The development is good. The facilities are also good but the gym can do with more versatile machines. Building and property management are also very good. The design is good but I’m not a big fan of the tiles choice. The terrace is wonderful and the grill is a nice touch

Friendly people and a great community. The bad is that broad street is too noisy most times. Accessibility is quite good

When it comes to building management responding to issues, they have addressed my problems promptly and effectively.

Just how noisy broad street is most days. It’s quite uncomfortable at times

I’ve lived here a month and absolutely love it. Having looked at other buildings in both Brighton and Hove offering the “same” amenities, what Moda has to offer is above and beyond the others and the pricing at Moda is still relatively comparable to the others. Moda spent their money in the right place creating vast communal spaces that were finished with lots of style and to a high quality finish. Cinema room, communal lounge, co working space, games room, private dining room, gym, and multiple roof top decks (one with barbecue area equipped with grills, sinks and mini fridges… good luck finding that at any of the other buildings) It really has so much to offer. There is even an apartment available for resident friends and families to rent on a short term basis that receives access to all the same amenities and the pricing is much lower than some hotels in the area that don’t have near as much to offer. The concierge team is super friendly, personable, helpful and available 24/7. The maintenance team are quick to respond to any queries or issues and the resident app is super useful. I’ve been pleasantly surprised by the various resident events that have been hosted by management within the communal spaces even just within the month that I’ve lived here and we are told there will be more to come. The flats themselves are very nice and finished to a much higher standard than other buildings in the area with modern stylish kitchens and bathrooms and a full suite of Samsung appliances including washer/dryer in a separate large utility closet with additional storage. The furniture is also a much better quality than nearby furnished rentals in similar buildings whose furniture packages felt more like cheap pieces you’d find in uni halls or a student let. They’re comfortable and stylish and while the mattresses are firm, they’re a great quality and nothing that a memory foam mattress topper can’t fix if you like a bit more cushion. The TULU vending area has proven useful with multiples gadgets available to rent by the hour as well as drinks and snacks on offer (for a fee of course). The building feels very safe and secure and is in a relatively quiet area. Despite being close to the train tracks and station, you can’t hear much with the windows closed and even with them open (mine have pretty much been open 24/7 since moving in) the train noises nor the construction have been that disruptive. That said I’ve lived near a train line for the last 5 years so to a degree I think you just get used to it. All in, you get so much more for your money with Moda than anywhere else around. It’s been amazing so far and I’m looking forward to the next year of my tenancy and exploring everything they have to offer. Massive thank you again to the concierge team for being so great!???

Multiple supermarkets within walking distance, 5 min walk to Hove Station, bus stops just outside the development, 10 min walk to Church Road with lots of shops and restaurants, 15 min walk to the beach. Ample parking at the development as well as other parking options close by depending on your needs. Traffic on Sackville builds up around lunch time and end of the business day but never any trouble accessing the development.

The area is generally quiet which is nice as it never gets noisy in the evening, however if you want more “action” from bars and restaurants they are just a short walk or bus ride away.

I like living at Moda. There are lots of communal areas in the building which is nice to socialise with friends. I have made friends through the events that are held, like sports in the cinema. The outside space is good for pets. The grass currently is fenced off while it is fixed but this will be better for us when finished the dogs won't be as messy! Friendly people work here and like to be friendly to our pets.

Market is good for food and is close by. College students can be loud but this is not at night time.

How has the building management responded to any problems or issues you have raised:

I can speak with the ladies on the desk for help and I can email Ailsa and she will come and help quickly. You can speak to the staff on the app as well.

Please share one thing (or more) which you wish you had known before you moved in:

The bills are high but this is not Moda. Maybe Moda can look to change energy provider to help residents.

The design of the property is very modern and sophisticated. Everything appears to have been carefully chosen and put together. The apartments are kitted out with high spec appliances which are easy to clean. The building always smells amazing which always gives that hotel feeling.

Please tell us about the good and bad aspects of living in your local area:

The Lexington offers hotel living. There are lots of amenities from an outdoor space, BBQ, roof viewing terrace and many more. There is always something going on which you can get involved in.

How has the building management responded to any problems or issues you have raised:

The building management team have been excellent. Kadira assisted us through the process of reserving and viewing the Lexington and was always on hand to help with queries and support us. Dean helped us in relation to setting up our dog licence and always responded promptly. Sophie was great she helped with reporting maintenance and always got back to us quickly.

Please share one thing (or more) which you wish you had known before you moved in:

The air bnb style apartment. The building has a number of apartments which residents family and friends can rent for a period of time. we recently used this for family and they have a fantastic stay. The apartment was overlooking the water and was well decorated.

The entire team at the desk are wonderful. I can’t speak more highly of them. From my initial virtual tour with Ross, to my move in day, and to now settling in, the entire team - Ross, Mark, Ernest, Kieran, Catriona and Nicole, have all helped and are consistently on hand to help in any which way they can, always going above and beyond, and helping to make me feel welcome, safe and supported.

Everything from the building (including the amenities), the apartments, and the local area are fantastic! As a new tenant, my apartment is already feeling like home. Everything feels luxurious - from the furniture, floor-to-ceiling windows, rainfall shower - it’s all incredible!

How has the building management responded to any problems or issues you have raised:

As yet I haven’t raised any issues, but I have full confidence that they would be sorted promptly.

The local area is great, and not being from Glasgow I probably didn’t fully appreciate just what a fantastic location the building is in. Ross in particular has been wonderful in answering my queries regarding shopping etc, and is always on hand to offer help.
