The homes have a very modern design , big garden for our child to enjoy and a drive way for our car . The area is very quiet and secured . The problem is there is not much space for other cars to park especially when our family comes for a visit they barely have somewhere to park also the design of your fridge is way too small for a 3 people family

We live in a great location we have a wide rage of shops and schools around us that suits our family

They are always helpful any time we make a phone call they are here to help

The fridge is very small and when guests comes to visit us they have no one to park their car

Good but could be better as a company in maintenance

Design of our house is lovely , the facilities provided are great , the building and property management is woeful , we have reported our garden since October 2020 as if we have any rain it floods completely but still nothing done about it in July 2021 , our bathroom flooring was replaced on the 7th May due to a leak but they didn't seal it and it still hasn't been done yet , totally unacceptable, if I didn't pay my rent they would be straight on me !

Please tell us about the good and bad aspects of living in your local area:

Open spaces are lovely down the river , no restaurants street is lovely but very busy with vans and cars , we have 2 parking spaces so that's good , bin collection can be hit and miss , traffic is ok but can be loud from Albert royds Street

How has the building management responded to any problems or issues you have raised:

Yes and no as stated above major issues are unresolved and other jobs uncompleted

Please share one thing (or more) which you wish you had known before you moved in:

That we wouldn't have had a swamp of a garden 9 months after reporting it !

Hi Barrie, We're sorry to read your review- it sounds like you've been having a lot of issues with your garden. I am aware that the team were working through a list of garden inspections last year so if your garden hasn't been inspected then please contact your Asset Manager who can get this arranged for you. We are aware that like everyone across the country, some areas have much harder ground which is out of our control, but hopefully we can put in some extra measure to help if this hasn't already been sorted for you. In order to improve our customer experience we have made a lot of changes to our Asset Management and customer service teams, so you may have noticed some of your key contacts at Simple Life change since leaving this review. we really do hope that you have had a better experience since.

We knew the design of the house from the website. We like it. Having shower and bath tub in the bathroom is great. The kitchen is well designed and equipped. We are pleased with building management and property management. they responded very well to all our enquiries. Every things which needed to be fixed, they were well taking care of.

Happy to be here. local shops, barbers and post office in minutes. 5 min drive to Range, B&M, Asda

It is good it's close to motorway.

A Lovely Place to Live

The development is lovely. We’re lucky to have a house right in the middle, and it feels tucked away from the surrounding area which is very nice. This development in particular seems to have well spaced out houses, compared to some of the others. We don’t feel overlooked or like we are on top of our neighbours. The houses are built with lots of curb appeal, and this is only emphasised with the gardener who comes to maintain the front gardens (grass, shrubs and flowers). I feel confident that if we had any issues with our house/utilities these would be quickly rectified as getting in touch with our property manager is incredibly easy.

Please tell us about the good and bad aspects of living in your local area:

Lots of access to shops and restaurants, with a corner shop, take aways, and restaurants all within a minutes walk. Transport links are good, with both the tram and train close by, and regular busses just off main road. Living in our street is lovely, and all of the neighbours are friendly. You can’t hear any traffic from the main road. Parking can be problematic at times - even though every house has a driveway, lots of neighbours have transit vans for work, which tend to be parked in front of other houses.

How has the building management responded to any problems or issues you have raised:

Fantastically! We’ve only ever had very few issues (thankfully), but these have been sorted very quickly and efficiently.

How easy it would be to settle in. Everybody is so helpful and friendly.
