The biggest downside is the lack of finished roads

The estate is lovely. The biggest downside is the lack of finished roads and paths on streets which have been finished for over a year. There doesn’t seem to be a lot of prioritising on finishing project which have been already started. Makes the estate look almost scruffy.

Please tell us about the good and bad aspects of living in your local area:

There are no shops in the 5 minute drive range however being close to Derby Road will connect you to chesterfield and clay cross very quickly. The reserve and field are really good for dog walking however this also causes a problem with people parking on the roads blocking access for locals.

Please share one thing (or more) which you wish you had known before you moved in:

The finishing touches don’t seem to be a priority and it almost feels like no one takes pride in their work anymore.

What is the best feature of your home:

We fell in love with the big floor to ceiling windows around the house.

Design of home are great - compact but spacious. Property has been managed well since my move. Any issues are addressed promptly by management. It would be nice to have more local facilities on the estate as you have to drive everywhere for basic shopping, pharmacy, medical services, coffee, etc.

Please tell us about the good and bad aspects of living in your local area:

There does need to be more amenities close by but the park across the road is breathtakingly beautiful

Please share one thing (or more) which you wish you had known before you moved in:

The local football club that park on our street occasionally would have been good to know about.

What is the best feature of your home:

The view is gorgeous and my layout is unique with a kitchen/bay in the front of the house.

the design and building is really good i like the design of the house because it has alot of living space to chill and the kitchen is big making to easier to move around garden is a good size also the paved garden area is good for fire pits and barbeques

The area is nice and has a nature park nearby also it has a pub down the road and one of the issues is theres not many shops in walking distance

i wish i knew that not many shops was nearby before i moved in

Great development and excellent quality finishing on the houses. Only issue is getting in touch with the site/sales staff did prove tricky with queries after we moved in - responses were often non existent or very slow

We could do with a closer convenience store as there is not one that close to the development. All other aspects such as noise/parking are great

Council tax banding - we had expected to be D as similar houses with same size and higher value in other developments were however we were then told it would be E, we did appeal but this was unsuccessful. It would have been useful to be given some guidance on this before hand to help plan budgeting

What is the best feature of your home:

Good garden size, great level of appliances/features included as standard where as they were all upgrades with other developers

Our first home

We have had extreme difficulties contacting management about are snagging! This is still on going nearly a year after we have moved in. After sending the list of defects off we had a few bits sorted in the first 3 months but since then we really struggled getting anything else done. Even after some people came to do a site viewing in February we've heard nothing back. We've had work men turn up to do jobs we haven't booked in, jobs that don't exist and most annoying to do a job that we've had conformation about for instance are patio doors need replacing for them to trun up to do are patio vents... This has happened on too many occasions. Even when we have booked time off work and to arrange a dog sitter the work men turn up to do a different job! We get no reply on emails and the on site office haven't been useful. So this is getting really frustrating and leaving us out of pocket.. The garden! When we first got the keys to the house the grass was completely over grown! Around 4f tall. So that didn't give us the best start. We had the most horrendous draining problem. Water just sat on top and wouldn't go anywhere making the garden into a bog. When we had the house view from tilia they blamed the dog!!! We decided to sort the garden out are selves and found loads of rubbish under the grass from broken patio slabs to bits of pipe and scrap metal. We fine it quite hard to come to the conclusion that this is our dogs fault. With the finish to the house it just needs a better quality paint as the one we have marks so easily. We really would like someone to get in contact with us.

Please tell us about the good and bad aspects of living in your local area:

We have been in are new house just under a year now and we absolutely love are first home. The area is nice and open, a fantastic pub up the road and we love walking are German Shepherd on the nature reserve what's a stones throw away. Are neighbours are friendly and extremely helpful, especially round Christmas with taking each others parcels in when we are out. To get home down Derby Road can get busy especially on rush hour with traffic, but to say we are off a main road we are tucked out the way making it very quiet and peaceful. The only thing it can get busy with is peoples parked cars. Even though we all have drives it can be like a slalom getting round cars and the roads in the estate don't seem wide enough for 2 cars ether side. Other than that we love are house and the home we have made it.

Please share one thing (or more) which you wish you had known before you moved in:

I would of been nice if we could of chosen the interior but the house was already built but we like the modern bright feel to the house. We did loose money with our solicitors. As the ones we had wasn't on the housing developers list of solicitors they use so we had to change part way through. No one told us about this so it would of been helpful.

What is the best feature of your home:

We love the open plan and how bright the house is. The ensuite is brilliant and the patio doors onto the garden is lovely in summer
