Great place to live

We love our flat, from the layout to the view. Some more storage would have been appreciated, for example under the bathroom sink. Also some materials are quite high maintenance (eg the matte kitchen cupboards). When we first moved in the management seemed confused with regards basics such as heating, internet providers etc and we had to do a lot of sorting out and research ourselves. However, now nearly two years in, everything is smooth and the staff are responsive if any issues. Love having the courtyard as well!

Please tell us about the good and bad aspects of living in your local area:

Very close to transport links, bars, restaurants and shops. Slightly far from open places. Road can get noisy (very close to police station, plus traffic 24/7) and dirty - windows, balcony etc get soiled. Some tenants are not the most mindful, littering in bin room and being noisy at night, leaving front door open etc

How has the building management responded to any problems or issues you have raised:

Initially confused but helpful. Now more knowledgeable and fast.

Great new build in a reasonably connected location

Design - overall well done, the communal garden is nice and all bedrooms are good sizes. The main flaw is that the wifi does not pass between the floors very well. Facilities - seem fine, there is bike storage and a nice communal outdoor area. The flat also has more than enough toilets and a balcony. Building/property management - overall seems fine, the communal garden seems to get occasional care and the windows get washed. Would be nice to have some communal events but that would be a bonus.

Please tell us about the good and bad aspects of living in your local area:

There are limited shops, takeaways and restaurants in the immediate vicinity however Peckham high street is reasonably close as is queens road Peckham. There were some issues with bin collections which was eventually resolved, but this did take a while. The location is close to queens road Peckham but the overground is not always reliable, it is not unusual for it to be unavailable. There seems to be lots of parking available in the building but it is not offered on a temporary basis, and it can be difficult to find street parking nearby.

How has the building management responded to any problems or issues you have raised:

Generally good, a person has been sent round to look at a shower problem when informed.

Please share one thing (or more) which you wish you had known before you moved in:

That the wifi doesn’t carry upstairs, the overground is not reliable.

Lovely but noisy

We are right on the queen's road which is a three lane busy road in Peckham. It's very noisy and in the summer we have to close the windows as would rather be hot than kept awake by traffic. Also this brings a lot of pollution and when left open the windows and sill have a lot of black build up on them. We also have a lot of problems with homeless people who have recently been getting into and sleeping in the bin rooms. The bin rooms themselves have seen some bad times where the tenants are using it as a dumping ground for anything (furniture etc) and the bin company decided that there were not going to collect until it was sorted. As a result that room now has a lot of mouse droppings and i expect this period where the room was FULL of rubbish contributed to this. The estate itself is well kept, and managed well by Joel. Whenever we've had a problem he has sorted it really quickly and with a friendly manner

Please tell us about the good and bad aspects of living in your local area:

Peckham queen's road has a lot of new restaurants and bars, it had a nice atmosphere despite being next to such a busy road. We have a sainsburys close (despite being quite expensive) and the locality of the train station is really helpful There is the Peckham pulse gym and library close too Queen's road has a bit of a problem with homelessness and noise. As well as school children looking for something to do which can contribute to noise.

How has the building management responded to any problems or issues you have raised:

Yes Joel has been brilliant. He has responded to me by email with quick and friendly results and has had solutions sorted in quick time.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew how loud it was here. There isn't much sense of community but it's not a major problem

Up and coming just needs a tiny bit more

I like the balcony because we can chill and it’s sun proof from other neighbours and spacious. I don’t like the slow response time for some problems like it took ages for our balcony door to get fixed. Overall though I like the flat because it’s a good location

I like the pubs that are local but I don’t like how it is the main road! Sainsburys is nice though and close to train

How has the building management responded to any problems or issues you have raised:

A bit slow to be honest like we had a broken balcony door for over a month…:

That this flat would be so hot in the evening!!!!!!!!

It could be cheaper, it’s very expensive The design is good with decent architecture and a nice big green garden. All the fittings are fairly solid for London anyway and anything that has broken in the house we have gotten fixed relatively quickly.

I love living in Peckham because it’s rough around the edges. There has been issues from a safety perspective with residents getting mugged, but this is a police matter.

How has the building management responded to any problems or issues you have raised:

Quickly except for issues with the bin storage and rubbish collection.

Please share one thing (or more) which you wish you had known before you moved in:

The prices increase year on year, by around 12% which is very high.
