Living at Botanica is great! The apartments are beautiful, with amazing views, and the building is always kept in top shape. The management is really friendly and quick to help when needed. Plus, having the trams nearby makes getting around super easy. Overall, it’s a comfortable and convenient place to live!

How has the building management responded to any problems or issues you have raised:

They provide fast solutions to all issues. everything was sorted in shot time

Please share one thing (or more) which you wish you had known before you moved in:

It has a good location and transport, but it's not the best for kids.

Please tell us about the good and bad aspects of living in your local area:

Living here is really convenient. There’s a Morrisons just 2 minutes away and a Greggs nearby which is super handy. There’s also a great restaurant and pub at the roundabout and They often have good vouchers and deals. The transport links are excellent making it easy to get around. The area is generally peaceful with no issues like traffic noise or anti social behavior. Bin collections are always on time, so no complaints there!

How has the building management responded to any problems or issues you have raised:

We had a bird get stuck behind the fridge cover shortly after moving in and the building management responded immediately to resolve the issue. Another time someone was parking in our space and they quickly took care of it. Their responsiveness has always been excellent.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the great coffee machine in the lobby before I moved in i wouldn’t have bothered buying my own! Now I just pop down for my morning coffee instead of using the one I bought.

The location is good and secluded with a lot of parks which is handy for dog owners and walkers too.

How has the building management responded to any problems or issues you have raised:

Our problems have been addressed within a short time.

Parking is expensive and also rent is charged differently with residents.

Please tell us about the good and bad aspects of living in your local area:

Good : - beryl bikes closer to property to get to stations. - Morrisons across the road - Greggs around the corner - Health clinic & pharmacy 5min walk away Bad as follows; - Opposite property still hasn't been cleared or tendered to. Bad view. -Bin collection days should be shared with residence to avoid having open windows on those days. - Constant weather flooding in car park. - Window cleaning could be more frequent due to bird poo. - Dogs should be allowed in the garden /bbq area when booking an event seeing as we allow pets to live here. - Car park gates should be locked & only accessible externally via residential fobs. - Need more investment in socialising aspect of living like other Cortland properties. - Retail space still not complete, is that still happening?

How has the building management responded to any problems or issues you have raised:

Sometimes i've had to chase up works. Other than the Oven door which was an emergency fix due to glass shattering.

Please share one thing (or more) which you wish you had known before you moved in:

That the view opposite would not be tended to and left as a dump site.

Please tell us about the good and bad aspects of living in your local area:

Nice area to live in, plenty of supermarkets and shops nearby. Easy access to public transport within walking distance. Street that I’m living on is nice and quiet with good civilised neighbours. Parking is easy to find. Waste and recycle bins are always available. Traffic noise is minimal.

How has the building management responded to any problems or issues you have raised:

Building management team have been great dealing with issues raised. Very happy with their work.

About visitors that can only park 3 hours free in Sainsbury
