The Reserve is a Higgins Homes development built on the site of the old Britannia Nurseries. The development offers a mix of three, four and five bedroom homes. Lea Valley Regional park is on the doorstep, which boasts a mix of gardens, lakes and riverside trails. Additionally, London Liverpool Street is under 30 minutes by train. Also, Waltham Cross high street is just nine minutes away with a selection of shops, cafes and restaurants.

Quiet and relaxing place tucked away 5 mins from town centre

The design is modern and pleasing to the eye. The houses are of 2 sizes and types. The outside space is very nice for a walk around the balancing ponds. All the houses are detached with parking and garage accessible from the garden and side gate to the drive. There’s plenty of usb points inside. Some residents have had trouble with windows and doors swelling in the heat and unable to close. These have been replaced or fixed during the snagging period it seems. The shower heads are fixed making cleaning the showers difficult but these can be easily changed. If you live opposite the park your view is amazing with foxes, deer and ducks and geese visiting.

Please tell us about the good and bad aspects of living in your local area:

There’s lots of shops, schools and station very close. Easy reach of M25. Smack bang right on Lea valley park and Whitewater Rafting centre is next door. There’s lots of green area and 2 pleasant natural balancing ponds. The kids enjoy the small play park. Traffic in WX can be busy at times but on the whole not a problem. There is no traffic noise to speak of. Bin collections are reliable. Although there is extra visitor parking you have to buy permits to use them. The drive is long and can fit 3 cars. Downside is you have to get them all out to get the first one in out. As parking on the road is not allowed you may get a ticket while doing this, I did. That’s nothing to do with the build, but the landowners choice. The garden is a great size and there’s plenty of lush foliage around the development. All in all a super place to live, it’s hidden away and I call it Waltham Cross best kept secret!

Easy access to major roads and town centre is excellent

What is the best feature of your home:

Its position on the development is fabulous. Plenty of wildlife to observe and green space

We waited a long time for our specific plot to become available as we were set on the location on the site. It is very private and we have a huge garden for what is a new development. The scandi design of the properties are unique and in keeping with the green spaces. The house is well designed and we love our choice.

Please tell us about the good and bad aspects of living in your local area:

The Reserve was built in a fantastic location and this is the main reason we chose to buy here. We can get into the City in 30 minutes, Stratford in 20 and onto the M25 in 5 ! Having great transport links was very important to us. Having Lee Valley Park on our doorstep was a massive plus! This has been incredible for local walks and getting out. The town itself is run down and not attractive but the benefits of living on the development outweighed this for us and we understand the town is being developed.

I would have appreciated more information about the local area, schools and proposed developments.

What is the best feature of your home:

Stunning location with great transport links, a stone throw away from London.

Great design, spacious building

The design is great which allows one to take a walk around the estate without having to leave it. . The rooms are Very spacious. With the ensures as a bonus The amenities such as petrol stations, shops, etc are conveniently located. Don’t hear h from the management company. Would be nice to get e regular updates.

Amenities are conveniently situated nearby. The anti social behaviour from some of the homes in the social housing section is a problem. Noticeably an increase in the number of times the police had to be called. The children from these homes cause chaos by going into private property. Ringing doorbells and running away, stopping cars in the middle of the road.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing really. Apart from the anti social behaviour everything is great. Nice and quiet.

What is the best feature of your home:

The bedrooms as they are very spacious. The large windows allow a lot of light through which is great in the winter.

think everything is ok, I would like the living room to be made of windows only, the front side to be a little more open plan and the bedrooms to be a little bigger to put a TV, or in front of the bed a little more sockets in the house and you can hear a lot through the walls, I think the house would be more isolated

I'm very happy with everything I think is OK like this .I like the park ,street house neighbours evrething

Design is good for us. Facilities okay, . Do now what the property management does. They promised us at the beginning a road to the lakes but until now it is not completed even not started. Parking is good for us, nice location. We are happy with our purchase.

Good transport, near to the station. Shopping centre is very close. Quite. Overall, we are happy. Downside: playground too small and not enough or age suitable plays there.

Heating system is not easy to operate. Once I start heating can not manage kitchen heating . It is always on with other rooms.

Location, quiet place, development. Like inside design
