Well planned development and high quality

The development is a well planned but large housing estate which has provided an excellent place to live. The house is of good quality and designed very cleverly to suit the needs of day to day life. Any snags have been dealt with professionally and promptly.

Very convenient traffic connections to both M1 and M62 Nice and local feeling surrounding area with good walks and and small businesses

Please share one thing (or more) which you wish you had known before you moved in:

The development possibly plans to expand into the adjacent field. This had provisionally been suggested as a school or similar

What is the best feature of your home:

The best feature of the home is the environmental impact. The house’s inherent design helps to reduce water eg through tap aerators and stays very warm through the winter

Good design, well thought out layout Building management hard to contact sometimes Good facilities installed or equally easy to set up as space for all been thought through especially in kitchen E.g space for fridge, washer etc. few snags as expected with home build

Nice area, lots of local walks either 10 min drive away or on doorstep Good sense of community Convenient to motorway junctions Can be traffic at busy times on main road by estate junction

Some snags with the house that you don’t notice when first move in. Make sure to keep note and report anything

What is the best feature of your home:

I think the location is great between cities and also near motorway junction which is so helpful to be able to travel anywhere whether for work or for pleasure

Great house with bad garden

The dwellings are not too crowded with proper sized and shaped garden. But developer normally has not done a great work with gardens. Mine is uneven and bumpy. But developer only agrees to soils and reseed. In some case, re-turf of the gardens could be arranged and rubbles would be found once the old turf is removed.

Please tell us about the good and bad aspects of living in your local area:

It closes to local amenities, such as Tesco Express, butchers shop, barbershop, bars, post office etc. it feels safe even at nighttime.

Please share one thing (or more) which you wish you had known before you moved in:

Best to move in before the turf is laid so that you get a chance to clear out the rubble from the garden

What is the best feature of your home:

A south facing garden with plenty of sunlight. Just wish it’s more even.

I think the design of the development is quite good. It’s very spacious and evenly distributed. It’s not yet complete but still looks good. The property management is okay, however if you need any help from the after care team they require a LOT of chasing up and aren’t very easy to get hold of

Please tell us about the good and bad aspects of living in your local area:

Local shops & pubs are great. There’s lovely takeaways literally a stone throw away. I’m not sure about public transport as I don’t use it but usually see busses up and down the main road so seems okay. Parking is fine, every home has a parking spot. Bin collections are fine where I am. No traffic noise apart from if there’s ever an emergency vehicle. The anti-social behaviour seems to be calming down but we did have issues where people were breaking into the building site which was disappointing and scary

Please share one thing (or more) which you wish you had known before you moved in:

I wish we were allowed to look around the front and back before we agreed to purchase. We were informed we backed onto lots of greenery but we are backed onto a huge mess which is still to be sorted

What is the best feature of your home:

Unlike most new builds, I’ve found things are very sturdy. The door frames and walls etc.

Garden issues!

The house is a good build however we have had major issues with our garden, 11 months since moving in we are still waiting for our garden to be rectified - our turf was laid on top of rubble meaning it’s completely dead! The internal snags we have faced have all been sorted in a timely manner.

Please tell us about the good and bad aspects of living in your local area:

The location of the area is perfect, excellent transport links to two major UK motorways. Our street is busy, often crowded with work vehicles. Bin collections have been problematic on numerous occasions due to road access.

Please share one thing (or more) which you wish you had known before you moved in:

You need to keep on top of your snags, it may seem like your nagging but things won’t get sorted if you don’t push!

What is the best feature of your home:

The house is a great build for energy saving, we have found it to retain heat excellently!
