rush. The pool and main gym is luxurious and feels like you are in a high end hotel! Management is very professional and friendly and we always feel welcome into the building.

The O2 is incredible, having such a large range of shops only a few meters away is amazing. The convenience of the North Greenwich station is extremely helpful for travel. I would like to have seen more groceries stores in the close proximity, there is a Tesco but besides that you would need to find somewhere else.

How has the building management responded to any problems or issues you have raised:

We have not had any issues while staying at the apartment

Facilities and management are generally good. Good design within each apartment. Especially grateful for the good pacel hub service which I observed are very well used by the occupiers. With the completion of some of the ongoing developments, the general views from the apartments will be much better.

Please tell us about the good and bad aspects of living in your local area:

Location is tops! It's easy commute and close to literally anything you'll need - both amenities and space. Would be good if we could have a few visitor lots for our guests within the vicinity.

How has the building management responded to any problems or issues you have raised:

Not much help rendered when asked for help on the pin code access for guests.

Please share one thing (or more) which you wish you had known before you moved in:

There should be clearer communication on the BT fibre layout for the buildings. Would have saved us a lot of trouble of identifying a service provider.
