The design of the building is average, with problems with the toilet door locks, as well as lift usually out of service. The insulation is great, but some of the socket placing could be better. Property management is average and underwhelming sometimes with periods of no hot water on some occasions with little support and long waiting periods to resolve repairs.

Please tell us about the good and bad aspects of living in your local area:

The location is great with many shops and train stations to commute. The building has 2 entrances which is great. However, there have been significant issues with the lift which has been out of service almost every 2 weeks, as well as water service problems which have caused significant issues. In terms of bin collection and parking this is fine although parking sometimes is difficult to find and needs to be further out. The traffic noise is not a problem and house insulation is great, as well as the views.

How has the building management responded to any problems or issues you have raised:

Yes, but with significant delays when concerning hot water problems, and lift problems. Otherwise they are good at responding to repairs.

Please share one thing (or more) which you wish you had known before you moved in:

The water system, as well as hot water alternatives when facing these potential issues. Also heating as we need to be very vigilant on how we heat our homes.

The design of the building and, more specifically, of my flat is pretty good and well thought out. There is no concierge or gym on-site, which I used to see as a negative but now appreciate given the cost of the above. The property is managed well by a committed group of residents.

Excellent overall; area rapidly gentrifying with more and more new developments popping up all over the place.

Please share one thing (or more) which you wish you had known before you moved in:

Installing a proper shower screen turned out to not be a problem at all as all tiles are waterproof!

Please share one thing (or more) which you would change about your development:

I would probably come up with a common area where people can meet.

Elevator was always broken Management services were notoriously slow Should have incorporated concierge No gym Parcels were stolen Hallway got very hot in summer Took a very long time to sort the things like extra keys for parking After it rained heavy, you would have a bad smell come up through the building

Things like organising parking access were very slow. Responded to elevator issues very slowly

The development has been very well planned and on the whole the neighbours are respectful and considerate. I say on the whole as there is one household who can be antisocial at times but it's not constant, and I think you would get that anywhere. If there are issues, Peabody are usually quick to respond. The site team are amazing, if there's any maintenance work or repairs to be carried out, these are remedied very quickly.

Please tell us about the good and bad aspects of living in your local area:

It's an amazing location, stunning views of Canary Warf, which incidentally is just minutes away by DLR or walking. Surrounded by green spaces and the Limehouse Cut canal. Local amenities are great, it's very quiet. Although we have a park opposite it's not massively busy and is a great space to chill out in. Poplar Union is a very established community hub, providing a wide range of cultural events. On the whole, I absolutely love it here.

Please share one thing (or more) which you wish you had known before you moved in:

It's not a great area for parking, so maintenance people (plumbers, electricians etc.) visiting friends and family are going to have issues parking around here.

Please share one thing (or more) which you would change about your development:

The kitchen door was originally hung so it opened the wrong way, basically you could have been opening the door straight into someone taking something out of the oven. The developer remedied this but didn't change the position of the kitchen light switch, which is now behind the door. I wished that had been amended also.

The design is fantastic, i would have loved a window in the bathroom and kitchen. The lift breaks down frequently and it can be hard with a pram and young kids.. I wish the Housing Estate would be of more assistance with the dirty tenants and help combat this behaviour.

The good points about living in this development is that theres a beautiful view from the balcony. The front room is big and i love living here. I like the community decent schools nearby. Beautiful playground. A downside is that some of the tenants are dirty and leave their rubbish in communal areas.

Tips: you can only assess Internet providers and water from a select few companies. Water is pricey
