Beautiful home with EXTREMELY POOR PROPERTY MANAGEMENT!

Pros: -Beautiful design, quiet area, pet-friendly residence Cons: -Not many facilities offered here. We have a common playground and courtyard. -Monthly paid parking is extremely limited. -Extremely very poor property management. Once they have received money from you, they will ignore your concerns for as long as they can. It is extremely difficult for them to reply to an email from a resident, which can be very frustrating.

Please tell us about the good and bad aspects of living in your local area:

The building is very modern and beautiful, located next to the River Thames, offering the best view during sunrise. The apartment is equipped with high-spec and modern design features. Everything is excellent in terms of the apartment itself. However, there is a lack of parking available in this area. Since not all residents are allowed to have a parking space, it would be great to have a public bus stop nearby. The closest bus stop is at Gallions Reach, which is quite far away for some buildings; especially those who are on wheelchairs.

How has the building management responded to any problems or issues you have raised:

Very poor. They are very, very slow in handling things. They will not reply to your emails unless they want money from you. They won't pick up phone calls or get back to you later. The resident needs to chase every single thing and follow up frequently with no replies from them. They simply ignore all of your concerns and requests until the resident is fed up and gives up. The worst ever!

Please share one thing (or more) which you wish you had known before you moved in:

The houses/apartments are fine and absolutely stunning, but I wonder why the common gardens are not maintained; it hinders kids from playing in the garden and playgrounds, especially during summer, which is a waste. Once I moved here, I realized that the property management doesn't care about the residents' well-being at all. The staff hardly smile and are not friendly, as if you owe them something. The truth is, they owe us! If you are okay with very bad property management, then please go ahead. If you don't want headaches, please avoid dealing with this property management staff at all costs. They are useless and non-existence.

Good Area, in need of some improvements.

Good design and outdoor spaces. Building and property manage is unclear, for example, no clear contact to reach out to with problems like heating or water, etc.. Property management also very pet unfriendly, many green grass spaces outside are now not allowed to have dogs enter. Which is unfair to residents.

Good development and quiet. Would be nice to have a grocery shop in the development. There are a lot of empty spaces in the development. Parking is awful, not available to every flat even though there is always a lot of empty spaces.

How has the building management responded to any problems or issues you have raised:

I have raised one issue about the concierge and refusing to take packages. But I never received a reply.

Please share one thing (or more) which you wish you had known before you moved in:

Advertised as concierge in building, whereas that’s not true. Also, the doors to my building only work 20% of the time, the rest of the time anyone is able to enter as the closing mechanism is broken. So not as secure as I thought.

With its pros and cons, a good place to live

The design of the buildings lacks innovation and creativity, resulting in a rather monotonous aesthetic. Additionally, the management facilities, such as common areas and recreational spaces, are somewhat limited in terms of variety and functionality. While the management's efforts are visible, there is room for improvement in terms of design and more comprehensive amenities.

Please tell us about the good and bad aspects of living in your local area:

The development I am living in has its fair share of positives and negatives. On the positive side, the area is nice and clean with well-maintained parks in the neighborhood, providing a pleasant atmosphere for residents. However, the commute can be a bit of a hassle due to the long travel time and distance. The limited options of public transportation, mainly relying on the DLR, can be inconvenient, especially on weekends when it is not always running. Additionally, antisocial behavior is a frequent issue during weekends, but the management is making efforts to address this concern. Parking for guests is a big issue, as there are not enough parking spaces to accommodate all the demand. Overall, despite these drawbacks, the development offers a decent living experience.

How has the building management responded to any problems or issues you have raised:

They made a sincere effort, but their resources are quite limited, particularly in dealing with looters and partygoers.

The area is primarily inhabited by law-abiding citizens, although it experiences a higher crime rate compared to neighboring regions. Would realy wanted to know this before moving in

Good place, poorly managed

I am not an expert but building seem well designed overall despite the amount of glass creates a horrible heat during summer that seems like a big flaw on architectural planning. Building and property management is bad and inefficient:I receive more unnecessary emails about cars wrongly parked than actual updates on security shifts and changes

Property management could improve and is probably the weakest point: Gardens and common areas are barely maintained. Views and quiet living are amazing.

How has the building management responded to any problems or issues you have raised:

Poorly, we have had to chase on every single issue.

Not much but I am aware some neighbours are struggling with parking permits overall.
