Great property

Shariq (Tenant)

Hounsome Fields, RG23

It's a great property with various amenities, close access to schools and multiple supermarkets with lot of greenery. The locality is good as well with not very far distance from the train. Access to train station is quick and walkable. I recommended this to few ofu friends.

Amazing property with close access to the train station and plenty of supermarkets. Locality has lot of friendly neighbors.

BEWARE!!

BEWARE!! Massively overpriced and poor quality housing and really really poor service after purchase. You'll notice that the developers periodically put the prices up of the whole development, therefore artificially inflating housepricing overall. Advice for future buys: - Go way below the asking price. I got mine for £30k under the asking price (£360k instead of £390k) and to be honest I should have gone lower another £20k lower. - Don't listen to the nonsense and heartless pressure the sales team put you under. They are working to get their bonuses! I recommend saying that everytime they threaten to pull out you'll lower your offer by a couple of grand! And definitely drop your bid last minute. They are desperate to off-load stock for cashflow! - Don't sign off the initial faults list for a long time. They will pressure you to do this but don't. Once you sign it off, you can technically still get things fixed but it basically doesn't happen. We were given a weird vent with flaps which we didn't ask for, instead of the normal once, and it woke our two-year-old daughter up every time it was windy and they didn't fix it for three months. It took a lot of chasing from me and caused a lot of stress. - Bear in mind that Bovis couldn't care less about the quality of their product and service but are trying to rip you off as much as possible. - Be prepared for lots of things to break not long into living there and, once the two period period is up, for the costs to start adding up.

Please tell us about the good and bad aspects of living in your local area:

No care at all about the safety of children. Bovis isn't taking responsibility and because the roads haven't been adopted by the council, the necessary speed bumps and crossing haven't been put in and this has been the case for years. Plenty of cars are being broken into and parts stollen.

How has the building management responded to any problems or issues you have raised:

Every time we have raised an issue it has taken the best part of half a year to get any response and it has required a lot of chasing from me. Now, because it has taken them so long they are now not fixing issues as the two year warranty has passed. Hopeless. Factor in this extra cost to your bid!

Please share one thing (or more) which you wish you had known before you moved in:

You need to be ruthless with them overwise you will get walked over and ripped off.

Nice and quiet but with some issues

Dec 2022

The estate is nice looking with plenty of green spaces, so it doesn't feel too crowded. The playground seems well-managed and the roads are swept regularly. In winter time it can get very slippery since it doesn't get gritted. The houses seem to be built in a hurry. When taking the front off the bath we found both sand paper, leftover screw boxes and bin bags under it.

Please tell us about the good and bad aspects of living in your local area:

Nice and quiet place to live, but the phone signal is next to non-existent. The streets are too narrow for the volume of traffic and the number of cars parked along the road due to lacking off-road parking space.

How has the building management responded to any problems or issues you have raised:

We didn't buy the house from new and haven't reported any problems or issses so I can't comment on this.

Please share one thing (or more) which you wish you had known before you moved in:

The poor phone signal would have made us think twice about moving here.

Downside is the property management

Great location, short walk to town and tescos. Local shop, fish and chips and dominoes etc on the door step. Lovely area with some really lovely people. Lots of places to walk and parks for families. Downside is the property management, takes a while for any issues to be resolved and could of planned some of the rooms a bit better.

Nice quiet estate, awful entrance/exit though

SH (Tenant)

Crown Hill Gardens, CV31

Dec 2022

Mainly quiet estate, 2 nice little parks. However the entrance in is awful, no lights whatsoever making it extremely hard to enter and exit in the winter. Everyone comments on it. Took forever to install 2 dog poo bins and they are hardly ever emptied so constantly overflowing as the estate is full of dogs.

Please tell us about the good and bad aspects of living in your local area:

Nice village with great park for the kids and also an outdoor gym, local shop, hairdressers and pub. Bus links are awful though.

How has the building management responded to any problems or issues you have raised:

There is always a very long wait time for repairs.

Please share one thing (or more) which you wish you had known before you moved in:

As already stated the entrance/exit to the estate is horrendous, no lighting and people constantly miss it, as well as being difficult to get into the main road. No crossings at top of estate, children have to cross a very busy road to get home from schools. Traffic very fast.
