Completion impeded by COVID Pandemic

Large parts of the development are still currently the responsibility of Crest Nicholson (main developer) and have not been handed over to the Community Interest Company (CIC) to maintain. Crest have struggled to keep on top of things and progress the development during the COVID pandemic. Some things remain unfinished after quite a few years - e.g. roads still not surfaced, etc.

Please tell us about the good and bad aspects of living in your local area:

The village centre has a Sainsbury's and good coffee shop. There is a bus route which serves the development. We love the open spaces and the 'common' which acts as a green belt between this and other developments.

How has the building management responded to any problems or issues you have raised:

We had no major problems with our property and Bovis were good at fixing small snags.

Please share one thing (or more) which you wish you had known before you moved in:

We wish that there was a community centre - a Village Hall, or similar - we are still waiting for the pub to be built and there aren't many places where people can get together to socialise.

Tadpole - great for families.

In Tadpole people are friendly and there are lots of community activities that are organised by residents. The local schools (primary and secondary) are good. There is lots of open space and a nice 'green belt' between other previous developments which gives a 'village' feel.

Please tell us about the good and bad aspects of living in your local area:

Tadpole Garden Village is a great place to live. We have been here four years (as of 2021) - we have made lots of friends in the local community.

How has the building management responded to any problems or issues you have raised:

We did not have any major problems with the build of our Bovis house. There were quite a few small snagging things, as you might expect, but generally these were dealt with OK.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we had waited until the development was a little more progressed as some aspects of the overall plan have been altered since we moved here.

Lovely community, let down by Crest Nicholson

Crest Nicholson have been very poor since start 2020 in moving the overall development forward. There are lots of roads still not surfaced after 5 years, play areas which are missing equipment, etc. etc. Overall, a great community feel despite the poor overall management of the development by Crest Nicholson.

Please tell us about the good and bad aspects of living in your local area:

Bovids were very good during 2 year warranty period, but sadly after that and combined with the effects of the COVID pandemic there are large swathes of public areas of the development that have still not been finished by the main developer, Crest Nicholson.

How has the building management responded to any problems or issues you have raised:

Bovids were ultimately good at sorting out any issues, but we did more than once have to escalate to senior staff to get things fixed.

Please share one thing (or more) which you wish you had known before you moved in:

The main primary school (Tadpole) has waiting lists for all year groups, so if you have kids bear this in mind!

The building design is really good and what we wanted. The management team and property team almost don’t seem to care about you once you’ve moved in and you have to make a fuss to get things sorted. Overall we were lucky compared to some on the development. However we did have C*** written into our kitchen work too which had to be replaced as the building management passed the buck back to the suppliers. Funny how the kitchen board had been moved to cover the writing on a day they had access to the house and me and my partner were both at work.

Please tell us about the good and bad aspects of living in your local area:

The area itself is beautiful and in a perfect location for us. The range of shops and schools are perfect. We chose our plot due to the excellent parking however not all the houses have the same amount of space as us and we’re in one of the smaller 3 bed houses. Are neighbours our nice in our street and we have our own what’s app group. Bin collection is good if the builders aren’t in their way as a couple of collections haven’t been made due to access. We’ve lived here for over 4 years and the roads to the close aren’t even finished

How has the building management responded to any problems or issues you have raised:

Takes a long time and best to email as then you have confirmation that you discussed it otherwise they will deny any problems were ever raised

We’d have got a professional snagger and listed a lot more in the 2 years if we had got one.

great place to live, but let down by the developers!

The design of the village is generally really good, with lots of open spaces and paly areas for children to play. Some of the developers have let the area down by leaving 'building mess' around the area and lots of unfinished roads across the development. The biggest design fault is with miscommunication between Bovis homes and David Wilson. This has lead for a foul waste pumping station having to be install in the area between the 2 sites, directly opposites houses. As for Bovis homes as a developer, i would not recommend them. They are quick enough to take your money, by the after care is completely shocking. We had an issue (water leak under the house) and it took them months to sort it out. There seems to be no way to contact them by phone and emails are regularly ignored.

Good range of local shops, Sainsbury's local, barbers, hairdressers and coffee shop. A pub is currently being built and should be ready by summer 2022. Good transport links to town Centre and hospital. The parking around the village could be better as some of the roads are very narrow.

How has the building management responded to any problems or issues you have raised:

We were informed by Thames water that we had a leak, which they found coming from a pipe under the house. Bovis finally sent ground workers around after numerous emails over several months. The ground workers dug a 4 foot deep hole at the front of the property and found the leaking pipe. Weeks later they replaced the pipe, but left the hole. It took a further 5 emails begging them to fill the hole to stop children from falling in to it, for them to came round a fill it. The hole has now been filled, but we have been waiting 3 months for Bovis to sort out the landscaping they have dug up. Still no response from them.

Please share one thing (or more) which you wish you had known before you moved in:

In future I would choose a site with only one developer on it. I feel this would mitigate any issues we have suffered form miscommunication between them.
