Perfect luxurious life as promised

The interior of the apartment is just as they have promised . Just like in the photos given in the site. Furniture is so comfortable, appliamces brand new. Smart keys and central heating living here is truly luxurious .kids park is still under devloping.

Morrissons is just feets away and its perfect. public Transportation is horrible.but there are No traffic noises and pollition. Peaceful environment and friendly neighborhood

How has the building management responded to any problems or issues you have raised:

There were no any problems at the premises. Everything is excellent and brand new upholstery. Eventhough the company has given many avenues for us to inform any issues that might occur during the tenncy

Please share one thing (or more) which you wish you had known before you moved in:

The private bus arriva service horrible. Can not rely on the service. Transport is a major issue if we dont have private vehicle

Great place to live

Here they have 4 buildings and two buildings already open for residents. Other two are almost close to open. But very very slow development. Mine promised to give last year March and finally came on August. Property management is ok. Staff is friendly and helpful. Security in place. Bring me service is on. Parcel can deliver to conciege and we can collect back later. Wi-fi service is free. Energy company have some issue how they bill. I feel like they charging extra alot. Not happy with energy company.

Please tell us about the good and bad aspects of living in your local area:

Under Ground parking available, Morrisons super market is 1 minute walk. Primary school is 1 minute away. Have a Gym facility Meeting room and private party area. Location is very close to Cassiobury park. Have more green area. BBQ area is building in process. Have a bike storage. Have dog park. But still building in process. Very small children play area.

How has the building management responded to any problems or issues you have raised:

If any issues with repairs we can book via the mobile app and they respond on same day. Lot of things were fixed on same day for me. Very good service.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing specific. But wish I could know the exact location with public transportation methods.

The flats/apartments themselves are nice. The management has been very, very unresponsive. They have had issues with the builder that have added to their problems, but have done an extremely poor job of addressing resident concerns. It seems the management attitude it if you don’t like it then leave (if you can).

There is very, very little in the way of activities and access. The public transport is ok, but infrequent. The parking has had numerous issues including not providing the promised EV charging points. Outsource parking oversight to a third party who was dining anyone who even drove into the garage with out being Regis. There was no short grace period for delivery or pickup. That has been addressed, but residents are still having issues with previous fines. There has been a fair amount of anti-social behavior recently and the management’s response was that it was public space and there was little they could do about it. There is a dearth of local pubs and shopping.

How has the building management responded to any problems or issues you have raised:

Very poorly. In their defense their hands are tied with some of the builder issues, but seem very unwilling to communicate or address real and true resident concerns.

Please share one thing (or more) which you wish you had known before you moved in:

That there was issues with the builder that would delay the promised features that lead us to choosing this property.

Design of the building is nice and modern. Facilities: •gym needs more equipments, also needs to be cleaned more frequently. • barbecue are is still under construction •Green areas are good • Parking is available for a good amount of cars and it has a charging station

The good aspect: • pet friendly • newly built • clean and family friendly • has gym and cinema room • tenants activities time to time Bad aspects: • huge delays for completing full project as per the promised deadline (pet park is not finished, area between the buildings half of it available for use half closed) Inconvenience of going around to reach main building (concierge).

How has the building management responded to any problems or issues you have raised:

As of now for all our requests we didn’t get proper support and problem solving manners on time.

That construction will not be finished on time. We moved in last year in September, with promises that ongoing Construction will be finished within couple of months. It’s been almost a year and majority is still under constructions.

Potential to be a great community but with existing issues

Design: Beautifully designed building and flats, with high-end items if furnished. Amenities: Many issues faced with the constructor, with constant delays (e.g. dog park, coworking space and barbecue area not delivered yet, despite the building being open for almost 1 year; gym and lounge were 2 months delayed, media room was roughly 8 months delayed). Apart from that, when delivered, amenities are lovely. Cleaning and maintenance: Many issues were faced with cleaning and maintenance, such as sewage floods in the car park, but this was sorted. Some issues with cleaning still go on, such as not properly cleaning of ground floor (sometimes with a smell). Community: In general, people are extremely friendly and nice, but you find some problems, such as Morrisons trolleys left outside of the building, pizza boxes left out of bins and some people that do not clean up after their dogs. Management: Sometimes, management should speak more with residents to understand their needs and improve the community living. Because of all the issues we faced, they made a monetary goodwill gesture, which was nice, however they did not speak individually with residents to see their needs and problems - Instead, the only variable was the time living in the building. In summary, it has the potential to be a great community to live in, however at the moment, many issues are still been faced. For this reason, at the moment, it does not offer a good value for money.

Please tell us about the good and bad aspects of living in your local area:

Pros: Having a large Morrisons in front of the building is extremely convenient! Open spaces in the surrounding areas is very lovely. We’re less than 10 min walk from Cassiobury Park (very nice natural reserve), from Croxley Business Park and from the Moors. The community of residents that you build is lovely and people are generally quite friendly. Extremely pet friendly, which for us is a plus. Cons: There aren’t many nice restaurants and bars at a short walking distance (you should walk over 20 min to get to a nice pub in Croxley for example). In terms of transport links, the Underground is also roughly 20 min walk from the development and nearby buses are not so frequent.

How has the building management responded to any problems or issues you have raised:

They didn’t prioritise them, with so many issues going on.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that they were having issues with the contractor and that they could not promise dates to deliver the amenities.
