Beautiful Apartments, Critically Mismanaged

Unfortunately the building cut corners, and the management company has zero interest in addressing them. You'll be living with 1 of the 3 lifts working year round, which in a 36-story building, starts to feel like you're in a prison before long. You'll also have no recourse to do anything about it, because the building manager is a complete joke.

Please tell us about the good and bad aspects of living in your local area:

The location is unparalleled. There are shops, restaurants, and bars in the immediate vicinity. But there's also a demolition happening opposite, so good luck sleeping in past 8am, when they start compacting the earth.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I'd known my landlord would never respond to any request for repairs

What is the best feature of your home:

The views are very good, and there's a lot of usable space in the apartment.

Good - Development is safe because you need a fob to enter and usually there is someone at concierge - Concierge collecting parcels is very convenient - The gym is very decent - The rooftop is nice - The communal areas are kept clean Bad - Concierge is often absent from the desk, especially in the evenings - Some concierge staff are unhelpful or rude - Treadmill in gym has been broken for months - Wifi in gym has been broken for months - Lift breaks very frequently

Good - Stratford Shopping Centre and Westfield provide enough shops, restaurants etc. - Stratford station is very well connected Bad - Plenty of anti-social/problematic people around Stratford.

How has the building management responded to any problems or issues you have raised:

When I told concierge that the lounge wifi was broken they responded "No one else has reported that, I don't think it's broken", instead of helping me. When I reported to concierge that the treadmill was broken I was told that the company that manages the gym equipment had been informed but it was out of management's control when the equipment would be fixed.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I'd known that the parking lot behind the development is often noisy in the night, especially during the warmer months. People can loiter there and play loud music in their cars.

Generally great building but R&R has a bad reputation

Great facilities in that it has a residents lounge, concierge, bike storage and gym. However the gym could do with another bench, bar bell and a cable machine instead of the techno gym. The roof terraces are lacking a lot of room for living plants with the odd use of fake grass around.

It’s very conveniently located next to Stratford transport hubs. Very close to lots of shops and restaurants so there is always something going on. The intersection is busy but noise is sufficiently blocked by double glazing.

How has the building management responded to any problems or issues you have raised:

We cannot get a service bill until land registry transfer goes through 4-5 months after we move in. This reduces our visibility of costa which is ridiculous you can’t register that we own the place through other means. Estate manager has been open to us starting an informal residents committee.

Please share one thing (or more) which you wish you had known before you moved in:

Insight individually monitored heating in flats. This is a good thing but it certainly made me surprised at the ridiculously high heating bill for the communal areas that we had seen on previous annual statements.

Great Building To Live In

I love the design of this building and of my apartment too. Building management are friendly and helpful particularly with deliveries. The view from the 36 floor is stunning and you can see the whole of London. There’s a gym and lounge too but strangely, I do not use it much.

Please tell us about the good and bad aspects of living in your local area:

I enjoy the easy accessibility to various stores and the train station is a gem! There’s some traffic noise, sirens etc. but if you close your window, you can’t hear anything. Stratford can also be dirty and have interesting characters.

How has the building management responded to any problems or issues you have raised:

Building management have always helped when I needed it and I’ve had not issues with them.

Please share one thing (or more) which you wish you had known before you moved in:

Try the appliances, water, heating, lights etc. before signing the lease.

Great building and hands on management. l am very glad with my decisions and the value I get out of the apartment which came fully furnished. What more can I say? I absolutely love the place. The amenities are more than enough to meet the needs I had in mind.

I’m a new mover from out of town and I just love the location, the maintenance of the facilities and the price point.

How has the building management responded to any problems or issues you have raised:

Never had an issue with the landlord. The management is always responsible and responsive.

Please share one thing (or more) which you wish you had known before you moved in:

Loved the location. The apartment was bigger than it looked in pictures.
