Good building and flat layout

The building is currently managed by the Camden Council which is not great and the transition could have been smoother. There's still no air conditioning/heating at the reception which is not the best environment for our concierges, which are incredible, to be in.

Please tell us about the good and bad aspects of living in your local area:

No budget supermarkets around, which would be very useful, however, there's Waitrose in Coal Drops Yard and a Sainsbury's Local downstairs if you need anything. 390 and 274 are the easiest buses to catch in the area

How has the building management responded to any problems or issues you have raised:

We couldn't be happier with our landlord who is always so prompt to assist us with anything we need.

Please share one thing (or more) which you wish you had known before you moved in:

There's Community Fibre in the building, which is fantastic and gives you super fast internet at a reasonable price.

Don’t fall for the outwardly appearance

Where do I even start- we moved to XY Air in July 2021. The apartment looked in really good condition, freshly painted, good amenities and spacious 2 bedroom flat. We were so excited to be here. However, our excitement was so short lived. In August, we stared noticing dampness on the walls in the living room and signs of leak were visible. We contacted our agent, who asked us to contact Camden Repairs directly and thus began the most tiresome months of our lives. After contacting Camden repairs multiple times to flag them about a leakage, we were finally given an appointment to visit the flat in November. By the time it was November, the flat was literally in a derelict condition. The leak had caused all the walls to cave in and flooring started buckling and came off due to the water seeping into it. Finally, in November the plumber fixed the leak however the apartment was in bad condition. We have been trying to contact Camden repairs every single since then to try and have someone replaster the walls and put new flooring but without any luck. While those issues are the biggest, the apartment itself has multiple small issues that are frustrating to deal with. -The windows don’t seal properly allowing loads of flies to come in the apartment. -In summer, the apartment gets tooo hot. -In winter the heating hasn’t been working in one of the rooms and Camden repairs can’t bother fixing it so sent us replacement portable heaters which just aren’t as effective. -The lifts breakdown very often in the building. Overall, the excitement of living in Central London, in such a great location has paled in comparison to the everyday problems we have had to deal with. The only positive here is that the reception staff is super helpful, really friendly and really good with handling all the parcels that come in!

Please tell us about the good and bad aspects of living in your local area:

Close to Kings Cross and Camden. Excellent transport links Sainsburys local right next door and Waitrose a bit closer. Area being developed massively so looks a bit rubbish right now but in the future has great potential. Doesn’t feel too safe at night Can be very loud, especially because of the club right opposite. No issues with other building members or tenants. Excellent reception staff.

How has the building management responded to any problems or issues you have raised:

The property agent has been awful at responding to any issues and has been of no help. The repair company is a nightmare to deal with.

Please share one thing (or more) which you wish you had known before you moved in:

Egg London next door which means it can get very noisy if the windows are open in the flat.

The development is very sleek and modern - particularly the kitchen fittings which are wonderful and highly regarded by my partner who is a professional chef. The building is well-managed by the concierge team who are very friendly and approachable. They are keen to assist you on any queries which have been a tremendous help. Only issue we are experiencing is that BT does not provide good coverage in the building - we were downgraded to 6-20mbps which is a considerable amount given that we were on 60mbps in our previous home. We hope that BT will provide better coverage in the near future. No further comments as we wouldn't change anything about the development itself.

Please tell us about the good and bad aspects of living in your local area:

There is a small Sainsbury's Local less than a minute walk from our building which is very convenient to grab any quick necessities. The closest large grocery shops are situated a short bus/tube journey away. There is a 390 bus right outside our building which conveniently takes you straight to Kings Cross station and/or Oxford Street. Egg, a nightclub, is on the opposite side of the road and I heard it's loud for some residents during Fri/Sat. However, my flat faces away from that direction so we can't hear it. I haven't seen many options for parking, though we don't require it. No issues with anti-social behaviour so far.

How has the building management responded to any problems or issues you have raised:

N/A - no problems so far. The building management and our landlord have been superb and very friendly.

Please share one thing (or more) which you wish you had known before you moved in:

Do a bit more research / enquiries regarding the internet. If you are used to fast broadband, the building may not (yet) be equipped to provide you with good coverage.

Great flat, developing area

I like the flat. The conceirge is great as are the cleaners etc. The actual management is poor though. Our service charge calculation is often late and wrong and Savills/Camden dont seem to care too much about fixing it. I dont think it's a bad service i just think we pay too much for it.

Please tell us about the good and bad aspects of living in your local area:

Views and aspect are spectacular. Main issue is the Islington side of the road opposite the block is suffering from under investment and not benefiting from the KX regeneration. Looks like its might be slowly changing but is a shame. And it can be really loud here.

How has the building management responded to any problems or issues you have raised:

Initial snagging was prompt. Main issue was when Camden council took over. Then we saw the inevitable dip in service.

Please share one thing (or more) which you wish you had known before you moved in:

I think it's a better development now than when we moved in. There's new businesses opening up around here which should develop the community further.

* The building design is modern and the design of the flats is space efficient. * The view from the south-facing flats is stunning. * The property is properly managed, facilities properly and frequently cleaned. * Waste room is organised and cleaned every day. * Reception team is super friendly and efficient.

* Shops are located quite far. There's a Sainsbury's Local downstairs though. * Quite far from any Underground and Overground lines. There's a 390 bus stop in front of the building and takes you to King's Cross area.

How has the building management responded to any problems or issues you have raised:

I have had no problems so far. The management and reception team are efficient.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that there are barely no shops nearby.
