The project is a joke moved here in 2020 and the building is far from finished they sell you a home with the promise of shops schools amenities free parking , then after a year or so , the management company raises the prices (double ) bearing in mind the project is unfinished .plus charge for parking space that apparently comes with the property I’d stay clear of I was you place is a joke

So most of the reviews are from 2021 , we are now 2024 and the development is still not finished what a joke Barrett’s where meant to finish the project but have give the last build part to another contractor. Took there money and left in other words , the property management company keep raising service charges especially when the project is not finished what are we paying for . Stay clear of this site if I was you

I wish I knew the project would take over five years and still not complete

Can’t really say look what the best feature is when I look out of the window I see a building site

Good design although park areas have taken a very long time to be opened, if they are at all. Building design is okay, but starting to lose their gleam as the rendering is weathering. Large number of unoccupied houses bought by investors that aren’t well looked after - if at all

Was great to start with - excellent facilities and the usual gleam of a new development but starting to change for the worse and showing its wear

Number of empty & rented properties not cared for are becoming an eyesore.

What is the best feature of your home:

Location and surrounding facilities are great with a good amount of open space.

Regrets! Poor estate management

Massages received from development manager "....service charge must be paid. The gym is included within the service charge costs whether you decide to use these facilities or not. " " a fob will not be provided unless you have an induction with Motive8."

Good location! Good interior design - Poor hot water system - Overly dense and congested environment within the premises. - Poor car parking

Nothing is more important than the estate management company, poor services must let you regret!

What is the best feature of your home:

SMART design is indeed a good idea and the energy saving concept is good but do i pay less, I'm not sure yet

VERY BAD MANAGEMENT COMPANY = GEM ESTATE, THEY ARE TAKING OUT MONEY WITHOUT MAINTAINING THE PROPERTY. The interior walls are getting eaten my mould, the door locks are continuously broken and when the elevator breaks, it stays broken for months on end. There is no noise or fly-tipping regulation - it looks like 3rd world out here and the general state of the place is bad to very bad. The apartments are lowest spec, water flow is low because of undersized pipes, you can hear the neighbours when they talk/walk in other flats...

Please tell us about the good and bad aspects of living in your local area:

poor to extremely poor, no trees, full of cars and motorcycles and the streets are not people-friendly. During the day we can't keep our windows open because of all the outside noise. There's very little choice to ordering food as the restaurants and bistros are not offering decent food. The walk to the shops/park is always stressful and involves crossing the same street 3-4 times. Absolutely non-liveable.

I wish I knew about the busy roads, the lack of pedestrian zones and the poor state of the building.

What is the best feature of your home:

The best feature is my entire apartment, the only place I find solace in the whole of DARTFORD

Good development, the flats are spacious, I found the after care customer service team to be fabulous. Snags got fixed really quickly. We had 0 delays on completion, flats were ready when they said they would be ready. Really well maintained development. some trees and new plants being planted and there is current work on a gym which is great

It's Harrow so there will not be a single brunch place in sight, however it's convenient and easy to travel to central so it's not a major issues. The development is very nice, very quiet thankfully, people seem polite. The flats are built to a high standard especially noise proofing, thankfully you cannot hear your neighbors that well. Construction noise is not as problematic as I thought it would be, and it's entirely manageable thanks to the high quality windows. funny enough, some issues are only with some other residents, not Barratt or the management company. I appreciate the management company reminding residents there is a no smoking policy in the communal areas of the building, too many people engage in anti social behaviour by doing this, not realizing they shouldn't force others to breathe their smoke. Pets are allowed which is a huge plus, no extra cost to apply for a permit.

there is no parking, but the problem stems form the council not allowing more parking spaces, nothing to do with developer.

What is the best feature of your home:

noise proof windows, nice minimalistic decor, well fitted kitchen, great balcony space, great and clean building, well organised maintaince of building.
